Icon Beach Waterfront Residences Breaks Ground, Bringing Coastal Luxury to Hollywood, Florida
South Florida’s coastline has a new defining address. Related Group and BH Group have officially broken ground on Icon Beach Waterfront Residences, a 38-story, 350-residence tower rising along Hollywood’s shoreline between Miami and Fort Lauderdale. Backed by a $360 million construction loan from Tyko Capital and slated for completion in 2028, the project marks Related Group’s first condominium in Hollywood and a confident bet on a city in the midst of a remarkable transformation.

What sets Icon Beach apart is its rare dual-water setting, positioned between the Atlantic Ocean and the Intracoastal Waterway with panoramic views from sunrise to sunset. Designed by Cohen Freedman Encinosa & Associates with interiors by the award-winning Meyer Davis and landscape architecture by Witkin Hults + Partners, the one- to three-bedroom residences range from 948 to 2,580 square feet. Floor-to-ceiling glass, oversized sliding doors and private terraces are paired with spa-style baths, custom Italian cabinetry and a premium suite of Bosch and Thermador appliances.
The lifestyle program spans roughly 40,000 square feet built around a single idea: life is better on the water. Residents will enjoy a resort-style pool with private cabanas, a spa with cold plunge and steam room, a 3,000-square-foot health club, an outdoor cinema, a sunset yoga lawn, and a private marina and beach club extending the experience straight to the ocean. Arriving as Hollywood celebrates its centennial and welcomes a wave of new investment, Icon Beach captures a city stepping confidently out of its neighbors’ shadow.
