550 West 21st Street Reveals First Renderings for West Chelsea’s Last Waterfront Site of Scale
West Chelsea is running out of blank slates, which is exactly why 550 West 21st Street is already turning heads. Legion Investment Group has unveiled first renderings for its new 22-story condominium, calling it the last remaining waterfront site of this scale in the neighborhood—an increasingly rare chance to deliver a full-service, ground-up residential building at the crossroads of Hudson River Park, the High Line, and the gallery district. The project will bring 83 residences to the area, with sales expected to launch later this year and pricing starting at $2.5 million.
Design is being led by Thomas Juul-Hansen, with an exterior that leans warm, textural, and quietly monumental: a hand-laid Italian brick and limestone façade, an arrival sequence framed by a brick gatehouse and motor court, and an alabaster awning marking the pedestrian entry. Inside the gates, a landscaped courtyard anchors the building’s “exhale” moment—birch trees, tiered planting beds, and a fountain with bronze detailing—while private parking adds a practical luxury that’s become increasingly prized downtown.
The residences are selling the lifestyle as much as the layouts: more than 75% of homes are planned with private outdoor space, and roughly two-thirds will offer Hudson River views, with sightlines that can stretch to Little Island, the Palisades, and downriver toward the harbor. A series of setbacks carve out loggias and terraces, creating a stepped silhouette that keeps the building feeling light against the sky while extending living space toward the water. Completion is slated for late 2027, with sales led exclusively by Corcoran Sunshine Marketing Group.
