Hudson Square Evolves Past Being a ‘No Man’s Land’

The neighborhood in NYC that was once called the printing district has undergone somewhat of a transformation in recent years thanks to a surge in new property developments. The fact that many NYC residents have no clue where (or what) Hudson Square is, is bound to change when thousands of Disney ABC and Google employees start flocking to the area over the next few years. The community, which measures 33-square-blocks, will be home to Google’s new global business headquarters and will also welcome Disney ABC to Four Hudson Square in 2024. In addition to this, it is also prepared for anyone who wants to take up residence in the Square with two more residential buildings currently being developed.

A Plan is in Place

The Business Improvement District recently drew up a decade-long plan that will involve the widening of sidewalks, installing benches, planting trees, and creating dedicated bike lanes for cyclists. Construction workers have already demolished a number of structures that obstructed the view of the beautiful Hudson River Park. A passageway from Washington to West Streets has also been constructed to provide residents with fuss-free access to the park. Several plots of land also had to be cleared in order to make space for the new developments. The new Hudson Square developments are attracting a lot of new feet to the district. Another big drawcard is the housing prices that are slightly lower than in SoHo, the West Village, and TriBeCa. Nearly 80% of the listed properties were condos with the cheapest carrying a price tag of $639,000. It boasted an enclosed courtyard, a live-in resident property manager, and a full-time doorman. On the opposite side of the spectrum was a four-bedroom, five-bathroom condo located on Broome Street. The $20.95 million building was designed by Renzo Piano and also features a fitness center and 55-foot pool.

The Atmosphere is Enthralling

Hudson Square’s vibrant atmosphere and rich cultural heritage help increase its appeal to residents, visitors, and property developers alike. Some of the cultural attractions in the Square include the New York City Fire Museum, the Children’s Museum of the Arts, and the Jackie Robinson Museum which honors the legacy of the baseball legend. There is no shortage of restaurants, bistros, coffee shops, pubs, and delis in Hudson Square either with a few promising developments in the pipeline for the next 24 months. One of the most popular eateries is undoubtedly the Ear Inn which first opened its doors back in 1817. The iconic building was originally constructed for James Brown who was George Washington’s Black aide during the revolutionary war.

Hudson Square may have had very humble beginnings but it is rapidly transforming into a sought-after district thanks to a number of new developments. By the time the major developments are completed by 2024, it will likely be one of the most esteemed areas in Manhattan.

Veteran Agent Raquel Lomonico Joins Top Compass Brooklyn Team

Raquel's pivot to Compass comes at a time when the tech-enabled firm has grown to be the largest residential brokerage in Brooklyn by closed sales, according to The Real Deal. 

Lomonico notes a recent surge in individuals and families looking for three-to-four bedrooms in Williamsburg and Greenpoint will drive new real estate activity. "North Brooklyn was not traditionally where you raised a family, but that has started to change," she said.

Just listed the highest residence in the world in now on the market. It will also be the most expensive listing in the U.S. and it’s on track to set records. Ryan Serhant the listing broker currently listed for $250,000,000.

It’s 1,416 feet high (4.5 football fields high), it spans three floors, from the 129th-131st floors and it’s 17,545 square feet of interior living space and 1,433 square feet of outdoor space. It has a ballroom (the highest private ballroom in the world) and a grand salon, 2 kitchens – one is a private catering kitchen and one is a private family kitchen – and you can see the curve in the horizon from that height.

In major sales news, Stephanie Li of Douglas Elliman officially sold 17 Hemlock Drive in Greenwich, CT after a mere 4 months on the market with our brokerage.

This property was previously listed with various brokerages, on and off the market for a few years, so it is major that Stephanie was able to find an all-cash buyer for the property in so little time. Unfortunately, we cannot disclose who the buyer is due to an NDA, but Stephanie did have both sides of the deal

Not only is an iconic Greenwich property, but the news of an all-cash, $10+ million sale in a so-called “cooling” market (especially in the suburbs) is really promising.

Who Was At The US Open Men's Finals?

We have a winner! Last night was the 2022 US Open men’s champion is Carlos Alcaraz and celebs including Diplo, Julianne Hough, Tinx, and models Taylor Hill and Adut Akech experienced the final round of the tournament from the Grey Goose Suite. Guests celebrated the win and this year’s tournament with some specialty cocktails - including the Honey Deuce.

In the suite Rumored exes Diplo and Tinx were friendly with each other, chatting and taking selfies together in their seats. While in the Grey Goose suite guests also connected with celebs in other sections! Diplo chatted with Euphoria star Angus Cloud and Andy Cohen while Julianne gave Anne Hathaway a hug from the suite next door. And Julianne Hough brought along her POTUS costar Julie White to the suite to have some hang time outside of the Broadway show.
