260 East 72nd Street Tops Out on the Upper East Side
The Upper East Side is getting a new address with old-world ambitions. 260 East 72nd Street has topped out at its full 20-story height on the corner of Second Avenue and East 72nd Street, marking the first Manhattan condominium for developer Simon Dushinsky’s Sky Equity Group. Sales are slated to launch this fall, with 60 residences ranging from two- to five-bedroom homes spread across two interconnected buildings. Douglas Elliman Development Marketing is handling sales and marketing exclusively.
Design comes from Peter Pennoyer Architects, the firm known for historically minded residential work and, in this case, returning to the neighborhood where it has shaped several well-received buildings. The team drew on the glamour of 1920s New York, giving the tower a light brick facade trimmed in Indiana limestone, intricate metalwork, stepped setbacks, large windows, and private terraces. The interiors are meant to carry the same craftsmanship and material richness through every residence.
Location is a large part of the pitch. The building sits directly across from the Second Avenue Subway’s 72nd Street station for immediate Q train access, with the 6 train nearby, and puts residents within reach of the neighborhood’s restaurants, boutiques, cultural institutions, and parks. The project also reflects a shift in control: after a 2024 restructuring and recapitalization, Sky Equity Group took over as lead developer of the site, which was previously overseen by Chetrit Group.
