Wellness Takes Center Stage at The St. Regis Residences, Sunny Isles Beach

At The St. Regis Residences, Sunny Isles Beach, Miami, wellness is not being tucked away as an amenity. It is being given an entire oceanfront floor. The luxury residential development by Fortune International Group and Château Group has unveiled a 10,000-square-foot spa on the fifth level of its 70,000-square-foot amenity suite, positioning restoration, longevity, and sensory escape as central pillars of the lifestyle. Designed as a private sanctuary overlooking the Atlantic, the spa reflects the growing demand for residences that offer more than beautiful interiors and strong views. In South Florida’s ultra-luxury market, the new status symbol is increasingly how well a home helps its residents recover, reset, and disappear from the noise for a bit.

The spa, designed by architect Patricia Anastassiadis, takes a softer, more meditative approach to Miami glamour. Instead of leaning into flash, the interiors use travertine, marble, brushed bronze, natural textures, and a palette shaped by light, water, and coastal calm. The experience includes treatment rooms for facials and massages, hydrotherapy circuits, cold plunge and hot immersion pools, infrared sauna, aromatherapy steam rooms, relaxation lounges, and a landscaped oceanfront terrace for open-air recovery. A full-service salon, barber, and nail studio expand the offering beyond the traditional spa visit, creating something closer to a private wellness club for residents who prefer their self-care with ocean views and zero small talk at the front desk.

The spa anchors a larger amenity program that includes multiple oceanfront pools, a sixth-floor Intracoastal-facing infinity-edge pool, and a fitness center with dedicated studios for Pilates, yoga, and cycling. For Ana Cristina Defortuna of Fortune International Group, the concept reflects a broader shift in luxury living, where wellness spaces are no longer occasional indulgences but part of how buyers want to live every day. That vision is also supported by the project’s St. Regis service model, with curated resident programming, concierge teams, and personalized hospitality built into daily life. In other words, the building is not simply selling square footage. It is selling a highly serviced version of calm.

The unveiling arrives as the broader development continues to move forward across both residential towers. Construction is advancing at the South Tower, where 170 residences are nearing sell-out, while the North Tower, which will include 150 residences, is slated to break ground this summer. The North Tower recently secured a $113.75 million land loan from City National Bank of Florida, arranged by Berkadia Miami, further supporting the next phase of the oceanfront project. Designed by Arquitectonica with interiors by Anastassiadis and landscape architecture by EDSA, the two-tower development will span approximately 435 linear feet of direct Atlantic frontage, the most of any residential development currently under construction in Sunny Isles Beach. Remaining residences are priced from approximately $5 million, with the on-site oceanside sales gallery located at 18801 Collins Avenue.
