Your Inside Look At Magnolia DUMBO

Last week was the launch of the luxurious, amenity-rich rentals at Magnolia DUMBO today, launching in the midst of one of the hottest rental markets in recent NYC history.

Who doesn’t want to live in DUMBO, Brooklyn? But if you’re renting, it was basically impossible… there were only six available apartments on Streeteasy until the launch of Magnolia DUMBO, a 320-unit luxury rental property at 160 Front Street in the sought-after Brooklyn neighborhood.

To clarify, those are owned by a different entity, but Magnolia DUMBO is owned by RXR, a leading real estate owner, operator and developer in New York City, who just closed on the rental portion for $220 million - one of the largest deals of its kind in the past years.)

The introduction of rental residences in the sought-after neighborhood couldn’t come at a better time in the market, as inventory is an a historic low and prices continuing to rise. Douglas Elliman just released their rental market reports today, revealing that Brooklyn’s net effective median rent reached its fourth-highest rate on record for the month of December. New lease signings rose year over year for the sixteenth consecutive month, and listing inventory fell at its highest annual rate on record.

Residents at Magnolia DUMBO will have access to over 100,000 square feet of amenities space across three levels, including the largest private park in DUMBO, a 23,000 square foot interior park designed by Michael Van Valkenburgh, the award-winning landscape architect of Brooklyn Bridge Park. 2022 Technology That Can Change the Real Estate Industry

The real estate industry is one of the most important globally, housing more than half of the overall global assets. So many people have embraced buying homes in the past few years. The home purchasing power has increased immensely between 2020 and 2021 by 21%. The industry's value has been estimated to be at $217 trillion worldwide, and it accounts for 7% of global GDP. Blockchain (Distributed Ledger Technology) and Cryptocurrencies

In short, AI is about making computers behave like humans, while machine learning will enable them to learn independently. Most real estate companies are already starting to use AI to find patterns in data and analyze potential customer behavior. Lenders who work in real estate are even able to make use of tools like lead management software for mortgage brokers to automate parts of this process to make sure that potential customers still get great service, while freeing them up to concentrate on the tasks that really do need the human touch.

Real Estate Crowdfunding

Crowdfunding, the practice of funding projects or ventures by raising money from many people who each contribute a relatively small amount of money, is also a growing trend in the real estate market. Several websites have been helping creators raise funds for their projects by allowing users to donate on a monthly or project basis - but now some crowdfunding sites are trying to implement this formula in real estate.

Real estate crowdfunding is a new concept, but it still shows many potentials. This could be especially beneficial for investors looking to diversify their portfolio with properties in big cities, and since they'll own part of the equity, they can also expect regular income from rental payments.

P2P Filesharing

The practice of peer-to-peer (P2P) file-sharing initially became popular in 1999 with Napster's invention. It is an interesting technology that can benefit many industries. Landscaping Technology

There is a growing trend in which many new developments are going green in real estate. In fact, 'green' may be becoming the new standard for developers when planning out their projects. One technology helping this transformation is called Landscaping Technology (LT). LT is being used so heavily because it increases the value of a property, reduces energy use, increases workers' productivity, and more.

Landscaping Technology is the concept of using technology to automate landscaping tasks, such as incorporating natural flagstones in homeowners' backyards. Natural flagstone is a sedimentary rock that has been disintegrated into layers and utilized for landscaping.

Technologies used can vary, including drones for mowing, GPS systems to guide vehicles along pre-mapped routes following specific procedures, automated irrigation systems, etc.

The technology discussed in this article is changing how real estate companies operate and how people can buy homes. Many of these technologies have reached a point that could be described as being market-ready, while others are still in their early days or are brand new ideas that may or may not work out.

Designed by Lore Group Creative Director Jacu Strauss, One Hundred Shoreditch will reflect how the area has evolved during the last decade with interiors that mirror the neighborhood’s new, grown-up feel while retaining the buzz and vibrance synonymous with the area in the hotel’s public spaces. 

The 258 bedrooms and suites have been designed with calm and comfort in mind, giving guests headspace and a place to disconnect from the outside world. The rooms are finished in neutral color schemes with original abstract art, while the suites feature a mix of bespoke furniture and curated vintage pieces, in addition to large terraces with views of Shoreditch and the London skyline.

An Elevated Room Service Offering from Gray Hawk Grill for Beckford House & Tower Residents Launches on the UES

Looking for a great restaurant floors below your home? Gray Hawk Grill (1556 2nd Ave) just launched an elevated room service offering to the residents of Beckford House & Tower on the Upper East Side. Beckford residents at 301 E. 80th Street and 301 E. 81st Street are now able to order brunch and dinner from neighborhood favorite Gray Hawk Grill directly to their apartment door.

This isn’t your typical delivery offering though.  After an order is placed (with a minimum spend of $50 for brunch and $100 for dinner), a Gray Hawk Grill waiter will arrange a dropoff time via a dedicated bar cart for the building.  Dishes are served just the way they'd be presented at the restaurant with no plastic containers of any kind to make this an environmentally friendly choice. Afterwards, the customer rings the restaurant when they’d like the dishes taken back. 

This At Your Door Room Service offering provides a hotel-like amenity to a luxury residential building where available units go for upwards of $27 million dollars.

Brunch specialties include avocado toast, eggs benedict, pancakes, steak & eggs, and a challah french toast casserole. Dinner entrees include Cacio e Pepe, roasted chicken, sauteed shrimp, Miso Black Cod, Norwegian Salmon, blackened tuna steak, and dishes from the grill such as filet mignon. Raw bar options are also available including littleneck clams, oysters, and a shellfish platter. 

Millan also hopes to expand to neighboring buildings in the area in the coming months especially as the temperatures begin to dip and more and more New Yorkers opt for meals at home in the colder months ahead.

Dos Maderas 5+3: A blend of 5-year-old Bajon and Guyanese Rum that rest for an additional 3 years in casks of 20-year-old Palo Cortado. Elegant notes of deep amber rum, with rich hints of pecan, vanilla and smoky oak. The palate is balanced with ripe fruit and tropical spice, layered over smoky oak nuances with hints of sherry and a tobacco finish.

Dos Maderas Classic Daiquiri

1 1/2 ounces rum – Dos Maderas 5+3 Rum

1 oz. fresh squeezed lime juice

.5 oz (2:1) Rich Cane Syrup

Prepare your Rich Cane Syrup by dissolving 2 parts sugar into 1 part boiling water. Let cool. Cut a lime in half and juice your limes. Chill a Coupe. Add all ingredients to your shaker and fill shaker with cracked ice. Shake vigorously for 10 seconds. Double-strain, using a fine mesh strainer to remove excess pulp and ice shards, into your chilled glass. No garnish necessary but some prefer a lime wheel on the glass rim.

Korbel has again joined forces with Natalie Migliarini (@beautifulbooze) to create a seasonal sparkler inspired by the candy cane and featuring Prosecco. When developing Baci alla Vaniglia (Vanilla Kisses), Natalie said, "Korbel Prosecco has some deliciously tangy bubbles, and a touch of vanilla was just the simplest thing I could think of that would add a delicious accentuating flavor to the mix. Obviously, I really wanted to get festive, so I crushed up a candy cane for the rim, so as you’re sipping these delectable bubbles, the first thing you taste is fresh and minty."

Method:

In a large pitcher, combine the Kim Crawford Illuminate Rosé, lemon juice, strawberries, cucumber, basil, and mint. Refrigerate for at least 1 hour but up to 4 hours. Stir in the sparkling pink lemonade right before serving.

Pour into 4 to 6 ice-filled Collins glasses. Garnish with lots of pretty herbs and strawberry slices.

WINTER WHITE SANGRIA

INGREDIENTS:

1 bottle Kim Crawford Sauvignon Blanc (substitute KC Illuminate for a lighter cocktail)

1 ½ cups white cranberry juice

1 lime, thinly sliced

1 orange, thinly sliced

4 to 6 thyme sprigs, for garnish

1 can lemon flavored club soda

DIRECTIONS:

Add 1 bottle Kim Crawford Sauvignon Blanc, 1 ½ cups white cranberry juice, and 1 thinly sliced lime to a large pitcher and stir to combine.

Pour into 4 to 6 wine glasses filled with ice. Garnish with a thyme sprig
