Fall is for Fireplaces: four things buyers and renters should consider before cozying up

 For many residing outside of the city, the crisp fall air is synonymous with wool sweaters, hearty soups, and crackling wood-burning fireplaces. However, in New York City, before we can cozy up by the fire - there is an array of qualifications we must check off before committing to a property. A coveted amenity with a dwindling supply, a wood-burning fireplace can command a premium from $25,000 to as much as $100,000 on Fifth Avenue and Central Park according to most appraisers. 

Before committing, it’s imperative to understand the pros, cons, and cautions for buyers and renters seeking a warm fire on a cold Gotham night. To be prepared we hope this overview on the dos and don’ts is helpful before committing to your preferred home with accommodating reclaimed fireplaces.

Do not assume that the wood-burning fireplace is in working condition

In New York City, it is not uncommon for a building to seal off the chimneys during renovations and repairs and offer the mantle as an aesthetic contribution rather than a source of warmth. Before closing on any property, make sure you are getting what you are looking for! In recent years, approximately less than 10% of fireplaces in apartments listed on Streeteasy are in working order. If you are graced with the privilege of having a New York City fireplace, it is recommended that chimneys and fireplaces are professionally painted and cleaned bi-annually or periodically depending on usage.

Responsibility for maintenance costs should be discussed in advance

Because of the added maintenance that comes with having a fireplace in the city, it is important to assess the upkeep costs that you might be assuming responsibility for. As part of pre-purchase diligence, be sure to have a conversation (and document it!) with your landlord and discuss what falls under your building’s jurisdiction and maintenance, and what falls under yours.

Wood-burning fireplaces can lead to higher insurance rates

Usually, standard homeowner’s insurance covers fire and smoke damages; however, depending on the insurer, you may have additional charges to cover. Most recently, you can anticipate an increase of 2% and higher depending on your insurance carrier.

Implement precautions for fireplace safety

If you are new to fireplaces, you may not yet know the safety risk behind these added amenities. To ensure an efficient and safe fireplace for you and your loved ones, there are some precautions you must take. The top priority is knowing the signs of poor ventilation. An example of this would be a blockage, in which smoke may be blown back into your living space. Never put anything flammable near the entrance of the fireplace, and more conveniently, leave the space surrounding a fireplace empty.  To avoid a fire, never leave a fire unattended, and be cautious of what you chose to burn. And, in case of an emergency, always have a working carbon monoxide and smoke alarm and a ready-to-use fire extinguisher.

Your Google Home or other smart hub will sync with your phone’s grocery list app. Then, whenever you want to add an item to the list, simply use voice commands. 

Having a digital copy ensures it will be with you wherever you go so that you won’t leave it at home. Also, if you’re in the middle of cooking and realize you need something, you can add it to your list right away. The bonus is you don’t even have to use your hands.

4. Save Money on Your Energy Bills

Smart thermostats are an excellent way to conserve energy and reduce expenses. These devices can shut off when you’re away and turn back on when you come home. Also, they learn your ideal temperature and adjust accordingly. Besides conserving energy, you can save up to $140 on your heating and cooling bills per year.

Another benefit of smart thermostats is their convenience. You can control it from your phone  — letting you warm up your home office in the middle of a meeting or while you’re on your way back from a trip away.

5. Take Further Advantage of Voice Assistants

Voice assistants, such as Siri or Alexa, can make your life so much simpler. This may seem obvious, but without really exploring the capabilities of these voice assistants, many people may invest in these devices without building the habit of using them to their full potential.

In addition to playing your music on cue, you can control them hands-free to accomplish lots more. Suppose you’re cooking but need to look up a recipe. You can simply use your smart assistant. Also, if you’re doing work and need to Google something, you can ask right from your seat.

When you live with roommates or family, this can be a great way to conveniently grant them access in the case of lost keys or visitors.

7. Charge Your Devices More Efficiency

Smart plugs can help you power all your electronics remotely so you can adjust your usage from any room in the house. It’s also convenient for those hard-to-reach outlets. Some plugs even offer real-time energy monitoring and recommended on and off schedules.

We’ve already mentioned routines and their capacity to make lighting more intuitive. However, routines can coordinate lots of various smart devices to work in tandem with a central trigger or command. Experiment with these to find routines that work best for your lifestyle

For example, you can set the lights to turn on and music to start playing at certain times in the morning. You can prompt your smart hub to remind you of your scheduled meetings and turn down your lights and thermostat by saying “I’m leaving” on your way to work.

NYC Celeb Sighting: Mayor-elect Eric Adams enjoyed the opening of new splashy Osteria La Baia in Midtown yesterday night

Mayor-elect Eric Adams was out on the town yesterday, Thursday night, enjoying a three-hour dinner at Osteria La Baia, a glittery new Italian restaurant in Midtown Manhattan.

He was joined for dinner by Confidante advisor Ronn Torossian, attorney Frank Carone, and real estate consultant Ed Mermelstein.

Adams said he’d be popping up at clubs and restaurants across the five boroughs as mayor to support and help the industry recover from the devastation wrought by the coronavirus pandemic.

Jessica White Joins Corcoran After 5 Years At Compass

The Corcoran Group,announced that top broker and Brooklyn market expert, Jessica White, has returned to Corcoran.  An announcement of the move was made by Pamela Liebman, Corcoran’s President and CEO.

White, who has career sales volume of over $100M, will now be affiliated with Corcoran’s Williamsburg office. Most recently, she was a top agent at Compass, but White’s successful real estate career began in 2014 when she closed $40M in her first 18 months in the business. Over the seven years that have followed as an agent, including her time at Corcoran, White has honed her experience working with buyers and sellers across a broad range of properties, from multifamily listings to new development properties. 

Adept at all sides of the business, she confidently undertook her first development project four years ago, helping a  developer acquire land in Brooklyn for $760K. The developer built eight condo units and achieved a $4.5M sell-out.  White exceeded all expectations on the project, securing more than $1K per square foot, effectively shattering the ceiling for Bushwick pricing. Fast forward to 2020, she acquired another project with the same developer, this time on a much larger scale with more than double the number of units. Once again, White showed her resilience and strategic mindset, selling all 18 units amidst a global pandemic in just eight short months, once again raising the price per square foot in Bushwick, achieving $1,100 per square foot on a two-bedroom listing in the building.

Cocktails That Will Get You Excited For Fall

Summer is over, and the brisk chill air has hit the city. As the leaves begin to turn and we take out our Aumtmn fashion, you may find yourself sitting by the fire, hopefully with a cocktail in hand, Whether you enjoy a classic apple-based drink or an Irish Coffee to get through the day.

If you’re looking to shake things up this Fall, here are a few cocktails to try:

Grey Goose Apple Martini

• 1.5 Oz Grey Goose La Poire Vodka

• 0.5 Oz Calvados

• 0.33 Oz Ancho Reyes chilis

• 0.5 Oz Lime

• 1.5 Oz Fresh Apple Juice 

Shake over ice, strain into a chilled martini glass, serve with ‘cocktail shimmer,’ and enjoy!

14 Hands Hot to Trot Sangria

• 1 bottle of 14 Hands Hot to Trot Red Blend

• 2 honeycrisp apples

• 2 oranges

• 1-2 cups fresh cranberries

• ½ cup brandy of your choice

• ¼ cup orange liqueur

• ½ cup sparkling apple cider

• 3 ounces simple syrup OR brown sugar

• 5 cinnamon sticks for garnish at the end

Cut up the apples and oranges and leave peels on. Transfer to pitcher along with cranberries. Add brandy, orange liquor, sparkling apple cider, simple syrup and bottle of red wine to the pitcher. Stir, then place in fridge to chill for 2–4 hours. Very important to get full flavors of cocktail! Run orange slice around the lip of glass and dip in brown sugar. Drop cinnamon sticks in glass for final touch.

Thyme Will Tell

Made by The Sea Fire Grill (158 E 48th St)

Ingredients:

• 2 ox Maker’s Mark Bourbon,  

• Fresh Thyme herbs,  

• 1 teaspoon Vermont Maple Syrup, 

• ½ oz Lemon juice 

Muddle a few strands of Thyme. Pour the bourbon, lemon juice and the maple syrup over ice, pour over ice, stir (don’t shake), strain into a coupe glass, or over a large ice cube, garnish with a fresh strand of thyme

High West Whiskey Sour

• 2oz Double Rye!

• 0.75 oz Fresh Lemon Juice

• 0.5 oz Simple Syrup

• 1 Egg White

• Brandied Cherries Garnish

Chill a martini glass. Add all ingredients to a cocktail shaker with ice and shake until chilled. Strain back into the cocktail shaker and shake again with no ice (reverse dry shake). Double strain into a chilled martini glass. Garnish with Angostura bitters and brandied cherries.

Mexican Hot Chocolate

• 2oz Partida Añejo

• 6oz of your favorite hot chocolate

• ½ tsp ancho chili powder

• 1 pinch ground cinnamon

Heat hot chocolate in a pot. When heated, add ancho chili and ground cinnamon and stir until mixed. Pre-heat a mug with hot water; pour out water, add spiced hot chocolate and Partida Añejo, and stir. Garnish with grated cinnamon and a cinnamon stick.

Rob Roy

• 1 oz. Vermouth 

• ¾ oz. The GlenDronach Original Aged 12 Years 

• 3 dashes Angostura Bitters 

• Garnish: Brandied Cherry 

Combine all ingredients in a mixing glass with ice. Stir until very cold and strain into a chilled coupe. Garnish with cherry.

BANANA BREAD OLD FASHIONED

• 2 parts Wild Turkey 101 Bourbon

• ¼ part Banana Liqueur

• 1 bar spoon Allspice Dram

• 1 bar spoon Simple Syrup

• 2 dashes Black Walnut Bitters

Add all ingredients to a mixing glass, add ice and stir. Then strain into a rocks glass over a large cube.

OLD-FASHIONED COFFEY MALT

BY STANISLAV VADRNA

• 1 oz of Nikka Coffey Malt Whisky

• 1 piece of brown sugar

• 3 dashes of cocktail bitters

• Orange zest

Rub the piece of sugar against the orange skin to extract its natural oils. Imbibe the sugar with cocktail bitters and muddle in the glass. Add whisky and ice cubes and stir.

Cranberry Fiesta

• 2 oz Código 1530 Rosa

• 1.5 oz Cranberry Juice

• 0.5 Lime Juice

• 3 oz Soda Water

Shake Rosa, Cranberry Juice, Lime Juice and strain into a glass with fresh ice. Fill with Soda Water.

Spa Girl Cocktails Spice It Up Pear Martini

• 3 oz. Spa Girl Cocktail Pear

• 1 oz. Pear Nectar

• 1 oz. Pear Liqueur

• Juice of 1 lime

• Pinch of Nutmeg

• Pinch of Cinnamon

• 1 Slice of Asian Pear

Pour all liquid ingredients into a glass and stir. Sprinkle nutmeg and cinnamon on top. Garnish with a slice of Asian pear.
