Central Park Conservancy's Elizabeth Barlow Rogers Sell's Her Wainscott Compound

It has been announced that Elizabeth Barlow Rogers has sold her Wainscott compound, for $7.4 million. Her properties, located at 133 Sayres Path and 129 Sayres Path in Wainscott feature similar landscape techniques, vegetation and structures used in Central Park, including a walking path with pond and waterfall. The pair was listed together at $7.8 million and was represented by Angela Toscano of Douglas Elliman.

Known as "the Savior of Central Park, she is also the author of nine books and is the first person to hold the title of Central Park Administrator. An influential expert in historic landscape preservation, Ms. Barlow Rogers is currently the President of the Foundation for Landscape Studies.

As the founder of the Central Park Conservancy, Elizabeth Barlow Rogers spearheaded the efforts that made Central Park the marvel it is today. While in-person showings have temporarily turned to virtual ones, there are still certain steps one can take to ensure their property is in order for presenting to potential buyers. The following are five tips on how to put your property’s best foot forward as you only have one chance to make a good first impression.

Declutter

As people tend to move for space, it’s important to remove as much extra stuff as you can. From personal photos to travel mementos and certain books, they can be distracting to a potential buyer. The goal is to depersonalize the space so someone can envision themselves in it and not be distracted. Seeing large items such as suitcases and golf clubs make people wonder where they would put their own. One trick is to utilize under bed storage but if you are very short on space, there are services that will come and pick up your storage to temporarily store. 

Storage

In regard to storing items, this isn’t a time you can throw it all in the closet as those will be closely examined. Within closets, remove anything off the floors to show extra space making it look larger. Have similar hangers all in the same direction, with nothing falling off. You’ve got that one second when someone opens the door. For toys, gym equipment and the laundry room, ensure everything is displayed in an organized way such as color coordination for towels and consistent toy bins. It’s always better to have dedicated rooms for these things. 

Freshen up

Adding a fresh coat of paint to an apartment can help reinvigorate the space. We always advise a neutral color and using it throughout to present a clean, continuous feel that really opens the space. Decorating in the same neutral color palette helps to not distract from the space. While staging doesn’t always make sense from a price point, it is a nice touch if the apartment is empty as it will help highlight the space and its potential. If you have decorated in a specific style, staging can help depersonalize the space to appeal to a greater audience. As a buyer, it can be hard to see past someone else’s taste and this is where staging is helpful. 

Touch-up cracks and grouting

In New York City, most bathrooms are windowless causing them to seem dimmer and drabber. Regrouting and touching up cracks is a small investment that goes a long way to brighten up a space and seem infinitely cleaner. If there is a crack or leak from years ago that was never repaired, it will raise questions for a buyer. Be thorough in identifying spots that need a touch up from the bathroom to kitchen backsplash. Installing new vents if yours are rusted is also a nice touch. 

Check all electrical

Are all your lights working? It’s a small thing that you aren’t aware of except when they aren’t working. There is no particular lighting that will help you sale the home faster but it should be consistent and there is a thing as too much lighting. If you have electric blinds ensure these work and make sure all appliances are clean and running. If the AC or refrigerator have dirty vents and filters, they tend to cause a noisy distraction.

If you want to create some while relaxing at home, here are some of the best cocktails to help you feel refreshed.

The Eastern Standard

As Spring begins, welcome in the new season with Belvedere’s mixtures of garden-fresh flavors and all- natural ingredients.  

  • 1.5oz. Belvedere Vodka 

  • .75oz. Simple Syrup 

  • 3-4 Mint Leaves 

  • 3 Cucumber Slices

Method: Place all ingredients except for cucumber into a shaker and shake. Strain spritz or coupe glass. Garnish with cucumber.

Raise a glass to sunny weather with the Spring Forward, which delicately balances Grey Goose vodka with juicy pineapple and passion fruit for a refreshing cocktail with a kick.  

  • 45 ml GREY GOOSE® Vodka 

  • 30 ml Pineapple Juice 

  • 15 ml Aperol 

  • 15 ml Fresh Lime Juice 

  • 15 ml Simple Syrup  

  • 7.5 ml Passion Fruit Syrup 

Method: Add all ingredients to an ice-filled cocktail shaker. Shake and strain into a rocks glass with a large ice cube. Garnish with pineapple and a lime wedge.

Brighten up your stay at home with a matcha infused mojito.  

  • 2 parts Hendrick's Gin 

  • ½ a Whole Lime 

  • 2 Bar spoons Sugar (Demerara) 

  • 1-part Apple Juice 

  • Top with a splash of Ginger Beer 

  • Garnish with Mint Sprig & Cucumber Wheels 

Method: Place half a lime, cut into quarters into the bottom of a tall glass. Add two bar spoons of brown sugar and 1 bar spoon of Matcha Tea Powder. Muddle the sugar, Matcha powder and lime until the sugar and Matcha have dissolved and mixed completely. Add mint and lightly press. Add crushed ice, Hendrick's Gin and Apple Juice. Mixing the drink using a long spoon ensuring well mixed. Add more ice if needed and top with a splash of ginger beer. Garnish with mint and English Cucumber.

Damian and Britt hand-selected signature finishes inspired by the past that also make a strong modern statement, creating comfort in every space as well as giving the building its own bespoke identity. The sophisticated design starts at the one-of-a-kind entry foyer of the residences, featuring large solid panel doors, crown molding accents, eight-inch baseboards as well as inlaid wood flooring medallion with a basket-weave motif (also present within the lobby). Oversized divided-light windows and custom washed-oak floors fill each residence with natural light and warmth. junzi kitchen is going to be offering weekly special meals through their first crisis pop-up: “Distance Dining.” This week's theme is "Chinese Food as Therapy." In other words, is what chef Lucas sin's dad would have made for the customers: Chicken broth, a sort of Chinese penicillin, that is sweetened with red dates and fortified in both flavor and function by ginger and apricot kernels which soothe the lungs. A traditional Shanghainese meatball served with goji, spring bok choy, and brown rice to tonify the stomach. And dessert is yam stewed in ginger and Taiwanese black sugar with longan and lily bulb, which calm the spirit.
