Frampton Co’s vision places an emphasis on volume and warmth across all the residential interiors, working across a diversity of spaces to produce several unique layouts. A complex, architecturally involved achievement that highlights grand double-height spaces and sweeping park and city views, while also providing a refined sense of comfort and containment to high-rise living through organic materials and custom millwork. The home features 3,656 square feet of interior space and 1,756 square feet of private exterior space.
Helmed by principal Elena Frampton, the studio created a sense of ‘livable modern’ complete with characteristic elements of surprise in the details and customizations. “A true sense of home is what rooted our design,” says Elena. “We focused on refinement, layering neutral color palettes and sculptural lighting that allows the proportions to shine, while using fine finishes as charismatic moments of discovery.”
Anchored in imagination, the Frampton Co team envisioned a cast of distinguished buyers and how they would inhabit the space. The wide-plank oak flooring, open concepts, and generous proportions provide a serene canvas for everyday life and backdrop for occupants’ personalization. In the baths, Frampton Co introduce subtle, livable pattern with geometric mosaic tile in the powder room, striped stone feature wall in the secondary bath, and herringbone patterned stone feature wall in the master bath. The kitchens feature extra thick marble countertops in a classic white, with sculptural lighting overhead.

Museum of Arts and Design’s (MAD) recently appointed Nanette L. Laitman Director, Tim Rodgers, opened the twenty-first edition of MAD About Jewelry on Monday, December 6, 2021, saying, "Welcome back to the Museum and thank you for welcoming me to my first MAD About Jewelry. Thank you to our MAD About Jewelry Director Bryna Pomp for championing one of the Museum’s most beloved benefits, showcasing designs of more than 40 emerging and acclaimed US-based jewelry artists."
The week-long show and sale of one-of-a-kind contemporary jewelry opened with a benefit evening honoring esteemed educator and advocate for contemporary craft Helen Drutt English. MAD Board Chair Michele Cohen lauded Drutt as the Founder and Director of her eponymous gallery in Philadelphia, which was among the first galleries to make a commitment to the modern and contemporary craft movement. She has transformed our understanding and appreciation of craft. For the past 35 years, Helen has been an integral part of MAD’s history to showcase artists advancing jewelry as an art form. "
The annual MAD About Jewelry acquisition prize was presented to artists Amy Lemaire and Michael Nashef. MAD's Deputy Director of Curatorial Affairs and William and Mildred Ladson Chief Curator Elissa Auther shared "Each year this award is presented to luminaries in the field of jewelry. The prize is in keeping with MAD's long-standing commitment of presenting jewelry as an art form. We are the only American museum with a gallery dedicated to the display of contemporary and modern studio jewelry with our own collection of more than nine hundred pieces. Pieces from Amy and Michael now join our collection."
Chairs for the evening were LaVon Kellner, Deidre Quinn, and Kay Unger. Advisory Committee members attending included MAD Board Members Michele Cohen, Marsy Mittlemann and Barbara Waldman, as well as Susan Ach and Ted Taylor. In the latter half of 2021, the housing market exploded. The average American home cost $287,148, a 13.2% increase from May of 2020. Home sales rose to 6.8 million.
Experts agree that changes are coming on the cusp of the new year. But is the housing boom about to bust? Unlikely. If anything, the market may cool by a few degrees, but it's in no danger of crashing or experiencing other instability. Here are eight housing market trends experts anticipate for 2022.
Buyers are still in the market for properties – experts believe this trend will continue throughout 2022. However, buyer demand isn't increasing at the same frantic rate across the entire country. The south and west coast lead the nation in high buyer demand.
Properties continue to sell in approximately 18 days, and most homes sell with an average of three offers. You can expect this trend of homes moving quickly to extend into 2022.
According to the national inventory of active housing listings, 2021 witnessed a decline of 22.2% in total inventory. Compared to last year, the catalog of newly listed homes also decreased by 3.9%.
Experts anticipate 2022 will essentially look the same as the previous year. So home buyers will have to work harder to find the perfect home, while sellers should note this is another good year to put their property on the market.
In 2022, it’s likely the growth of home prices will slow somewhat. Experts at Freddie Mac believe the prices will grow at a rate of 5.3%, which is lower than the 12.1% increase last year. Zillow takes a moderate stance of projecting an 11.7% rise in housing market prices. However, analysts at Goldman Sachs estimate home prices will expand by 16% in 2022.
Beginning in September 2021, the government lifted its temporary ban on foreclosures, and the country saw a rapid increase in evictions due to missed mortgage payments. Foreclosure filings increased by 24%, compared to before the foreclosure ban, and were up by 102% from September 2020.
Because of the end of the foreclosure ban, experts largely expected this jump in numbers. It's also important to note that our nation's foreclosure rates are still historically lower than average. Due to these factors, the rate of foreclosures will likely plateau and remain consistent in 2022.
Up to this point, homebuyers have enjoyed low mortgage rates. In 2022, experts expect rates to be above 3% for a 30-year mortgage. The National Association of Realtors estimates 3.5%, while Freddie Mac and Kiplinger predict 3.7% and 3.8%, respectively.
Interest rates will continue to rise because of several factors. Earlier this year, the Federal Reserve increased its inflation estimates, signaling inflation will be here to stay. If the Fed raises its interest rates, banks will follow suit, and borrowers' mortgage rates will increase.
It's improbable the housing market will crash in 2022. Experts believe the current market is healthier than the 2008-2010 housing bubble. Various factors separate the current market from those of the past. Subprime mortgages, a major contributing factor to the 2008-2010 housing bubble, now have much stricter regulations than previously.
Additionally, the supply of homes for sale is still low, so the overall price of homes is in no danger of dropping dramatically. As long as new homebuyers continue to enter the market and the supply of homes stays consistent, the market should remain healthy.
For interested homebuyers, expect much competition when finding your dream home in 2022. Homebuyers will also need to anticipate low property supply resulting in bidding wars.
However, there’s some good news: interest rates are historically low for 15-year, fixed-rate mortgages, at 2.15 to 2.39%. Locking into a fixed-rate mortgage with a lower-than-average interest rate is ideal for any property buyer because it means cheaper monthly payments and less money going towards interest throughout the loan.
Combine low-interest mortgage rates with decreasing home prices, and the new year could be the perfect time to buy a home. However, making a purchase that important all depends on how one manages one's finances. Having no debt, setting aside an emergency fund, preparing a 10-20% down payment, and saving for closing costs will ensure one can afford a home in 2022.
There's no doubt the real estate market of 2022 still favors the home seller. There will likely be more property buyers than sellers with low home inventory. However, with the recent end of the foreclosure ban, more properties could flood the local market. Working with an experienced agent to sell a property should help set a competitive house price, navigate offers, and manage any issues.
The housing market in 2022 will look similar to that of 2021 – expect buyer demand to remain strong, housing inventory to stay low, and foreclosure rates to likely stay the same. Be on the lookout for housing prices to fall and mortgage rates to slowly increase. Despite the changes, the housing market should remain steady.

Douglas Elliman, has announced the launch of The Riverview, a boutique residential condominium. Developed by Hudson Canal LLC with architecture and interiors by Rawlings Architects, the 10-story building is located at 219 Hudson Street in Hudson Square. Douglas Elliman’s Tom Postilio & Mickey Conlon will be spearheading the exclusive marketing and sales for the project.
“We are thrilled to be working on this exciting new residential development where each residence offers light, air, outstanding views and a prime location in the heart of Hudson Square,” said Tom Postilio. “The building’s location and views coupled with such elegant finishes will attract discerning buyers, and we look forward to selling out the project,” added Mickey Conlon.
The Riverview offers 14 two-and-three-bedroom residences spanning interiors of 1,110 square feet to 2,011 square feet. The fenestration was created in such a way that the apartments have Hudson River and open city views. Eight of the units have private outdoor space, a mix of terraces and balconies, including all three of the penthouses.
All residences have hardwood floors and ceiling heights up to 11 feet. Finishes in the kitchen include honed marble countertop and backsplash with custom kitchen cabinetry in Smoked Oak finish and built-in Miele appliances. In the primary bathroom, there is honed marble countertop, wall and floor tiles with custom vanity in Smoked Walnut finish and polished chrome Grohe fixtures.
The exterior of the ground up new development is cladded with stone panel for commercial space and the residential entrance on the first floor. The remainder of the exterior is constructed with cement panel rain screen system; the second through seventh floor uses a smooth, light gray panel punctuated with angled bay windows to take advantage of the view to the Hudson River to the west while the setback floors eighth through ten uses a vertical, linear-textured, dark gray panel which creates shadow play on the façade throughout the day.
Amenities include a virtual doorman service, gym and storage.
Pricing ranges from two-bedrooms starting at $2.895 million and penthouses range from $6 million and up. Sales have commenced and there are model units on site. Excepted date of occupancy is second quarter of 2022.
