Prospect Lefferts Gardens, or PLG, is located in Brooklyn, directly east of Prospect Park and just south of Crown Heights. It’s a quiet, charming neighborhood that combines proximity to a 526-acre green oasis with the energy of urban living.

How does PLG compare to Crown Heights, Bed-Stuy, and the greater Flatbush area?
PLG shares architectural similarities with Crown Heights and Bed-Stuy, featuring beautiful limestone townhouses and a historic district that has retained much of its original charm. Unlike these areas, PLG's historic rowhouses were rarely converted into multi-unit rentals, so many still feature their original single-family layouts. This makes rowhouse condo conversions less common in PLG compared to Bed-Stuy, where they’re much more prevalent.
While Crown Heights and Bed-Stuy have seen extensive new development in recent years, PLG is about 5–10 years behind in terms of large-scale development activity. Flatbush, on the other hand, sits just a little further out and has focused heavily on rental projects, with very few condos in the mix.

Recent standouts include The Benny (77 Clarkson), Rogers Residences (625 Rogers Avenue), The Fenimore (410–412 Fenimore), and boutique projects like Winthrop Gardens (143 Winthrop) and Alcove Residences (237 Rutland Road). On the rental side, The PLG (123 Linden Blvd)—a full-service tower with amenities like a pool and gym—proved that demand for high-quality, service-oriented residences exists here.
