MNS Announces 1080 Lorimer Launches Sales

Today 1080 Lorimer, the landmark conversion featuring 29 luxury residences located in the heart of historic Greenpoint, Brooklyn, announced today the official launch of sales. Developed by Slate Property Group with sales led by MNS, 1080 Lorimer is offering duplexes, and one- to three-bedroom homes. Pricing will range from approximately $995,000 to $3,500,000.

1080 Lorimer Launches Sales Off The MRKT.jpg

Formerly known as the Greenpoint Savings Bank, 1080 Lorimer was designed by New York architect team Helmle & Huberty in 1906. Steeped in neoclassical style and tradition, the bank has been described as both a “temple” and a “fortress” in one of Brooklyn’s most iconic neighborhoods. The annex of The Greenpoint Savings Bank has been thoughtfully restored into the 29 homes, with the project’s redesign led by architecture firm PKSB. This includes a complete facade replacement utilizing simple materials to create a modern structure honoring the original building’s neoclassical features.

“Our goal for 1080 Lorimer was to preserve the history of the building while creating a one-of-a-kind residence that can’t be found anywhere else in the city. I’m confident we’ve done just that,” said Martin Nussbaum, founding partner of Slate Property Group.

Living in a converted piece of history, one standout amenity is the resident lounge and courtyard, offering a front row view to the awe-inspiring fish-scale-shingled dome topping the building. Additional amenities include a fitness center, private storage and bicycle storage, a video doorman, and package room.

Your First Look At No. 33 Park Row

credit: Donna Dotan Photography

credit: Donna Dotan Photography

Centurion Real Estate Partners has officially launch their landmark project, No. 33 Park Row. The first residential project in New York City designed by acclaimed Pritzker Prize-winning architect Richard Rogers and Graham Stirk of Rogers Stirk Harbour + Partners, the international architecture practice based in London.

Overlooking lower Manhattan’s historic City Hall Park and offering the rare privilege of fully preserved, unobstructed park views from every residence, No. 33 Park Row is an intimate collection of just 30 homes providing great personal privacy. The intimate scale of No. 33 Park Row is juxtaposed with the grand scale of its individual residences, which feature stunning wall-to-wall and floor-to-ceiling windows overlooking City Hall Park.

No. 33 Park Row is a building of architectural significance and builds on Rogers Stirk Harbour + Partners other boundary pushing projects, including One Hyde Park in London, the Centre Pompidou in Paris, and One Monte Carlo in Monaco. While Rogers Stirk Harbour + Partners’ design for No. 33 Park Row is custom crafted for this particular site, one can see in it hints of the firm’s refined sensibility for capturing the unique elegance of park-front living – a sensibility honed at their other projects.

When Rogers Stirk Harbour + Partners’ was approached to consider designing No. 33 Park Row, Rogers and Stirk agreed that the property’s park-front location had deep appeal and made it the ideal choice for the firm’s first residential property in New York City. Their first design decision for the project was to bring No. 33 Park Row’s residential living spaces and shared amenity spaces to the north side of the building, where they would enjoy beautiful northern light as well as unobstructed views over the lush City Hall Park landscape.

No. 33 Park Row features Rogers Stirk Harbour + Partners signature copper screen fins along the building’s exterior that evoke the iconic fins on the exterior of the Pompidou Centre in Paris and One Hyde Park in London.

For the building, Rogers Stirk Harbour + Partners introduced contemporary architectural elements that reference Downtown Manhattan’s industrial- era commercial buildings, including massive windows, decorative copper screen fins around balconies and terraces, and distinctive dark steel framing on the façade. Open-plan kitchens offer the same level of sophisticated design, master craftsmanship, and thoughtful material selection as No. 33 Park Row’s exterior architecture.

No. 33 Park Row is an expression of Rogers Stirk Harbour + Partners’ ability to capture the essence of the places their buildings occupy. Materials, design and craftsmanship inspired by the history of lower Manhattan are brought together to create something truly unique. No. 33 Park Row is a building that bridges past and present and balances the need for retreat with the passion to be at the center of the many shopping, dining and entertainment destination found throughout the vibrant neighborhood.

No. 33 Park Row features a thoughtfully curated collection of services and amenities by Rogers Stirk Habour + Partners, designed to take advantage of the project’s location, light and views, with an outdoor lifestyle in mind. No. 33 Park Row’s amenities include: a fifth floor indoor/outdoor fitness center and yoga studio, outdoor kitchenette and dining area, a 24-hour doorman attended lobby and concierge, rooftop terrace, library, craft studio, screening room and bike storage.

U-ikwbq0.jpeg

Located at the nexus of Tribeca and Financial District, No. 33 Park Row is at the center of a dynamic, culturally fascinating, and continuously evolving neighborhood. The neighborhood is where Manhattan’s story began in the early seventeenth century and where exciting architectural and lifestyle transformations are happening today.

No. 33 Park Row features one- to five-bedroom residences and penthouses, many with private outdoor space, and homes at the building start at $1.825 million. Compass Development Marketing Group is the exclusive marketing and sales agent for the project.

Key Features to Look for While House Hunting

Buying a home can be stressful at any time. But an understanding of the key steps can help you reach your goal and make your dream a reality. The first thing you need to determine is how much you want to spend, the location of your new home, and what amenities you would like. Here's what you need to know.

Ask Yourself Some Preliminary Questions

Before you purchase a home, or even start looking, it's important to ask yourself some preliminary questions. Here are a few of the most important questions you need to ask yourself.

  • Am I going to have a mortgage?

  • Do I have a down payment?

  • Can I afford my desired location?

  • Are property values increasing or decreasing in the neighborhood?

  • Will there be a lengthy commute?

  • Is the school district desirable?

  • Is it within walking distance to activities and amenities?

Once you have the answers to these questions, you can start your home search.

Things to Consider When Touring Homes

When you begin visiting homes, be sure to consider the home's overall "health" so you'll be aware of any potential expenses or challenges you may face if you decide to submit an offer. Ultimately, the inspection will give you an official report of the home's condition and quality, but be aware of the following:

  • Structural cracking and defects

  • Water pressure and plumbing

  • Electrical issues

  • Doors and windows

  • Roof and exterior quality

  • HVAC system

When you're performing these cursory checks, make sure you check to see if the filters on the furnace and air conditioner have been replaced. You can reduce energy consumption by 5% to 15% with proper maintenance.

Remember to Look at Storage Space

Make sure you allow yourself enough time to take a thorough inventory of all your possessions. One of the most important things in any home is the amount of storage space. If you currently do not have enough, make sure your new home has plenty for all your things or downsize.

If you trim down the amount of "stuff" you have, you can possibly consider a smaller home. But if you find you cannot part with your things, consider storage. There are many storage facilities around every town, so there will probably be one near your new home. Prices are down considerably at storage facilities. Small storage spaces are down nearly 46%, medium spaces by 42%, and large spaces by 31%. It is a perfect solution for those having a problem parting with their property.

HOAs

Many single-family residential communities have a homeowner's association (HOA) structure to maintain a clean and cohesive atmosphere in the neighborhood. Also, when you buy a condominium, apartment, or townhouse within a planned development, you will also encounter the HOA structure.

As many Americans have a 25% chance of buying a home that's a part of an HOA, you must consider if you're willing to pay or can afford to pay the monthly association dues. The HOAs generally cover common areas such as neighborhood parks, green spaces, sidewalks, swimming pools, and trash removal. In a single-family residential HOA structure, homeowners are responsible for their own home and yard maintenance.

While home buying can be a challenging experience, it can also be fun and exciting. If you do your homework ahead of time, prepare to be organized, and know going forward what you want in your new property, you will enjoy the experience.
