Storms and floods can damage your roof and flood your basement. Know what to expect from a water damage restoration company to ready your home.
Real estate investors are always on the lookout for good properties with the potential to generate steady income from rentals or profit from flipping. Bargain prices on vacant homes may signal opportunity, but they could also be red flags indicating expensive problems ahead. Consider the pros and cons of buying abandoned property.
Bargain basement prices are the major advantages of buying an abandoned home. Depending on how long the house has been unoccupied, many repairs may be necessary, but that means less competition from other potential buyers. An owner who has abandoned the property is likely to be motivated to address whatever financial distress drove them to leave the home vacant.
If the home is in a good neighborhood, renovation can bring its value back up to or even above local market value. As a result, prices in the immediate neighborhood can rise because the blight of an abandoned property has been resolved.
Determining if the property is truly abandoned can be difficult. A detailed title search to identify the current owner might be necessary, and even then, they may be difficult to contact. A bank or municipality may have taken ownership due to nonpayment of a mortgage or property taxes. In an ordinary sale, the seller would be required to provide disclosures about the condition of the home. But an abandoned or foreclosed property will sell as is, and it’s on you to pay for a thorough inspection.
Repair costs can also be significant for abandoned properties. You can expect abandoned properties to have issues with the roof, plumbing, electrical, or HVAC systems. Other defects, such as insect infestations, foundation problems, and rot, aren’t as easy to detect. Other risks of vacant properties include damage from vandalism, fire, leaks, and even squatters. You should ask for expert opinions on all potential defects in the home before buying.
Be sure to have a contingency fund in place - typically at around 10% of your overall project budget - which should help with these often inevitable unexpected costs that can arise," says James Durr of professional we buy any home company Property Solvers.
When considering buying abandoned or foreclosed properties, you should carefully consider your budget and plan. Whether your intention is to repair the home and rent it out or to renovate and flip it, you could face some nasty and expensive surprises once work begins. Time is money in these cases, so set aside sufficient funds to cover repairs as well as the estimated time to make the home livable and find a tenant or buyer.
It's possible to generate income or profit from abandoned homes. The surrounding neighborhood, the extent of repairs necessary, and the resulting appeal of the renovated home determine whether the property can generate a return on investment that makes the purchase worthwhile.

Esteemed Bordeaux winery, Cos d’Estournel, released its new Michel Reybier 20th Anniversary Case on October 20, 2020. The collector’s item pays homage to Cos d’Estournel’s owner, Michel Reybier, and his successful 20-year tenure with the centuries-old winery. The 12-bottle case includes two of the six best vintages released under his direction and an invitation for four guests to visit the winery for an extravagant lunch.
“I am proud to say that year after year, the dedication of our teams and the quality of the work we carry out in the vineyard and the cellars have always paid off,” says Reybier. “It is a labor of love, one that requires patience, determination and precision, day in and day out, to bring our remarkable terroir to its fullest form of expression.”
Back in 2000, Reybier was taken with the estate’s history and found himself seduced by the idea that its chateau was entirely devoted to winemaking. Most of Michel’s investments over the last 20 years have been aimed at equipping the estate with the most advanced techniques possible. A selection of the 20th Anniversary Case vintages were made using the first-ever vinification cellar with a gravity system.

Initially spending 18 years in a combination of refill casks, the whisky has undergone a finishing period of around 4-5 months in First-fill Pauilliac wine casks, a rich and complex red wine from Bordeaux. Stephanie carefully monitored maturation and flavor development in the casks until the desired flavor profile had been achieved. Pauillac is a robust wine, so the goal was to use this cask type to complement and elevate the signature character of ABERFELDY, not mask it. ABV 43%

This wine is made from the oldest vines of the Salco vineyard – with a vine age of over 30 years. The grapes are slightly overripe, and following fermentation in wood, it is aged for two years in botte and tonneaux barrels and another two years in bottle before release. This wine is dedicated to the Alliance Vinum project, the union of six great Vino Nobile producers, aimed at the growth of the Vino Nobile appellation. The 2015 vintage proved to be a year with a balanced climate for the territory, characterized by an extremely hot August which greatly calmed the acidities: the resulting wines are meaty and decidedly soft, “to eat and to drink.”
Residents of The Max, TF Cornerstone’s luxury apartment complex in Hell’s Kitchen, are able to enjoy an expansive work from the building’s courtyard. TF Cornerstone has collaborated with karlssonwilker and a team of painters from ArtFX Murals are unveiling one of the largest murals they’ve ever worked on, and one of the largest in New York City.
In collaboration with the Poetry Society of NY, the commissioned work of 10 local poets, each designated to specific neighborhoods within the TFC portfolio, are included. The public domain poems also share a NYC theme. The poems focus on putting poetry in unexpected places and creating opportunities for New York poets to share their work outside of the typical literary and academic circles.
In the works since 2016, the project began by exploring the rich history of the Hell’s Kitchen neighborhood, culminating in a vision of TF Cornerstone's evolving skyline within NYC's historical landscape. The mural also reflects the foundation of TF Cornerstone - a company rooted in family and community based development.

A life spent dealing with allergies can be tough, especially when you struggle in your own home. But there are many things you can do to remove potential irritants, making your time there more tolerable. Here are some surprising ways to allergy-proof your home.
Many potential allergens exist throughout your home. You can control most of them by following some basic steps.
The first tip is to monitor the temperature and humidity in your home. The ideal range for a home temperature is between 68 and 72 degrees with humidity kept below 50%. Staying within these guidelines will limit the growth and spread of allergens.
One of the most common varieties of fungi capable of infiltrating the home, mold presents a danger to all who live with it. Closing doors and windows can help control moisture in the home. If there’s a rise in humidity, running a dehumidifier can help lower the risk of mold infestation. Should you suspect that you may have a mold problem, you may wish to order a home mold test kit online just to make sure that this is the case before calling professionals out to remove it so that you are able to safely be in your home again.
An insidious habit on its own, smoking can wreak havoc for allergy sufferers. All smoking should be done outside of the home and away from any doors and windows that might allow the clouds of smoke to gain entrance.
Steps can also be taken to remove allergens from individual rooms. Here are some surprising ways to allergy-proof the different rooms in your home.
The best way to stop allergens thriving your bedroom is to wash your sheets and blankets at least once each week. You should also remove knick-knacks and trinkets from the room that only serve to collect dust. Finally, choose furniture that’s easy to clean to prevent dirt and grime from taking a foothold.
In the kitchen, a vent above the stove is an often-underused tool. It can work wonders for removing allergens. Tossing away expired food can stop the growth of bacteria, and prevent possible infestations of rodents. Regularly clean your cabinets and countertops to prevent dust from gathering, and possibly ending up in, your food.
Certain materials will trap allergens, which can make cleaning some furniture nearly impossible. Purchase all wood furniture or seating that is upholstered in leather. Exercise caution when placing potted plants to prevent a mold infestations from the soil’s moisture. Curtains and blinds should be cleaned regularly to prevent dust buildup.
The allergy threat from mold growth in the bathroom should be your number one priority. Install and use an exhaust fan to help remove moisture and humidity. If your bathroom is carpeted, consider removing it; trapped moisture can cause mold to thrive. You can install tile or use a mold-resistant paint to decorate without the risk of allergens.
