While you might have been more than happy reaching for your backpack, grabbing your passport and catching the first flight you spotted when you were younger, nowadays you are keen to take a more measured approach to your travel.
With the world seemingly opening up to travelers, it is now easier than ever to reach the farthest corners of the planet. You need to consider where you want to go, what you want to see and what you want to achieve when out and about. Depending on the length of time you have for your jaunt, you might want to think about immersing yourself in a culture for an extended period of time, you might fancy squeezing in as many sights as possible during a fortnight, or you might have a year to embark on the journey of a lifetime. However long you have for your trip overseas, it’s vital that you prepare and plan to ensure that you get the most out of your time away from home. Take a look at these essential things to prep to ensure that your wanderlust adventures are everything you dreamed of.
Paperwork
Yawn! Yes, paperwork has to be the most boring aspect of trip preparation. However, don’t put the time in prior to boarding your flight, and your trip overseas could fail at the first hurdle. It’s vital that you have all of your documentation in order. For many countries across the globe, you need to apply for a visa prior to travel. Don’t leave it until the last minute and check all of the requirements you need to meet to ensure a visa is viable.
Sometimes you will need to have a skeleton itinerary available for consulate staff to see. At the very least you may need to show copies of your hotel reservations and flight schedule. It’s good practice to have these copies available in any case, so that you can pack them in your backpack should you need them when abroad.
Ensure that your passport is in date and that you have travel insurance. While you may feel invincible, it only takes one undercooked piece of meat or one slip when skiing to cause you a major ailment that will require insurance coverage.
Learn The Lingo
If you are heading to a far flung exotic destination where the population speaks a different language, it’s only courteous and respectful to learn a little bit of the lingo. While English is widely spoken across the globe, it’s arrogant for you to expect a person to speak your language when you are visiting. Heading to Mexico? Why not take a course of private Spanish lessons to help you learn basic greetings, important phrases, and vocabulary that you might need while you’re away.
People love nothing more than hearing a visitor to their country trying to order a meal in their native tongue rather than simply shouting in English in the hope that saying something louder in a different language makes it easier to understand. Learning a language can be ridiculous amounts of fun and if you opt for the private tutor led sessions, the chances are that you’ll be able to learn an awful lot in a short period of time; ideal for when you’re traveling and need to learn the lingo fast.
Backpack
While many people swear by wheel on luggage, a backpack can be the most flexible luggage choice for a traveler. Even if you are heading abroad for a good few months, don’t opt for anything larger than forty liters - there’s no point. You will have to wash your clothes along the way so just take enough for a week’s worth of outfits. Some people go with even less and can manage more than adequately. For ease, ensure that you select a backpack that is front loading. This saves you opening your backpack, only to rifle through goodness knows how much gear before you reach your headphones at the very bottom of your bag. Front loaders are more like suitcases and save a lot of hassle. Keep it under forty liters, and you can have simple carry on luggage meaning it’ll save you the hassle of checking anything in. Bliss!
Venturing overseas for a small break or a trip of a lifetime deserves the prep it needs to ensure that you enjoy your travels to their fullest. Prep for your wanderlust adventure and you could have a truly life affirming experience.

Last night, as the US Open quarterfinals kicked off with Serena Williams beating out Karolina Plišková and Rafael Nadal narrowly advancing against Dominic Thiem. The only thing rivaling the heat of the matches was the heat of Victoria's Secret Angels Sara Sampaio and sisters Bella and Gigi Hadid, who were in the audience to cheer on their favorite players.

Over in the Grey Goose Suite, Sara was seen living it up as the matches got more and more intense. The Portuguese beauty adhered to the theme of the night, sporting a playful baby-blue tennis-inspired dress, with tie-up shoulder straps and a ruffled top half. She sipped on the Grey Goose Honey Deuce—the official cocktail of the US Open—while flirting with her longtime entrepreneur beau Oliver Ripley.

Buying a house or an apartment at home is quite a process already - so becoming the proud owner of a property abroad must be even more difficult. The trick to either owning property in another country or becoming an expat is to do your homework first.
Since you don’t know the country abroad as you know your home country, it’s way too easy to either be maliciously tricked into something or simply misunderstand the conditions - and when we’re talking about a large amount of money, it’s better to be safe than sorry.
Use this guide to understand the property market in the country you’re considering as well as what you need to do to make sure you’re fully up to date before you sign any papers. That way, you can enjoy your new house or apartment as soon as possible, and with a bit more confidence.
If you haven’t considered purchasing land, a house or a property in a foreign country, you might be wondering why so many people are starting to do it. First of all, it tends to be a lot cheaper than at home. So much so that you might not even need financing for it - just use your savings and pay up straight away.
Secondly, you’ll be able to use the property as an investment or as a place to live if you’d like to become an expat. Your life will be significantly more affordable, that’s for certain, and you’ll no longer have to pay down on your mortgage or rent every month if you don’t have a place in your home country as well.

While you probably wouldn’t go to these lengths when buying property at home, you need to safeguard yourself as you simply don’t understand the market as well.
Make sure that the lawyer is fluent in both languages and has a good understanding of how it is for foreigners to buy property there. It could save you from making a major hiccup with your money so get this one over with right away.
If you have found a real estate agent you can rely on as well as a lawyer that’s knowledgeable competent, it’s time to find a place you’d like to buy. This both will and should take quite some time in terms of researching and considering - so make sure that you don’t rush into anything before you’ve done your homework.
Finding a place that you love and would like to own doesn’t mean that you’ve come to the end of the road, though. It’s actually just the beginning. The property of your dreams have been found, you’ve researched and talked to everyone that’s relevant, and you’ve got financing for the place. Now it’s time to sign those papers. Don’t put your name on anything before you know that you’re able to understand everything it says on those documents, though, even if you think that you’re slightly fluent in the language.
Get them translated right away, and make sure that you have someone nearby who understands both languages and can guide you through the process. It’s an important point, and the best way to safeguard yourself against those who would like to take advantage of naive foreigners.
Buying property abroad can be quite a challenge as the laws and regulations can be completely different from those we have at home. That’s why you absolutely need to take your time, research the location, and get a network of contacts that can help you throughout the purchase process.
Once you have it, you’ll hopefully think that purchasing it was a breeze - but you don’t want to look back at it and think it was a nightmare. Take the precautions even though it seems a bit like a hassle, and you’ll make your dream about owning property abroad a dream soon enough.

The Right Price
The price of your apartment is going to be important - so this means you need to know your budget. It can be all too easy to ignore the price if the apartment is beautiful and the views are even better, but it isn’t a good idea to go over your budget for this.
Set a budget before you even start your search. What can you afford, and how long for? Whether you’re staying for one week, a few weeks, or a couple of months, make sure you know your numbers as accurately as possible. Make sure you think of anything else you’ll have to pay for, such as food, utilities, gym membership, social activities, and more so that you don’t overshoot and end up choosing somewhere you can’t afford in the long run. You don't want to have to move to another, more affordable apartment once you’ve settled in!
Always look at the price of an apartment before looking deeper into information and pictures so you can avoid falling in love with something that you can’t afford. It can be a good idea to make a priorities list before you go to viewings so you end up staying in a place that is perfect for you. For instance, would you like a kitchenette, and somewhere you can wash clothes? Or are you happy with a laundrette near by? Think up as many possibilities as you can, and don’t forget to make notes so you remember to look for these things when visiting a rental. Try to stay focused during viewings, writing everything down and looking for what you need. Don’t be dazzled by views and things that are considered non-essential!
Considering Public Transportation
Knowing what you have nearby will be a huge help if you’re planning on renting somewhere. You want to have the right facilities and amenities - public transport is especially important, even if you plan on using a car some of the time. Public transport can save you a lot of money in the long run, so see if you can easily access it from your chosen apartment. Saving money on things like gas, car insurance and maintenance leaves more in your budget to put towards to monthly rent and other expenses.

If you want to make money, then real estate is a very fine place to start. Most people know about the real estate market, with people buying and selling houses all the time. Today’s blog is all about how you can make money with real estate. Yes, you can buy a home and sell it, but I want to introduce a few alternative money-making theories. Check them out:
I think the most popular method of making money with real estate is by renting out your property to other people. It’s relatively affordable, you get regular payments every month, and you don’t really have to do that much.
If you have money to invest, then you can buy a property to rent out. Don’t worry if you can’t afford to buy a home, there are alternatives out there. Things like static caravans, small bungalows, and flats are all excellent rental property ideas that are much cheaper than full-on houses.
Even if you don’t have enough money to invest in any form of real estate, you can possibly call upon your own property to make money. If you own the home you live in, then you could consider renting out a room and generating money that way. Build up your fortune, then use the money to invest in a rental property - easy!
A common misconception is that ‘real estate’ only refers to houses. However, the reality is that land is also part of the real estate market, and it can be a real money maker. There are plenty of people out there who have land that they’re not really getting any use out of. Perhaps it was handed down through generations, or maybe you bought a house that came with some extra land. Either way, you need to make the most out of it!
There are three main ideas:
Build property on the land
Get paid to have wind turbines/solar panels installed on the land
All three of these ideas generate a fair bit of money in various ways. Obviously, selling the land is a good way to get money pretty quickly. But, if you fancy investing your own money in the land - and getting a bigger return - then building property is a great idea. There are tonnes of companies out there like Lowe Design & Build that can help you develop and build a house from scratch. After you do this, you can then sell the property for a profit, or rent it out for a regular stream of income! As for the third idea, a lot of local governments or energy companies are keen to try and improve the number of renewable energy sources in the country. Therefore, they look for empty land to build turbines on or create a solar panel farm. If you own the land, they will pay you for this, and you can get a fair bit of cash every quarter from them.
It’s far too common to see someone living in a home that’s just too big for them. What I mean is they don’t really use all the property that they’ve been given. They might have a 3 bedroom house, but only ever use one bedroom. The second bathroom is never used, and it’s just a waste of a home.
There are usually two groups of individuals that fall into this category; people who no longer need their big family home as the children have all flown the nest or individuals that inherited a home from their parents. There’s also a third group; people that just bought a home and never ended up using it to its full potential.
Regardless, if you currently own a house, think about whether or not you actually use all of it. Instead, it may be better to downsize to a more practical home. In doing so, you can either sell your property and get lots of money from it right away, or you could rent it out. Either way, downsizing is an effective way of making money from real estate as you can free up the money that’s tied up in your home.

The Hampton Classic began Sunday, August 26th, 2018 and is running until September 2nd, 2018. There are a lot of competitions, competitors, and of course beautiful horses. A lot of time and effort has gone into the Hampton Classic Show. Here are a few of our favorite photos thus far from the Hampton Classic:

The landscape of Texas is varied and intriguing. There are forests, desserts, well populated and practically deserted areas. It has everything, which makes it one of the perfects states to visit if you are looking for an adventure. It’s home to cities such as Houston, Dallas, Austin and San Antonio and fabulous tourist attractions such as the Houston Space Center. This means that there is absolutely loads to do, and it can be difficult deciding on a place to stay that allows you to see as much as you can, without missing out. So, here is a look at some of the best things to do during your trip to Texas. Use it to write your own personal to-do list.
Eat
If there is one thing that you have to do while in Texas, it’s eat. You could easily travel around the state eating a different, yet equally amazing burger every night of the week if you wanted to. Food in Texas isn’t fancy. It’s traditional, good, honest food without frills and whistles. Stick to classics like fried chicken, burgers, ribs, chili and pecan pie to enjoy Texan food at its best.
Explore Enchanted Rock
Enchanted Rock is a pink granite mountain, surrounded by national park, 17 miles north of Fredericksburg and if you are looking to explore and get a little adventure, it’s the place to be. You can spend your time climbing, hiking, bird watching, geocaching, taking in nature or you can camp for the night, and spend your time staring up at the stars.
See The Cowboys
If you are after some sport, stay in a hotel near AT&T Stadium in Arlington, Texas. Arlington is home to shops, restaurants, and the world-famous Dallas Cowboys. No trip to Texas would be complete without taking in a game, and if you’ve never seen an NFL game before, this is the perfect place to start.
Visit The Alamo
You’ve probably heard of The Alamo. But, do you know anything about it? In 1836, 200 men made a stand for Texas in a battle at the Alamo, which was converted into a fort. While the Texans lost this specific battle, they went on to win the war of Independence from Mexico. It’s a massive part of Texan History and something you should take the time to learn more about during your visit. Nowadays, you can tour the fort, church, barracks, and arcade. There’s a gift shop, and museum and tours are either self-guided, or audio led.
Go to SeaWorld
SeaWorld in San Antonio is a marine research center, aquarium, theme park, and oceanarium. It’s the perfect place to spend a fun-filled day, learning, exploring and letting your hair down, especially if you are traveling to Texas with kids. The site opens at 10 am daily, and there are plenty of seasonal specials and guest exhibits as well as the permanent displays and shows. Check online to see what’s on and check prices before your trip.
Head to the Space Center
At the Houston Space Center, you can learn about NASA’s current and most famous missions, watch science shows and learn all about space and planets. You’ll be able to check out both modern and historic mission control stations, and you might even be able to meet an astronaut.

Corcoran just listed the famed Tick Hall in Montauk for $62M, owned by talk show host and author Dick Cavett – it has been part of Hamptons and Montauk lore for 135 years, when it was first built by the infamous Stanford White as one of the “Seven Sisters” of shingled homes known as the Montauk Association.
The actual structure of how the current iteration of the home came to be is fascinating: Tick Hall tragically burned down in 1997 in an accident possibly linked to a roof repair, leaving only the chimney standing, and years of family heirlooms and antiques destroyed.
Cavett and wife Carrie Nye vowed to build and exact replica on its place, not allowing any updates or even to fix any mistakes of the original home. With no plans remaining of the homes, the couple relied on photographs, their own memories, and even unorthodox methods like measuring the height of their actual pet dogs, because they had a picture of them jumping up on a windowsill. The rebuilding of the home was the subject of a 2003 documentary, “From the Ashes: The Life and Times of Tick Hall.”
