Sales launch at conversion project The Library at 61 Rivington

SERHANT.,recently announced that it's New Development division, in partnership with developer The Horizon Group, has launched sales at The Library, a residential conversion with a contemporary glass addition located at 61 Rivington Street in Manhattan's Lower East Side.

The Library Rivington Off The MRKT.jpg

Originally built in 1905 by architects McKim, Mead & White, who also designed the original Pennsylvania Station, the Brooklyn Museum, the Washington Square Arch, and the campus of Columbia University, the building served as the downtown branch of the New York Public Library until 1950 when it became a dance hall and restaurant, and later the Church of Nazarene.  The recent residential conversion of the property was led by Brittany Marom Interior Design and Issac & Stern Architects.

“When planning the transformation of 61 Rivington Street, we wanted to create a one-of-a-kind, timeless residential building in the heart of the Lower East Side. The former New York Public Library’s rich history was the inspiration behind our old-meets-new design style reflected throughout the facade and interiors,” said Jillian Forman, director, marketing and operations of The Horizon Group. “The Library offers homeowners the opportunity to live in the crown jewel of the neighborhood and we look forward to launching sales with SERHANT. New Development.”

Standing six stories tall, The Library includes three floors of the original Classical Revival facade and three floors of a contemporary glass addition. Special care was taken to preserve the original terrazzo floors throughout the first floor and lobby, and the exposed bricks in select apartments.  Inspired by the property’s history and initial design, finishes throughout The Library include dark wood paneling details, dark wood cabinetry, shaker style doors, and exposed ceiling beams.

“Given the opportunity to design the interiors of a historic building in New York City was an exciting and creative challenge for my firm,” said Brittany Marom of Brittany Marom Interior Design. “The design intent was to restore the integrity of the 115-year old building while creating a modern living environment that speaks to today's market and trends.”

The Library is a boutique building boasting 11 residences ranging from one to three bedrooms, including two garden-level duplex units with private outdoor space and two penthouse units.  Each unit features European light oak floors, oversized windows, natural stone waterfall countertop and backsplash in the kitchen with custom walnut lower cabinets and matte lacquered upper cabinets, radiant heated floors and towel warmer in the bathroom, and Bosch washer and dryer.  The building offers a fitness center, virtual doorman, bicycle storage and community Wi-Fi in amenity areas.  Paying homage to the city’s first open-air rooftop reading room that once stood atop this building, residents will also have access to a shared furnished rooftop space with BBQ.

“As New York comes back to life, we’ve seen an increased appetite for Lower East Side properties and so we’re excited to bring The Library at 61 Rivington Street to market,” said Jennifer Alese, director of new development at SERHANT.  “This is an exceptional boutique building by The Horizon Group that strikes the right balance of historic and contemporary while remaining timeless.  No detail was overlooked in this conversion and development process; buyers are going to love calling The Library home.”

Manhattan’s Lower East Side is growing in popularity and has witnessed a remarkable turnaround in the past year. According to data from SERHANT., the number of transactions in the neighborhood are up 117% year-over-year while the average number of days a unit spends on the market is down 22%. In addition, the average and median sales prices have risen 25% and 38% respectively.

Sales of The Library are being led by The McPeak Team at SERHANT.  Current available units range from $1.25 million to just over $2 million.

How to Find an Eco-Friendly Home When You're House Hunting

When you're looking for a place to live, eco-friendliness often comes to the top of your must-have list. Here's how you can find an eco-friendly apartment to call a home.

Why Find An Eco-Friendly Home?

It is true that most houses and apartments were not built with the goal of preserving the environment in mind. Just because things are like this doesn't mean you have to follow the crowd, though. Caring about the planet is the right thing to do. After all, it is our home. The North American continent is at the forefront of absorbing the need to protect the environment. For instance, each year more than 80 million tons of steel is recycled, and that is almost 69 percent of all steel! Individual calls to be eco-friendly also relate to house hunting an eco-friendly apartment. Here's how you can get started.

Work With Your Real Estate Agent

With the average American having moved six times by the age of 30, real estate agents have risen to accommodate the everyday house hunter. Real estate agents know houses. It's their job, after all. While some prefer to save money by looking for houses themselves, real estate agents know the kind of houses in their respective areas. Your real estate agent is one of your greatest resources when looking for an eco-friendly home.

Do Your Personal Research

Thanks to technology, information is now right under your nose with the Internet and everything. The days of visiting libraries and rubbing the thick dust off the library shelves to look for books are behind us. Due to the popularity of environmental campaigns, websites dedicated to disseminating eco-friendly information have been created. Here you can find information about available eco-friendly apartments. Using this research to help your real estate agent select homes that fit your lifestyle and meet your desires can be incredibly handy.

Examine Your Lifestyle

It is habitual for house hunters to look for a house that they can afford, and that satisfies their lifestyle. Would you consider your lifestyle eco-friendly? If so, you need to find an apartment that maintains your eco-friendly peculiarities. Of course, it's possible that the eco-friendly homes you tour won't meet all of your desires. But that's okay because you can always do a little home improvement. Considering that solar power contributed only 2% towards the generation of electricity in the United States in 2017, your action contributes to more homes powered by renewable energy sources.

Consider The Location

House hunting for an eco-friendly place also involves what you use yourself in your everyday business. If you use plastic bottles to store water, that's a great way of recycling them. However, plastic is prone to fire. A burnt plastic bottle has outlived its purpose, it's thrown away. In contrast, steel containers are durable and they last longer. No wonder they have been used for more than 150 years to collect and transport water. You could move into an apartment in the vicinity of a steel product company to get easier access to steel containers. In searching for an eco-friendly place, location is key.

Finding an eco-friendly apartment is easy when you know what to look for. You just need to communicate with your real estate agent about your eco-friendly preferences that are backed by research and self scrutiny.

Bluestone Facades Across New York City

Caroline Fiske

Manhattan is known for its classic facades such as castIron lofts in SoHo, brick former warehouses in Tribeca, and Limestone of Fifth Avenue. Recently, a number of condominiums are using local Bluestone in order to make their buildings stand out.

Real Estate Development Service company Grid Group, just completed a picturesque customized Bluestone facade on their project at 124 West 16th Street. They are highly involved in every aspect of this development, from the design to the construction and they have been working alongside David Howell of DHD Architects. They designed the Bluestone facade of 124 West 16th Street in-house, which features nearly 1,000 hand-cut slabs in Hancock, New York. The inspiration came from 41 Bond Street in SoHo.

Forbes Stuart who is the Director of Construction at Grid Group, said, "Throughout our entire portfolio, we are dedicated to the utmost in quality construction and design, and we’ve taken it to the next level at 124 West 16th Street. These are classic, elegant New York City apartments with all the modern conveniences, right in the heart of where New Yorkers want to live."

124 West 16th Street is also one of the biggest sales success stories of the year! Within a month after launching sales, there were only two residences left available at the building. Eleven out of the fifteen available residences are in the contract and spoken for, as well as two additional contracts pending. Below are three New York City properties that feature the gorgeous bluestone facades.

124 West 16th Street, Chelsea

Bluestone Facades Across New York City.jpg

There are two apartments remaining at 124 West 16th Street - 5 West for $5.65 million and 5 East for $5.15 million,  both of these gorgeous apartments are available through Nicole Hechter and Masayo Hashimoto via the real estate group known as The Corcoran Group.

With a new reality of social distancing, 124 West 16th Street offers lots of opportunities for buyers. The boutique size of the building means that no residences share a landing with more than one other unit. Every residence has private outdoor space whether it is a balcony, terrace, or rooftop deck.

82 Pioneer Street, Brooklyn

20255347-1_l.jpg

Nadine Adamson and Kelsey Hall of Brown Harris Stevens have just listed 82 Pioneer Street, a private and turnkey 19th century brick townhouse with three exceptional outdoor spaces. Tucked away from the wider world, this three-story, three-bedroom home offers extra convenient gated parking in the back of the lush landscaped garden. Renovated to an exceptionally high standard with a perfect 3 bedroom layout, a well-appointed chef's kitchen, 2 beautiful and modern white bathrooms and an additional powder room, a magical living with floor to ceiling windows overlooking the private deck, upstairs is the master suite with beamed ceilings, skylights, an en-suite bathroom, huge closets and a gigantic terrace with forever views.

Calling it charming is an understatement. High ceilings, oversized windows with stunning park views, exposed wooden beams, painted white floors, exposed brick and a modern facade all add to its appeal. Equally impressive is what you don't see: mechanical upgrades include a super high-efficiency boiler and recirculating hot water system, and a split AC system for all floors. The roof is brand new, and the garden level has been completely mechanically redesigned and is basically a sea worthy vessel.

41 Bond Street, SoHo

Bluestone Facades Across New York City.png

Designed and constructed by DDG, 41 Bond is on one of the best blocks in SoHo, right across the street from Ian Shrager’s Herzog & de Meuron-designed 40 Bond. You can rent the penthouse for $40K a month.

12 Warren Street, Tribeca

Bluestone Facades Across New York City.png

Another DDG project is 12 Warren Street which has a jagged and distinctive Bluestone facade. According to what is being reported on about this building, "The development, which looks like it was pulled outright from a rock quarry, stands out for its use of bluestone on the building's facade. The rocks were quarried in the Catskill mountains in upstate New York. While a bluestone facade may seem out of place in the city these days, the Times says it's part of a larger masonry trend that's becoming increasingly visible in luxury buildings, especially those developed by DDG.” You can buy the penthouse for just under $6 million.
