New York City is more than just Manhattan. There are four other boroughs here that are worth knowing! In this video, I share real statistics and facts on what makes each borough different using my experience living in four of them, native opinions from each borough, and actual statistics from NYC.gov.
SERHANT. Studios
On April 16, Ryan Serhant, founder and CEO of SERHANT. and star of Bravo’s Million Dollar Listing New York, and his eponymous brokerage partnered with the NYC Department of Sanitation’s Foundation and Make a Change World, an environmental non-profit organization, for a spring cleaning of the streets of Manhattan. Approximately 100 volunteers were in attendance to clean up an area of Manhattan identified by the Department of Sanitation as most in-need: Union Square Park and 14th Street between 4th Avenue and 8th Avenue.
Since the onset of the COVID-19 pandemic, service provided by the NYC Department of Sanitation has been affected by city-wide budget cuts. During 2020, the Department’s budget was cut by $106 million, and litter basket service was reduced by over 60%. Although baseline funding was restored in March 2021, litter issues remain a concern as NYC pursues recovery.
In addition to helping with clean up efforts, SERHANT. made a sizable donation to the NYC Department of Sanitation’s Foundation. There were nine other SERHANT.-inspired Spring Cleaning events globally last week from Boston to Bali.
The Department of Sanitation collects trash from approximately 25,000 litter baskets across the City, and uses mechanical brooms to sweep the curbs anywhere from one to six times weekly, depending on the street. New Yorkers are reminded to never litter – and that corner baskets are for small items like coffee cups and wrappers, never for household or business trash.

The West

One of the most devastating impacts of the COVID-19 pandemic has been the lack of housing security, with so many people unable to pay their rent. The CDC has moved to remedy this with an eviction moratorium, which was recently extended to June 30th. It is easy to see trouble brewing in housing courts across the country. Some places are not creating alternative paths, hoping that landlords and tenants will resolve the back rent issues independently. Others are reinforcing their housing court staff to prepare for the influx of evictions served once the moratorium is lifted. A few cities, like New York City, are putting together mediation programs to provide a more regulated path and avoid mass evictions.
The Landlord-Tenant Mediation Project is meant to resolve disputes between landlords and tenants, including back rent. This project is meant to address any issue, and with much of the world living in places containing concrete, there can be many issues outside of rent hikes or the inability to pay rent. Most concrete structures can last for more than 100 years, but if it is not properly maintained, it can crumble. The project would allow tenants to bring up maintenance and safety concerns with landlords in a non-adversarial process. This can help both sides understand where the other party is coming from and allow a good faith effort to come up with a solution. Working together can strengthen community bonds to create a real sense of accountability and trust in a community.
The program in New York City is set up so that tenants and small landlords without legal representation can be referred to their borough's Community Dispute Resolution Center (CDRC) to find an alternative solution to eviction. This is designed to help both the tenants and the small landlords who are part of the nearly 64% of small businesses facing financial struggles at this time. By coming up with a plan to pay a reduced rent that gradually increases to cover the back rent due, the tenant doesn't need to worry once the eviction moratorium is lifted. The landlord will also be able to properly maintain the property with rent coming in.
Mediation is a process that can help prevent wasting judicial resources on matters that can be resolved outside of litigation. This process has effectively resolved foreclosure matters and provided a less adversarial option for divorces that allow all parties to gain from the dispute. Mediation has become a popular option over the years. In the 1960s about 11.5% of federal civil cases went to trial, while today, the percentage of cases that proceed to trial in the federal courts hovers around 1%. This reduction is due to mediation as an alternative to the courts.
Mediation typically costs less than a trial. It doesn't prevent the parties from proceeding to court if they cannot reach a resolution, but it is an excellent option. Mediation is also a better option than arbitration which can often lead to extremely high costs for one side, while mediation splits the costs more evenly between parties.
Another benefit of mediation is that it allows the parties to come to a solution together instead of the court or an arbitrator issuing a ruling. Mediation is a collaborative process that can help strengthen relationships and is a great community-building tool. This helps make communities safer by requiring the parties to compromise and see the dispute from the other side, meaning the landlords and tenants are less likely to resort to tactics meant to force the other side to accept their terms.
Mediation ensures that landlords don’t act irresponsibly, even in these testing times. However, preventing evictions isn’t the only responsibility that landlords must focus on at this time. Providing suitable living standards is vital if they wish to avoid disputes from tenants. And potential legal repercussions. This can range from using the right student housing design plans to ensuring that safety facilities are in place for all tenants. Crucially, they must ensure that all rental properties are priced fairly.
Ultimately, though, it’s in the landlord’s best interests too. A low turnover makes their life easier while reducing the level of potential financial exposure. Still, the fact that tenants will have a place they can call home without concerns about eviction is a crucial factor.
Mediation is not the only solution, but it is an excellent option. Mediation allows for a third party to help lessen the emotional impact of the process while guiding parties to build a resolution. Mediation also keeps the door open for litigation should the parties be unable to resolve their dispute.

How are you sleeping at night? Can you fall asleep easily? Do you stay asleep without any problems? If you answered no to any of these, it's time to look at why. Sleep, as you probably know, is important to your health. Without it, our bodies can't recover -- and if we go too long without it, this can actually be fatal. If you are having trouble going to sleep, you need to look at what's wrong and try and fix it. Here are some tips that can help you examine the source of your tossing and turning or discover the root of your insomnia.
Stress is often behind a restless night's sleep. Although stress is somewhat inescapable, especially during a pandemic, it can destroy your health in a multitude of ways. Some stress can be a good motivator, but the "bad" kind of stress can be destructive. You need to look at what's causing it and keeping you up at night.
What's changed in your life? Did someone die in your family? How is school or work going? Are you having problems in your relationships? For instance, you might be going through a divorce or experiencing marital issues. Between 40% and 50% of marriages end in divorce in the United States. All of these factors can lead to stress and worry that can keep you up at night.

While you may not be able to immediately solve these problems, there are steps you can take to relieve some of that anxiety you're feeling. There is no shame in going to therapy. Some people also find relief by exploring calming products from Budpop, which may help ease the mind and support more restful sleep during stressful times. Maybe go for a run. Take up meditation and yoga. Practicing mindfulness is also a great step. Are there areas in your work life or classes that could allow you to cut back to reduce stress? You may need to make a lifestyle change or a commitment to working on these issues; while this can be difficult, it can result in a better night's sleep.

Now that you know that you could have stress in your life, what happens next? You have therapy, exercise, and mediation. There are other ways to help you get to sleep. Some people turn to music and ASMR to help them relax and go to sleep. Why not try scents? It may seem simple, but U.S. retail sales of candle products are estimated at approximately $3.14 billion annually. It's been proven that aromatherapy can be used to help people get to sleep. Calming lavender appears to be the go-to for wanting to go to sleep. Rather than using candles, which can present a fire hazard, consider using an aromatherapy system or scented lotion before you go to bed. You can also reset the temperature in your bedroom, as most people sleep more soundly in a cooler space. Other suggestions might include changing your bed linens regularly, turning off your phone at least an hour before you go to sleep, or establishing a regular bedtime routine.
Sleep is important for your health. It's like when you shut down the computer when you are finished using it. You need to put down your body so that it can restart for the day. A lack of sleep can lead to help problems. You could end up gaining weight, have memory problems, and even put yourself at risk for diabetes. A lack of sleep can even be bad for your teeth and jaw -- or dental problems could be exacerbating your restless nights. If you grind your teeth at night or experience TMJ, you might toss and turn quite a bit. A dental check-up every six months is recommended in order to prevent cavities and other dental problems. Go to the dentist or pay a visit to your doctor to see whether there might be any underlying medical issues that could cause a lack of sleep (or be made worse by your insomnia).
You need to get some sleep. If you don't get enough proper sleep, you could end up running your body ragged. Look for the cause of why you can't sleep and treat the problem. When you get a good night's sleep, you will wake up with more energy and a positive look on your life.
