Space-Saving Alternatives to the Classic Dining Room

Square footage can be a hot commodity when it comes to living space. Urban rentals are especially notorious for a lack of space. When physical space is limited, a dining room or designated dining area may be the first thing to go. On the flip side, you may find yourself needing your dining space for another purpose.

Given that most people don’t use a formal dining area these days, that space may serve you better if you use it in another way. Whatever your dining space needs are (or aren’t), there’s a solution for you.

1. Multipurpose Furniture Arrangements

If you’re looking to add a dining area to your rental but your square footage to work with is less than plentiful, you might want to consider a multipurpose furniture arrangement. Especially when you’re renting, you won’t be able to expand your space, so it’s important to utilize the space you do have in the smartest way possible.

Maybe your rental has a built-in furniture feature, such as a window seat or extended kitchen counter. If you have a window seat, you can use it as a reading nook or lounging spot, but a table and some chairs can turn it into a functional dining area.

With 86% of home buyers preferring a kitchen/dining area combination, it’s likely you may have some extra counter space that you can add a few barstools to, and it can serve as a great spot for entertaining or your everyday dining needs without the need for a formal dining set and designated room.

If you’re creating a space entirely out of your own furniture, consider using benches or tables with extra storage. This can offer you a solution to a lack of storage, or allow you to use this space for multiple purposes.

With the advent of remote and hybrid work, you may need to use your dining area as a workspace as well. Simply stow away your work materials when you’re clocked out, and enjoy your meals in a cozy dining area.

2. Utilize Other Areas of Your Living Space

Even if you don’t have a dedicated dining area, you might have another area that can double as a dining and living space.

If your rental is blessed with an outdoor living area and favorable weather, consider adding a dining set to your outdoor setup. Depending on the space, you may be able to accommodate a bistro set or a formal dining set. Either way, adding dining space to your outdoor living setup can give you the benefits of outdoor time and the perfect place to enjoy your meals, weather permitting.

Unfortunately, not all of us have the luxury of a usable outdoor area or the climate that allows for its use. Without a dedicated room or area for dining, you may have to make your own with the living space you do have. If a lack of square footage is your main concern, try some space-saving techniques like using the corners and wall space you do have available.

3. Use Your Dining Space for Another Purpose

You might find yourself needing more space, but not for a dining area. Maybe you have a formal dining area and an eat-in kitchen, and don’t utilize your dining space often enough to justify keeping it around for that purpose. 

If you have a dining space in your home that you don’t find yourself using, you might consider using that space for something else that will serve you and your lifestyle better.

Depending on the setup of your living space, a guest room may be the perfect replacement for your formal dining area. Even if this has less privacy than you’d like to offer your guests, using room dividers or curtains can supplement both privacy and an aesthetic touch.

With the right vision, an unused dining area can provide an excellent home for really any spatial needs you may have outside of mealtime. If you find yourself getting a lot of work done at home, give yourself an adequate space for productivity and turn that dining area into a home office.

You can also take a break by attending the Jukebox Jive dinner theater show in Lancaster, PA, or enjoying a nearby entertainment event to recharge and refresh your creativity. Balancing productivity with fun can help you maintain motivation and avoid burnout.

A keyboard and drums might find a home in your repurposed dining area if you’re a musician looking for a spot to practice. You might even want to swap out the dining table for a pool table and enjoy your new game room.

Get Creative With Your Dining Space

Whether you find your dining area becoming dispensable in your lifestyle or you don’t feel you have enough space for a dedicated dining space, there’s always an answer to your problem. Even if you’re renting, one of the most exciting things about having your own space is making it yours. Getting creative with the limits put on your living space can make it feel all the more like home.

New York City Luxury Towers Inspired by New York History

Design inspiration can be found all over New York City thanks to the city's landmarked buildings and overall rich architectural history - not to mention its vibrant parks and green spaces. Now more than ever, architectural firms are looking at a building's environment to inspire its facade and overall exterior as a way of storytelling. With design steeped in New York City history, the new buildings listed below tell their own unique story of New York City's past and present.

150 East 78th Street

Located on the corner of 78th Street and Lexington Avenue, 150 East 78th Street - the condo development designed by award-winning architectural firm Robert A.M. Stern Architects - features an arched opening on 78th Street flanked by windows and metal detailing all painted a rich distinctive shade of green at the base of the building - a first for RAMSA and an ode to the metal conservatories that once existed in the surrounding Upper East Side neighborhood. The metal detailing and conservatories in a rich green continue as the eye travels up the building's facade and play beautifully against the warm tones of the brick and limestone façade.

200 East 83rd Street

Rising approximately 500 feet above the corner of 83rd and Third Avenue, 200 East 83rd is its own celebration of the Upper East Side's architectural romance. The tower's traditional masonry façade of hand-laid Indiana limestone is embossed with wildflowers that were native to the area. Robert A.M Stern Architects wanted to pay homage to this historic location by memorializing these now extinct New York flowers in a way that would provoke people to want to learn more while bringing a little bit of the past to the present. These intricate and eye-catching details are carved around the building's elegant custom-brushed blackened nickel front door, allowing them to be admired at street level. Expanding on the classic Upper East Side tradition, the building also features sculpted railings that echo the street’s treelined greenery.

Front & York

Designed inside and out by celebrated architect Morris Adjmi, Front & York is introducing the first opportunity to live in a full-service, luxury urban oasis in DUMBO. Inspired by DUMBO’s iconic Belgian-block streets and historic warehouse architecture, Front & York’s highly detailed, hand-laid brick façade is made of 1.2 million custom-made Glen-Gery bricks in a distinct hue that reflects the color of the surrounding streets. The intricate façade of the two 21-story residential towers is topped with a scalloped, custom-molded concrete superframe crafted in New York’s Hudson Valley, and the base of the building showcases signature arches inspired by the spandrels of the nearby and iconic Manhattan Bridge.

Vandewater

Vandewater is the first luxury residential condominium of its kind on Manhattan’s West Side. Located in the vibrant neighborhood of Morningside Heights, Vandewater offers 183 residences ranging from studios to four bedrooms. Designed by the celebrated INC Architecture & Design, the building is a fresh representation of the local classical neo-gothic architecture of the Manhattan neighborhood of Morningside Heights. A veteran of Parisian restaurants such as the Michelin-starred Le Quinzième – as well as Cyril Lignac’s Aux Prés and Le Chardenoux – Palazzo formally joined the Foragers family in February.

“My grandfather was actually from Sicily, so our Mediterranean-with-a-twist menu feels completely authentic to me,” says Palazzo, who began cooking for his own family during his early childhood in the Ivory Coast. “Plus, I’m a long-time Chelsea resident who’s been eating at Foragers for years – they just didn’t know that I was a chef!”

The reopening of Foragers Table marks the latest milestone for co-owner Castellani, the creative mind behind Dekalb Market Hall – the largest food hall in all of Brooklyn – along with The Hugh Food Hall in Midtown. In April, Castellani will open ANA Bar & Eatery, an all-day restaurant, marketplace and eatery at The Hudson Yards. 

Foragers Table is open Tuesday through Sunday for dinner service only starting at 5pm to 10pm. For reservations or more information, go to OpenTable or visit www.foragersmarket.com/restaurant.  Foragers Table is located at 233 8th Avenue in Chelsea.
