4 Things to do Before Selling Your New York City Home

Selling your home may sound like a lot of hassle, and this might make you apprehensive about the whole process. You need not be afraid of doing so, however, because with some effort, you can give this activity a good chance of going well. This entails taking advantage of some tips as good preparation is bound to give you an easier time finding a buyer who's willing to offer a good price. Have a look at the four things below that you ought to do before you sell your home in New York City.

1. Ensure there Are no Safety Issues

The first thing to do is to make sure that thseere are no safety issues in and around your home. Even if these don't directly lead to an injury or other situation on your property, most homebuyers won't give your home a chance if it doesn't feel safe to them. No one wants to end up in a personal injury case, even if only 4% to 5% of these make it to trial. At least 95% of them are settled before trial in the United States. However, they still call for time and money, not to mention having to deal with an injury that can impact one's life as they know it.

2. Service Major Appliances

Next, you should service any major appliances in your home that are going to be sold along with the property. Doing this will make the home more functional and therefore more valuable to a potential buyer. This is important for buyers, most of whom don't want to have to spend any more money on a home after they pay for it. Some of these appliances are your water heater and your HVAC unit, which are used a lot in a typical household. For instance, water heating makes up 18% of the energy used in an average property. Take care of such major items and your home might be more attractive to buyers.

3. Find Out the Market Prices

To ensure that you're neither giving your home away nor pricing it out of the market, find out the current prices. This will help you work out a reasonable price for your home. In this way, you can improve your odds of selling your home faster. Keep in mind that almost 31 million people moved in 2019 in the United States as stated by new Census data. This is 9.8% of all Americans moving each year, and you can be sure that a good number of them will be looking for a home that they can buy. Pricing your home right will help you reach more people and you can find a buyer more easily as a result, especially if you follow the other tips in this list.

4. Find a Real Estate Professional

Last but not least, you need to consider working with a real estate agent. While you'll have to pay them for their services, you need to think about the benefits that you'll get from working with them. This is because they have a lot of experience in knowing the best times to sell and some other details. This means that they can save you a lot of time and hassle, also helping you to get a good price in the end. Before you sign up for any real estate professional's services, make sure that they're qualified and experienced enough to help you get the best outcome.

Keep these four things in mind before selling your home and you might improve the process for yourself. You're bound to learn a thing or two as a result. This will make it easy for you to know how to go about selling another home in the future if you choose to do so.

Top Orange County agent Ariana Gaffoglio joins OFFICIAL from the Eklund | Gomes Team

Ariana Gaffoglio - Off The MRKT

Ariana Gaffoglio

Leading Orange County, California agent Ariana Gaffoglio is joining OFFICIAL, the new real estate brand and advisory founded by industry veterans Nicole Oge, Richard Jordan, and Andrew Wachtfogel alongside nationally recognized agents Oren and Tal Alexander.

The firm’s operating model is unique in that, unlike traditional brokerage firms, each team has demonstrated extraordinary success in their local market and is among the 1% of agents operating in the region.

Ariana Gaffoglio, a prominent real estate broker and former spearhead of the Eklund | Gomes Team of Douglas Elliman’s Orange County and Las Vegas presence, has recently joined OFFICIAL, the first performance-driven luxury real estate brand and advisory. Gaffoglio has brokered some of the region’s most significant transactions, including the sale of 4130 Calle Isabella, a San Clemente property known as Casa San Mateo, for $33.9M, and a Dana Point property in Strand Beach that set a local record at $23.55M. She brings nearly $200 million of both resales and new development properties to OFFICIAL, spanning locations from Irvine to Newport Beach to Los Angeles.

"I'm proud of everything I accomplished with Eklund | Gomes after successfully building the team’s presence in Orange County and Las Vegas. It is clear that success in our industry will be achieved by the talent one is surrounded by, and I feel fortunate to have been recognized by OFFICIAL and to be joining them on this journey to build the most connected luxury real estate brand in the world,” said Gaffoglio. Along with her team, which comprises veterans Zac Dweck and Kimberly Karney, Gaffoglio will focus on growing OFFICIAL in Orange County with plans to expand into Nevada before year’s end.

OFFICIAL, founded by industry veterans Nicole Oge, Richard Jordan, and Andrew Wachtfogel alongside nationally recognized agents Oren and Tal Alexander, operates in Manhattan, the Hamptons, South Florida, Los Angeles, and Orange County with plans for continued national and international expansion this year. The firm’s unique operating model is based on a curated selection of real estate professionals working within the pinnacle segment of the market, each team having demonstrated extraordinary success in their local market and being among the 1% of agents operating in the region.

“The value of a brokerage brand should not be measured by the number of agents and offices, it should be measured by the quality of each individual carrying the company’s business card. One day very soon, to state you are an OFFICIAL agent will immediately convey to a client that you are operating at a higher level,” said Nicole Oge, Co-Founder, and Chief Growth Officer of OFFICIAL. With Gaffoglio joining the team, OFFICIAL is continuing its quick expansion in the California luxury market after the announcement in January 2023 that top LA agent Tyrone McKillen and his Plus Real Estate Group joined OFFICIAL, bringing experience of over 16 years and record sales of over $1.5 billion.

Meticulously reimagined and crafted, this extraordinary 7,110 square foot 6-bedroom, 7-bathroom (plus two power rooms) townhouse on six levels has a handcrafted curved staircase. It has just been listed by Brown Harris Stevens associate broker Paula Del Nunzio for $26M.

248 West 71 Street is a block and a half from Central Park to the East and a block and a half to Riverside Park and the Hudson River to the West. The home includes front and back gardens, gas and woodburning fireplaces, en-suite bedrooms, private terraces, an elevator, handcrafted curved staircase, and custom fixtures and finishes.

The home is on the 30th floor of the iconic Essex House, a Midtown hotel with all the trappings and amenities you could ever want. At just under 800 square feet, there’s plenty of space for living. But most owners may simply want to stare out the south-facing windows — of which there are many — at Midtown all day!

Cecilia Serrano of Coldwell Banker Warburg says the home is well-lit and surprisingly expansive, with defined areas for dining, working, and relaxing. The bedroom at the west end of the unit has an en-suite bathroom and a large closet. The living room and dining area are adjacent, with the kitchen at the east end of the home. Owners enter through a large foyer, complete with two closets — one of them a walk-in.

As noted, the apartment is in the Essex House, which features a spa open 24 hours per day, door and bell service, and concierge services. Hotel services are also optional for owners. Cecilia Serrano of Coldwell Banker Warburg is the listing broker.

Constructed in 1915, 182 Franklin was acquired by Mr. Despont approximately 25 years ago and was converted into this stunning 10,000 square foot single family home.

Entering off of Tribeca's picturesque Franklin Street, the inviting foyer leads you to a staircase and elevator connecting all the floors. The rear of the first floor is currently set up as an artist's studio, but would ideally make a wonderful children's playroom, media room, solarium, swimming pool, etc. The primary suite occupies the entire third floor complete with tremendous marble bath, dressing room, sauna, and enormous closet space

Three very private and special bedrooms suites are scattered throughout complete with their own kitchenette and full baths. The grand dining room easily converts to a spectacular billiards room which shares the fourth floor with the chef's eat-in-kitchen.

The crown jewel of this home is the penthouse great room on the fifth floor. This room spans the entire footprint of the building and boasts 15 ceilings. You will feel like you are transported back into the Paris in the 1930s or Casa Cipriani. Additionally, there are two wine cellars, basement with laundry room, three gas fireplaces, air rights to build another floor (6TH floor), central HVAC and much more.

Douglas Elliman’s Rueben Schatz, Alexander Boriskin, Cameron Begg and Michael Lorber have the listing.

What to Choose for Your Next Move: Brooklyn or Manhattan?

Two of the most well-known cities in New York are Brooklyn and Manhattan. They're both incredibly diverse and full of culture, but they also have unique characteristics that set them apart.

Below, we've outlined some differences between Brooklyn and Manhattan that you should consider when deciding which borough is right for your next move.

Cost of Living

When considering the cost of living in Brooklyn vs. Manhattan, it's important to consider all aspects of your budget. This includes rent, groceries, and transportation costs. Brooklyn is generally more affordable than Manhattan, with the average rent for an apartment in Brooklyn being $2,614 per month compared to Manhattan's average of $3,595. The cost of food is 13% higher in Manhattan than in Brooklyn.

Lifestyle

The lifestyle in Brooklyn and Manhattan is very different. Manhattan is known for its bustling nightlife and entertainment options, with many bars, clubs, and restaurants. On the other hand, Brooklyn has a more laid-back vibe and is known for its diversity and arts scene. Brooklyn also has more green spaces and parks, which can appeal to those who enjoy spending time outdoors.

Employment Opportunities

When it comes to employment opportunities, Manhattan has the edge over Brooklyn. Manhattan is home to many large corporations, financial institutions, and tech companies, making it a hub for job opportunities in these industries. However, Brooklyn is also home to many small businesses and startups, which can provide unique job opportunities for those interested in entrepreneurship. Salary rates in Manhattan are higher than in Brooklyn. Thus the average cost of living is higher in Manhattan than in Brooklyn.

Education

Both Brooklyn and Manhattan have their unique educational systems. Brooklyn has several public schools in each neighborhood that offer pre-K through 12th-grade education, while Manhattan has its public school district called District 2. However, Manhattan also has many private schools and prestigious universities, such as Columbia University and New York University.

Transportation

Regarding transportation, both Brooklyn and Manhattan have extensive public transportation systems. The subway is the most popular mode of transportation in both boroughs, although Manhattan has more subway lines and stations than Brooklyn. Manhattan is also home to many major transportation hubs, such as Grand Central Station and Penn Station, which can make commuting easier for those who work in the city.

Real Estate

The real estate market in both Brooklyn and Manhattan is competitive, but Manhattan tends to be more expensive. According to Zillow, the average price per square foot for a home in Brooklyn is $731, while the average price per square foot for a home in Manhattan is $1,063. Manhattan also has more luxury condos and high-end apartments than Brooklyn, which can further drive up the cost of living.

Neighborhoods

While Brooklyn and Manhattan are both boroughs of New York City, they have very different personalities. If you're looking for a lively nightlife scene, or want to be close to the action of Times Square and other major tourist attractions in Midtown Manhattan, then Brooklyn may not be for you. But it could be an excellent choice if you want a more laid-down lifestyle with plenty of green space and less noise pollution (not to mention cheaper rent.

Conclusion

When choosing between Brooklyn and Manhattan, it's important to consider your lifestyle, employment opportunities, and budget. Both boroughs offer unique advantages and disadvantages, so weighing your options carefully before deciding is important.

Bentley Residences Announces an Exclusive Resident-only Restaurant Concept by Chef Todd English

Annabella Pardo

Bentley Residences, the first-ever Bentley-branded residential tower in the world, announces a partnership with four-time James Beard award- winning celebrity chef Todd English to curate the menu and experience for the project’s private restaurant. Chef Todd English is a highly recognized restaurateur, author and television personality best known for his current restaurants, Olives, Figs, and The Pepper Club, his Vegas outpost within The English Hotel, as well as his appearances on Food Network, PBS and popular shows like Top Chef and Iron Chef. The private restaurant by Todd English will be the chef’s first private condominium concept, set to feature fresh cuisine and offer residents a casual, yet sophisticated environment.

“Bringing in the culinary expertise of a world-renowned chef such as Todd English further elevates the sense of living we are creating for our residents,” said Gil Dezer, President of Dezer Development. “Bentley Residences will deliver a coveted level of exclusivity and privacy while incorporating luxuries ordinarily found in a five-star resort, like this above and beyond culinary concept.”

Located on the lobby level with views of the resort-style pool and exposures of the ocean, the private restaurant will be open to residents for breakfast, lunch and dinner and available for private catering as well as poolside dining. Chef Todd English will personally appear at the private restaurant for select resident-only events, such as food and wine pairings and demonstrations.

The menus will rotate seasonally, and a curated menu will also be available for in-residence dining. Known for his interpretation of rustic Mediterranean cuisine, English first rose to international fame after being named “National Rising Star Chef” in 1991 by the James Beard Foundation. His incredible talent and personability will inform the dining experience and ensure a personalized touch during every meal.

“Every aspect of Bentley Residences has been so thoughtfully designed to perfection and I’m incredibly honored for this opportunity to partner with Gil Dezer and further elevate the luxurious lifestyle through unique culinary creations for residents,” said Todd English. “We're excited to provide a curated experience with rotating seasonal menus that will make dining at Bentley Residences a joy for residents and their guests.”

Boasting interiors by Bentley Motors, this private culinary experience will be one-of-a-kind, only to be enjoyed by the residents and their welcomed guests. Many of the fabrics and materials incorporated into the design of the dining spaces were inspired by high-end luxury Bentley vehicles, creating a connection and link to the prestigious automobile brand. For example, the high-gloss flooring is a nod to Bentley’s signature diamond patterning, which is also featured on the exterior architecture of the building. The interiors of the private restaurant combine a dark color palette and bold finishes for an upscale moody aesthetic. Forest green backlit banquettes create a sense of privacy within the room, and dramatic louvers cladding the walls give the space an air of drama. Ample bar seating is also available for a more relaxed and casual dining experience.

As Chef Todd English’s first private restaurant, the offering will benefit from his decades of experiences launching some of the world’s most successful concepts. Not only does he have high-recognition for his food, English has also been seen on a number of television shows such as The Food Network’s Opening Soon, Iron Chef, Top Chef, Today Show, and Food Trip with Todd English. Additionally, he has also served as Executive Celebrity Chef for star-studded events including the Super Bowl, Fashion Week, Tony Awards & Sundance Film Festival.

In addition to the resident-only restaurant, Bentley Residences will also boast an impressive 20,000 square feet of exclusive amenities across the span of three levels. Some of which amenities include a whiskey and cigar lounge, wellness and revitalization spa, cinema, cabanas, and oceanfront beauty salon. Amongst the most impressive amenities is the car elevator, also named the Dezervator, which is able to transport residents’ vehicles from the ground floor up to the privacy of their own home all without having to get out of the car. The Dezervator along with the glass-ensconced garage allows for residents to keep their prized cars in pristine condition and on display in their living rooms.

Situated at 18401 Collins Ave, the 62-story building in Miami's Sunny Isles Beach neighborhood features 216 luxury condominiums, priced from $5.25 million. Residences will offer sweeping views of the Atlantic Ocean and Intracoastal, expansive outdoor terrace space, and state-of-the-art Gaggenau appliances throughout the kitchen. The tower is expected to complete in 2026, and construction will begin in 2023.
