Ingredients

  • 1 Cup Maschio Extra Dry Prosecco

  • ½ Cup Sugar

  • 3 Tablespoons or 6 packets gelatin

  • 2-3 Wine Bottle (or gummy bear if you’d prefer) molds

  • 1 cup cranberry juice for color and flavor

Instructions

  1. Place the wine, sugar, cranberry and gelatin in a saucepan over medium low heat (if you want to keep the alcohol in, make sure to keep under 90 degrees). Whisk for 2-3 minutes or until sugar and gelatin have dissolved. (Stir in a little pink food coloring if making Rosé gummy bears)

  2. Using a glass measuring cup with a spout, pour the mixture over the molds . Use an offset spatula to get rid of the excess and ensure all the molds are filled.

  3. Refrigerate for at least 90 minutes.

  4. When gelatin has set, bears will easily pop out from mold.

  5. Store uneaten wine gummy bears in an airtight container in the refrigerator

5 tips 1st time home owners should know about selling their home

Is it time to sell your home or apartment in the U.S.? Where do you start when selling real estate? The most important questions a real estate seller must answer:

  • By yourself or with the help of a broker (realtor)?

  • For how much? What is the value, and how do I determine it? How?

  • How much does it cost to sell real estate, and whose services may be needed?

It is better to entrust the sale of real estate to specialists who have extensive experience and ready-made cases for clients. By constantly monitoring the market, a company such as Christian House Buyers will be able to offer a profitable solution in the shortest time possible.

Prices in today's market allow you to choose an option that is right for you: a house, a villa, a penthouse, a cottage, an apartment. Selling real estate in America is allowed not only to individuals but also to legal entities. It is recommended to resort to the second method, as it will limit the owner's liability if an accident occurs. Now let's move on to some helpful tips.

Tip No. 1: Make your home look marketable

Before selling, it's a good idea to get the home in order, viz:

  • do a general cleaning;

  • throw out unnecessary items, remove unnecessary furniture, and make rooms seem larger, and remove family photos and personal items.

  • hire professionals to fix broken appliances or utilities;

  • make minor repairs (if needed), such as repainting walls in neutral colors;

  • tidy up the area around the house.

Don't invest too much money in pre-sale repairs: expensive changes, like installing an extra bathroom and re-roofing, don't always pay for themselves in a sale.

Tip No. 2: Compare the property with similar offers

To get a preliminary idea of how much the property is worth, it is recommended to look at similar options on real estate portals and subtract from the average price of about 5% (given that many properties are sold at a discount). Thus, the owner may learn an approximate price and decide for himself whether he is willing to sell on such terms. Next, a real estate agency or appraisal company will give a more accurate estimate of the property.

Tip No. 3: Plan for related expenses

The property seller pays capital gains tax and may also incur expenses for realtor, attorney, and notary fees. If the seller plans to buy another property right away, it's worth calculating the amount of expenses in advance to see if there's enough money for the new purchase.

Tip No. 4: Get professional photos

Before you advertise the property, the owner should make sure that the agency will take pictures. In most cases, the realtor himself will not take high-quality photos. Typically, large agencies work with professional photographers.

Photos are a must. According to a study by Paul Ernesto Carrillo, an economist at George Washington University, the lack of photos reduces the property's price and delays the sale. Conversely, adding 10 photos can increase the sale price by 1.7%.

Tip No. 5: Serve ads for sale

According to the National Association of Realtors, three-quarters of buyers start their home search online. So, in most cases, it's worth advertising a property online unless you're talking about an ultra-expensive, exclusive property that's being sold off-market.

Krug Celebrates Les Creations de 2008 with Chloe Flower and Chef Angie Mar

Nicknamed “Classic Beauty,” Krug 2008 is arguably the most highly anticipated Champagne release of the 21st century. To mark the momentous occasion, the centuries-old Champagne House and Chloe Flower collaborated on two musical pairings inspired by the creations of the year, opening new gateways to the senses.

When speaking of what makes Krug 2008 such a beautiful wine, Cellar Master Julie Cavil notes “Due to the cool and balanced climate of 2008…the grapes could take their time to mature in tranquility, ultimately exhibiting beautiful freshness upon harvest. Surprisingly, despite these mild and constant conditions, we observed great heterogeneity from plot to plot. The beauty of this contrast was the inspiration to blend complementary flavors from different plots including Ay, Bouzy and Ambonnay. Krug 2008 is a great classic of the House.”

Of her composition process, Chloe notes: “The way I approach composing parallels how Krug picks its grapes. Each sound has a critical and emotional responsibility. I play out each instrument separately, violins, violas, horns, percussion, to finetune each voice and its individual role in the greater composition. It is very similar in process to creating a bottle of Krug, and I think that is what produces the best experience in both taste and sound. You enjoy the final arrangement but cannot decipher every individual detail that went into creating it. Instead, you experience something effortless with rich harmonies and depth.”

How to Make Your Realtor Site More SEO Friendly

As a real estate professional, you probably already know that having a clean, modern website is key to getting business. But are you making sure people can find it? In addition to building a website for your business that you can be proud of, following good SEO practices is crucial to bringing traffic your way.

What is SEO?

While SEO or "Search Engine Optimization" can sound intimidating, you don't have to be in a technical position to optimize your web pages and drive results. In fact, there are various things every real estate website owner can do to help improve their online visibility and search rankings. And just in case the importance of this isn't clear, consider the fact that 68% of all online experiences begin with a search engine. There are quite a few ways you can make your site more SEO friendly, some of which are mentioned below.

Create Good Content

Once upon a time, websites were able to rank highly in search engine results simply by jamming in top-searched keywords anywhere they could. Unfortunately, this tactic often meant poorly written content. Now, Google frequently updates its algorithm to weed out poor results. While keywords are still important (more on this subject in a bit), search engines now place greater importance on well-formatted, original content. In fact, 72% of marketers worldwide say creating relevant content for your business is the most effective SEO tactic.

To ensure you're regularly creating content that can be found and indexed by search engines (which will also help with SEO), you may want to keep a real estate blog. This can be its own section of your website, and many WordPress, Wix, and other website builder designs already provide options for them. To improve your visibility in a wide range of real estate-related searches, you'll want to publish a combination of posts that are evergreen (timely year-round), seasonal, and trendy subjects. Word counts can vary, but according to Backlinko, long-form content receives 77.2% more visibility and backlinks (links from other websites) than shorter blogs and articles.

Use Practical Keywords

Each of your posts should be its own original content focused around a specific keyword phrase (Google often does not index duplicate content). And as mentioned above, previous SEO tactics included 'keyword stuffing' that is now frowned upon and outdated.

To achieve modern SEO results, use phrases people are actually Googling rather than just general words. For example, being more precise and optimizing an article around the phrase 'houses for sale in x city' will yield higher search rankings than just 'housing market.' A good tool to use is Google Trends, which allows you to search for real estate-related keywords and phrases that will help improve your rankings. Additionally, leveraging blog management services can help ensure your content is optimized and consistently aligned with the latest SEO trends, boosting both relevance and search engine visibility.

Shorten URLs and Meta Descriptions

Both search engines and users can be confused and turned off by URLs that are too long and complicated. The URLs for each of your pages should be relatively short and straightforward about what the content is about (a good example is websitename.com/articletitle).

Likewise, meta descriptions (the little description that shows up below each search engine result) do not have a direct effect on SEO, but well-written ones are often key to getting web users to click on your site. Keep the meta description at 160 characters or less, or it will get cut off in most search engines and won't be as effective. The same goes for meta titles, which should be no longer than 60 characters.

Use Links

Both internal and external links can be highly effective for SEO. To keep your audience on your website and increase conversions, add internal links (where they make sense) to help them discover other pages. Likewise, linking to authoritative outside websites can help make your website more established with Google.

In addition to the links on your own website, building backlinks from other websites to yours will help establish your site's authority. If you are quoted about real estate in a local news article, for example, ask them if they can link to your website in the article.

Even the most experienced SEO professionals cannot boost a website's rankings in just days. In fact, it often takes months to start seeing real results. Don't be afraid to use tools like Google Analytics to track your progress. Above all, remember that your website exists to provide useful information to both current and prospective real estate customers. When you have great content and are using good SEO practices, success is just around the corner!
