ZD Jasper Realty, a New York City real estate development firm, proudly announces the sales launch of VITA, a groundbreaking luxury condominium located in Manhattan’s Hudson Yards. As the largest Passive House condominium development ever built in New York City, VITA represents a bold new chapter in urban living—where sustainability, thoughtful design, and resident well-being converge on an unprecedented scale.
Comprising two architecturally distinct buildings and 121 expertly crafted homes, VITA is a seamless blend of form and function. Every element—from the residences to the amenity spaces—has been intentionally designed to elevate the quality of everyday life. With Passive House principles at its core, VITA offers a living experience that is both forward-thinking and deeply restorative.

“VITA is unlike anything experienced to date in the New York City market,” said John Gomes, co-founder of Eklund | Gomes at Douglas Elliman. “This is a project that doesn't just raise the bar—it completely redefines what it means to live well in the city. The seamless incorporation of Passive House principles alongside beautifully curated interiors and amenities illustrate why VITA is the future of luxury living.”
Brooklyn-based architecture studio Archimaera envisioned VITA as a sculptural expression of wellness and sustainability. The buildings’ delicately curved façade and tactile material palette together yield a serene, organic aesthetic that stands in welcome contrast to the city’s angular lines. Rounded corner window walls and nuanced textural finishes further create a sense of movement and elegance.

To achieve Passive House certification, Archimaera integrated innovative architectural practices throughout the property. VITA’s airtight envelope features continuous insulation and curved triple-glazed, high-performance windows—dramatically reducing energy consumption by up to 90%. The eco-conscious design both minimizes environmental impact as well as ensures optimal indoor air quality and noise insulation, offering a peaceful escape from the urban rhythm.
Transitioning inside, acclaimed design firm INC Architecture & Design, renowned for its specialization in wellness-oriented environments, brought VITA’s interiors to life with a focus on natural materials and varied textures to create a feeling of organic luxury. Residences, which range from one- to three-bedroom homes, feature custom-designed kitchens outfitted with blonde oak veneer cabinetry, Fusion Blue Quartzite natural stone countertops, pewter-finished fixtures, and a premium Gaggenau integrated appliance suite. Spa-like primary bathrooms are outfitted with honed Grigio Trambiserra marble walls and dual-tone Bardiglio Versilia radiant heated floors, while secondary bathrooms are finished with artisanal ceramic tile walls and Bardiglio Versilia mosaic floors. A hallmark of the homes, European white oak flooring runs throughout the living spaces and each home comes equipped with a washer and dryer for modern convenience.

“We approached the interiors at VITA with the intention of creating a true sanctuary—spaces that feel uplifting, refined, and deeply connected to the human experience,” said Adam Rolston, Founding Partner, Creative & Managing Director, AIA, INC Architecture & Design. “Every material and detail was selected not just for beauty, but for how it contributes to a sense of balance, calm, and comfort.”
VITA’s emphasis on wellness carries through into its curated collection of amenities. Each building welcomes residents with a soaring double-height lobby and 24/7 attended reception. The VITA Lounge provides a stylish setting for social gatherings, complete with an entertaining kitchen. The Wellness Collection includes the Skylight Studio and Performance Lounge, equipped with state-of-the-art Technogym cardio and strength training equipment, as well as a Sanctuary Suite featuring a steam room, sauna, shower, and private treatment room. For entertainment and relaxation, residents can also enjoy the Virtual Lounge, which includes a cutting-edge golf simulator.
Topping the development are two expansive rooftop retreats—River Park and Skyline Park—each offering breathtaking views, outdoor kitchens, and lounge seating ideal for alfresco dining and entertaining against the Manhattan skyline.
Located at the nexus of Hudson Yards and Hell’s Kitchen, VITA offers residents the rare opportunity to live amongst two of Manhattan’s most exciting and rapidly evolving neighborhoods. With immediate access to world-class dining, luxury shopping, cultural institutions like The Shed, and expansive green spaces, including the High Line and Hudson River Park, Hudson Yards combines the energy of city living with the comforts of a modern, master-planned community. With a growing number of offices and coworking hubs in the area, many residents find they can live and work in the same neighborhood—cutting down on commutes and elevating their quality of life. Exceptional transit connectivity via the 7 train and proximity to Penn Station further enhance its appeal, making it one of New York City’s most desirable places to live, work, and thrive. With its unparalleled scale, health-conscious design, and future-forward infrastructure, VITA is setting a new benchmark for sustainable luxury living in New York City.
Eklund | Gomes of Douglas Elliman has been appointed the exclusive sales and marketing partner for VITA. Pricing for available residences starts at $1.25 million, with first closings anticipated for fall 2025.

Compass, Inc. announces that Patty LaRocco, formerly with Douglas Elliman, has joined Compass. With over $3 billion in New York City real estate sales, Patty ranks among Real Trends’ top 1% of real estate professionals nationwide. Her team, The Patty LaRocco Team, has also earned recognition as one of the most successful teams by The Wall Street Journal. While at Douglas Elliman, Patty was honored for her work in New Development, ranking as 2023’s #6 broker with The Real Deal, and The Real Deal’s #5 Residential Brooklyn Broker. She has served as the lead broker on several high-profile developments, including 462 Greenwich, One Prospect Park West, 160 Imlay Street, the King & Sullivan Townhomes, 362 Van Brunt, and 505 West 43rd Street.
“I’m grateful for my time at Douglas Elliman and the support I received there,” said LaRocco. “However, I felt it was time for a new chapter. I’m excited to connect with a fresh network of friends and support moving forward.”
A lifelong New Yorker, LaRocco specializes in a wide range of neighborhoods, from the Upper West Side and Park Slope to TriBeCa, where she lived for many years. Early in her career, she set a record in 2014 for the highest sale price per square foot on the Upper East Side. With her extensive knowledge and experience across the city, LaRocco has established herself as a trusted broker for discerning buyers.
LaRocco's clientele includes a diverse mix, including financiers, high-profile celebrities, and other influential individuals. Notably, LaRocco previously represented Weber Soros, the ex-wife of billionaire George Soros, in selling her Upper East Side townhouse for $31 million. She also facilitated the sale of one of the most expensive condos in Park Slope, which closed for $6.95 million in 2021.
“With her city-wide business experience and distinctive approach to business, we’re thrilled to welcome Patty into our community and help her grow even further,” said Compass Tristate Vice President Gordon Golub. “With initiatives like Compass' 3-phase marketing, she’ll be able to provide her clients with more options, all while tapping further into the Compass network.”
Drawing on her background in art, film, and television, along with her experience as a former multimedia company owner, LaRocco has authentically propelled her business. She attributes much of her success to word-of-mouth referrals, rather than relying on aggressive marketing. She believes in letting clients choose her, rather than chasing business, and values building long-term partnerships through genuine connections. The Patty LaRocco Team will be joining Compass with two existing team members with the hope of expanding.

Our Ultimate Checklist for Luxury Apartment Hunting in NYC is here to streamline your search, ensuring you don't miss any critical elements when selecting your dream home. Armed with this knowledge, our checklist will help you efficiently navigate the vast luxury real estate market in NYC, providing invaluable insights in choosing the perfect residence that meets your aspirations and complements your lifestyle. Read on and let us guide you in finding your future dream home in the city that never sleeps.
Begin your apartment search by setting a realistic budget based on your financial situation. Consider not just the rent or mortgage, but additional costs such as maintenance fees, utilities, and moving expenses. Create a list of must-have features, desirable but not essential features, and deal-breakers to prioritize during your search. Consider aspects such as apartment size, layout, natural light, outdoor space, pet-friendliness, and proximity to work or schools. Having a clear understanding of your financial limits and priorities will make the search process more efficient and focused.
New York City offers a diverse range of neighborhoods, each with its unique character, amenities, and transportation options. Research neighborhoods that suit your lifestyle, preferences, and daily needs. Consider factors such as safety, access to public transportation, nearby grocery stores, restaurants, and parks. Websites like Walk Score (https://www.walkscore.com/) can help evaluate a neighborhood's walkability, public transit access, and bike-friendliness. Additionally, explore the neighborhood in person to get a feel for the atmosphere and to better understand the local vibe.
Luxury buildings often provide a host of amenities to enhance residents' lifestyles. Assess the quality and availability of features such as fitness centers, pools, rooftop decks, private storage, doorman and concierge services, and bike storage. Ensure these amenities align with your preferred lifestyle, and inquire about any additional fees associated with their use. Inspect the general condition of the building, the cleanliness of common areas, and security measures in place. Read reviews or speak with current residents to gather firsthand information about their experiences living in the building.
During apartment viewings, pay close attention to details that may impact your overall satisfaction with the space. Check for signs of water damage, adequate insulation, working heating and cooling systems, sufficient electrical outlets, and well-functioning appliances. Take note of natural light, views, noise levels, and storage space. Consider the layout and flow of the apartment, ensuring it accommodates your furniture and intended use of each room.
Before signing any lease or sale agreement, carefully review the terms and conditions. Ensure you understand all clauses, fees, and responsibilities involved. For rental agreements, pay attention to the lease term, renewal options, rent increases, and any restrictions on subletting or making renovations. For purchases, understand the building's rules and regulations, as well as any potential assessments or future capital improvements. Consult with a real estate attorney to help clarify any complex legalities or to negotiate more favorable terms.
In competitive real estate markets like New York City, being prepared with the necessary documentation can improve your chances of securing your dream apartment. For rentals, this typically includes proof of income, credit score, and references. When purchasing, be ready to provide financial statements, income verification, and tax returns, particularly in co-op buildings that often have strict financial requirements and lengthy board approval processes. Familiarize yourself with these processes to avoid any delays or disappointments in securing your ideal home.
Navigating the New York City real estate market can be overwhelming, particularly when searching for a luxury apartment that meets all your criteria. A skilled real estate agent with local expertise can significantly ease your search and streamline the process, researching and shortlisting suitable properties, coordinating appointments, and providing invaluable guidance in negotiating and closing the deal. By leveraging their professional knowledge and industry connections, you maximize your chances of finding your dream home.
