What better way to introduce a home, as well as peruse artwork by than an art themed party? Recently at 45 Lispenard Street 6E, listed at $2.4 Million brought the life of Miami Art Basel into Tribeca, curated by the residential real estate team at Stribling & Associates, Ltd.
The 1,800 SF loft hosted an exclusive viewing of large artworks by Julia Ryan, a visual artist whose works were featured in galleries in Los Angeles and New York.
Julia's work originates from an original photo which is then manipulated to create ultimate contrast and saturation. Her work has appeared on the cover of Paper Magazine featuring songstress Nicki Minaj, as well as in galleries across New York and Los Angeles.

We know it’s easy to forget about sleeping in the midst of stress, especially as the end of year deadlines come around. But, it’s important to remember to prioritize personal health, especially when you feel a cold coming on. When you’re tired, your body doesn’t fight infections as well, making them infinitely harder to combat.
Need an excuse to push yourself on that impossible diet? Use this - your body fights infections better when it has a well-built immune system. Eating healthier foods, from fruits to proteins, helps your body fight infections before they become an issue.
It’s easy to remember to sanitize your hands, but it’s far more difficult to remember to clean the spaces around you. Desks, computer keyboards and purses are hotspots for germs but don’t forget about smaller spaces, from doorknobs to sink handles.
We’re all far too familiar with the common tip for washing your hands, but it’s significantly more difficult to remember to actually wash them well. Read MoreWith each year we have at least one occasion to camp out in front of Apple stores, or at least it feels that way with a new IPhone seeing release each year since 2007 saw the original IPhone come out. As with all things ten years old, we’re beginning to see some startling changes. Apple is looking to make the IPhone X set the tone not just for the next few releases but the whole next generation of IPhones. Which has me a little bit worried. Sure apple products have always asked you to adjust to them a bit, but the new IPhone asks what could be for some a little too much. Yes Apple is asking you to adjust to spending a significantly larger amount of money for their products. So is it actually worth it to buy the IPhone X?
Personally I would say no, common sense seems to say save $200 dollars and get the IPhone 8, which is still a brand new IPhone. The IPhone X and 8 have the same iOS 11 operating system, and under the hood both phones have identical software so there won’t be any difference in performance either. They have the same A11 chips, and even the front facing cameras are functionally identical. Plus the IPhone X has different dimensions to your current model which means you also would need to get a new case, and getting a new case is highly recommended as the IPhone X has been dubbed by some gadget warranty companies as “the most breakable iPhone we’ve ever tested.” Combine that with the astronomical costs of repairing the screen ($279) or glass back ($549) to make the thought of not having a case for any period of time stressful. I mean dropping your phone is always unpleasant but this is ridiculous.
Everything isn’t bad though, what really differentiates the new IPhone from the old IPhone is what new tricks Apple can make the X do. Most noticeable of these is the Face ID feature. Which is the new system for unlocking your phone, it’s really what the whole phone is designed around since they got rid of the home button. The Face ID system is housed in a notch at the top of the screen, something we’ll come back to later because there is a lot to say about it, and now just by holding your phone up to your face you can be in. Whenever the phone is activated an IR light turns on in the notch and if the IR camera in the notch detects a face a dot projector flashes a few thousand dots onto your face to create a depth map of it. Setting up the Face ID system is also very user friendly, the phone displays a circular border around your face, and you move around until that circle turns green. Over time the depth map of your face will become more detailed and the system should become better at recognizing you as well. Best of all gradual changes will be kept track of so growing a beard won’t result in you needing to set up the whole system again. You also use Face ID for Apple Pay just double click the side button, authenticate, and then hold the phone to the reader.
The final use for the Face ID system is the new Animoji feature. Which is sure to please young and old alike, as finally when someone sends you a smiley emoji you can know that they really had to smile to send it. Essentially what it does is make a short video clip of your face, recreating facial and eye movements in the form of cute emoji characters. I’m partial to the panda, but there are all kinds of animals and even the poop emoji, because of course they would include the poop emoji.
The iPhone X also switches from an LCD screen to an OLED screen. Which is great, OLED’s have a much nicer range of blacks seeing as how OLED’s can actually turn off individual pixels, something LCD’s simply can’t do. However as with all OLED screens the iPhone X has some color shift when tilted, not a big deal, but definitely noticeable if you look for it. If I had to take a guess as to why the iPhone X is so much more expensive than the 8 this would be it, but the effect of this wonderful new screen is spoiled a little bit by the previously mentioned notch at the top of the screen. It really messes with apps and videos on the X. This will probably improve with time, as apps are updated to take the change in screen shape into account, but currently things can get a little buggy. When watching videos you’ll either get black bars on the sides of the video or you’ll have to deal with a part of your video being played underneath the notch as the expands as if it wasn’t there.
So the question you need to ask yourself when you consider buying the iPhone X is “is Face ID and dimmer blacks worth $200?” They say OLED screens will become cheaper in the future, and I would think it smarter to wait till then to get an iPhone featuring one, as the average person probably won’t care too much about the difference in display. However if you’re a diehard Apple fan and you aren’t afraid of spending a little cash to stay on the cutting edge, then you should absolutely get the X.

If you haven’t done it yet, it’s time to take all the summer and autumn clothes out of your closet and make room for cosier and thicker clothes in order to adjust to the cold and windy weather that’s approaching. Winter is here, and while we might be longing for the summer again, at least the season in which we can wear our favourite sweaters, jackets and socks while drinking hot chocolate or eggnog is here. So, with this in mind, what are the essentials for your winter wardrobe?
Forget about all the floral and colourful t-shirts (and shirts) you were rocking until now. Winter dictates simple and monochromatic t-shirts and shirts, without any patterns or eccentric prints. Why? Since you will likely be dressing in many layers, the best way to combine different t-shirts with pants and sweaters is if you had only minimalistic t-shirts. That way, you will be able to wear the same t-shirt more times this winter, without looking like you have nothing else to wear. Moreover, the minimalistic approach is very trendy now, so start your car and go get yourself simple tees in beige, brown, black or white.
Many make the mistake of wearing sneakers and summer footwear during winter. It doesn’t matter if it’s not raining or not very cold, summer footwear is called that for a reason. Since many people say that shoes make the first impression on them, having leather shoes will definitely enhance how people perceive you. Choose brown shoes – you won’t be in the wrong. If you want to add a nice, urban twist to your wardrobe, try ankle boots as they are very trendy nowadays. Not only does this design look good on you, but this height will keep you warm and protect you from the cold weather. However, if the weather is dry, you could perhaps pull off sneakers – but make sure they are white, simple, and not flannel.
As The Neighborhood says, “let me hold both your hands in the holes of my sweater”. And if you want to do this, then you’ll need very beautiful and comfortable sweaters, right? As it is the case with t-shirts, the best sweaters you could have are monochromatic, due to the fact that you could easily match them to the rest of your outfit. However, winter is the only season of sweaters, so it’s advisable to have patterned ones since those also look amazing. Get yourself an “ugly” Christmas sweater and rock it only during December and around the Xmas tree (the word “only” cannot be emphasized enough). The worst thing you could do is wear the Xmas sweater after Xmas – save the patterned ones for then. If you pair a colourful sweater with plain pants and nice leather shoes, you’ll have yourself an excellent winter outfit.
November and December are months in which you will probably have at least one formal event. Not to mention Christmas and New Year’s Eve, when it’s a must to look the best you can. For these occasions, it would be best if you had a nice, elegant suit. Make sure, though, to have a suit that’s designed for winter – meaning no ankle chinos, but rather regular trousers. You can find many great men’s suits in Melbourne that you could invest in for the upcoming holidays, so book a fitting and wait for all eyes to be on you this season.
Winter is also the time of coats and jackets. If you want to add some flair to your style– a good coat is the key. Coats are excellent since they look very classy, and you can pair them with literally everything – jeans, sweaters, even sneakers. A coat is not only used as a layer of warmth, but of style as well. The best option is to get a coat the same colour as the shoes you’re wearing the most during winter. If they are brown – get a brown coat. Shoes (not talking about sneakers) of different colour than the coat might seriously clash. However, white footwear pairs well with any colour coat. So, to sum up – get yourself a coat this winter, and leave the jackets for some other time.
These five items are definitely must-haves for this season. If you follow these tips and really get into the winter weather, you’ll surely look top notch this winter.
