NYC Celeb Sighting: Mayor-elect Eric Adams enjoyed the opening of new splashy Osteria La Baia in Midtown yesterday night

Mayor-elect Eric Adams was out on the town yesterday, Thursday night, enjoying a three-hour dinner at Osteria La Baia, a glittery new Italian restaurant in Midtown Manhattan.

He was joined for dinner by Confidante advisor Ronn Torossian, attorney Frank Carone, and real estate consultant Ed Mermelstein.

Adams said he’d be popping up at clubs and restaurants across the five boroughs as mayor to support and help the industry recover from the devastation wrought by the coronavirus pandemic.

Jessica White Joins Corcoran After 5 Years At Compass

The Corcoran Group,announced that top broker and Brooklyn market expert, Jessica White, has returned to Corcoran.  An announcement of the move was made by Pamela Liebman, Corcoran’s President and CEO.

Most recently, she was a top agent at Compass, but White’s successful real estate career began in 2014 when she closed $40M in her first 18 months in the business. Over the seven years that have followed as an agent, including her time at Corcoran, White has honed her experience working with buyers and sellers across a broad range of properties, from multifamily listings to new development properties. 

Adept at all sides of the business, she confidently undertook her first development project four years ago, helping a  developer acquire land in Brooklyn for $760K. The developer built eight condo units and achieved a $4.5M sell-out.  White exceeded all expectations on the project, securing more than $1K per square foot, effectively shattering the ceiling for Bushwick pricing. Fast forward to 2020, she acquired another project with the same developer, this time on a much larger scale with more than double the number of units. Once again, White showed her resilience and strategic mindset, selling all 18 units amidst a global pandemic in just eight short months, once again raising the price per square foot in Bushwick, achieving $1,100 per square foot on a two-bedroom listing in the building.

Cocktails That Will Get You Excited For Fall

Summer is over, and the brisk chill air has hit the city. As the leaves begin to turn and we take out our Aumtmn fashion, you may find yourself sitting by the fire, hopefully with a cocktail in hand, Whether you enjoy a classic apple-based drink or an Irish Coffee to get through the day.

If you’re looking to shake things up this Fall, here are a few cocktails to try:

Grey Goose Apple Martini

  • 1.5 Oz Grey Goose La Poire Vodka

  • 0.5 Oz Calvados

  • 0.33 Oz Ancho Reyes chilis

  • 0.5 Oz Lime

  • 1.5 Oz Fresh Apple Juice 

Shake over ice, strain into a chilled martini glass, serve with ‘cocktail shimmer,’ and enjoy!


  • 1 bottle of 14 Hands Hot to Trot Red Blend

  • 2 honeycrisp apples

  • 2 oranges

  • 1-2 cups fresh cranberries

  • ½ cup brandy of your choice

  • ¼ cup orange liqueur

  • ½ cup sparkling apple cider

  • 3 ounces simple syrup OR brown sugar

  • 5 cinnamon sticks for garnish at the end

Cut up the apples and oranges and leave peels on. Transfer to pitcher along with cranberries. Add brandy, orange liquor, sparkling apple cider, simple syrup and bottle of red wine to the pitcher. Stir, then place in fridge to chill for 2–4 hours. Very important to get full flavors of cocktail! Run orange slice around the lip of glass and dip in brown sugar. Drop cinnamon sticks in glass for final touch.


Thyme Will Tell

Made by The Sea Fire Grill (158 E 48th St)

Ingredients:

  • 2 ox Maker’s Mark Bourbon,  

  • Fresh Thyme herbs,  

  • 1 teaspoon Vermont Maple Syrup, 

  • ½ oz Lemon juice 

Muddle a few strands of Thyme. Pour the bourbon, lemon juice and the maple syrup over ice, pour over ice, stir (don’t shake), strain into a coupe glass, or over a large ice cube, garnish with a fresh strand of thyme


High West Whiskey Sour

  • 2oz Double Rye!

  • 0.75 oz Fresh Lemon Juice

  • 0.5 oz Simple Syrup

  • 1 Egg White

  • Brandied Cherries Garnish

Chill a martini glass. Add all ingredients to a cocktail shaker with ice and shake until chilled. Strain back into the cocktail shaker and shake again with no ice (reverse dry shake). Double strain into a chilled martini glass. Garnish with Angostura bitters and brandied cherries.


  • 2oz Partida Añejo

  • 6oz of your favorite hot chocolate

  • ½ tsp ancho chili powder

  • 1 pinch ground cinnamon

Heat hot chocolate in a pot. When heated, add ancho chili and ground cinnamon and stir until mixed. Pre-heat a mug with hot water; pour out water, add spiced hot chocolate and Partida Añejo, and stir. Garnish with grated cinnamon and a cinnamon stick.


Rob Roy

  • 1 oz. Vermouth 

  • ¾ oz. The GlenDronach Original Aged 12 Years 

  • 3 dashes Angostura Bitters 

  • Garnish: Brandied Cherry 

Combine all ingredients in a mixing glass with ice. Stir until very cold and strain into a chilled coupe. Garnish with cherry.



BANANA BREAD OLD FASHIONED

  • 2 parts Wild Turkey 101 Bourbon

  • ¼ part Banana Liqueur

  • 1 bar spoon Allspice Dram

  • 1 bar spoon Simple Syrup

  • 2 dashes Black Walnut Bitters

Add all ingredients to a mixing glass, add ice and stir. Then strain into a rocks glass over a large cube.


OLD-FASHIONED COFFEY MALT

BY STANISLAV VADRNA

  • 1 oz of Nikka Coffey Malt Whisky

  • 1 piece of brown sugar

  • 3 dashes of cocktail bitters

  • Orange zest

Rub the piece of sugar against the orange skin to extract its natural oils. Imbibe the sugar with cocktail bitters and muddle in the glass. Add whisky and ice cubes and stir.


Cranberry Fiesta

  • 2 oz Código 1530 Rosa

  • 1.5 oz Cranberry Juice

  • 0.5 Lime Juice

  • 3 oz Soda Water

Shake Rosa, Cranberry Juice, Lime Juice and strain into a glass with fresh ice. Fill with Soda Water.


Spa Girl Cocktails Spice It Up Pear Martini

  • 3 oz. Spa Girl Cocktail Pear

  • 1 oz. Pear Nectar

  • 1 oz. Pear Liqueur

  • Juice of 1 lime

  • Pinch of Nutmeg

  • Pinch of Cinnamon

  • 1 Slice of Asian Pear

Pour all liquid ingredients into a glass and stir. Sprinkle nutmeg and cinnamon on top. Garnish with a slice of Asian pear.

Yes that bubbly drink is the first choice of people who are enjoying life, which is why it pairs perfectly with a Thanksgiving Turkey, mashed potatoes, and any food baby you end up carrying by the end of the night. Plus just opening a bottle of Champagne has become an event of its own, fun for the full family, so long as you don’t hit anyone with the cork. Ingredients

  • 1 Cup Maschio Extra Dry Prosecco

  • ½ Cup Sugar

  • 3 Tablespoons or 6 packets gelatin

  • 2-3 Wine Bottle (or gummy bear if you’d prefer) molds

  • 1 cup cranberry juice for color and flavor

Instructions

  1. Place the wine, sugar, cranberry and gelatin in a saucepan over medium low heat (if you want to keep the alcohol in, make sure to keep under 90 degrees). Whisk for 2-3 minutes or until sugar and gelatin have dissolved. (Stir in a little pink food coloring if making Rosé gummy bears)

  2. Using a glass measuring cup with a spout, pour the mixture over the molds . Use an offset spatula to get rid of the excess and ensure all the molds are filled.

  3. Refrigerate for at least 90 minutes.

  4. When gelatin has set, bears will easily pop out from mold.

  5. Store uneaten wine gummy bears in an airtight container in the refrigerator

5 tips 1st time home owners should know about selling their home

Is it time to sell your home or apartment in the U.S.? Where do you start when selling real estate? The most important questions a real estate seller must answer:

  • By yourself or with the help of a broker (realtor)?

  • For how much? What is the value, and how do I determine it? How?

  • How much does it cost to sell real estate, and whose services may be needed?

It is better to entrust the sale of real estate to specialists who have extensive experience and ready-made cases for clients. By constantly monitoring the market, a company such as Christian House Buyers will be able to offer a profitable solution in the shortest time possible.

Prices in today's market allow you to choose an option that is right for you: a house, a villa, a penthouse, a cottage, an apartment. Tip No. 1: Make your home look marketable

Before selling, it's a good idea to get the home in order, viz:

  • hire professionals to fix broken appliances or utilities;

  • make minor repairs (if needed), such as repainting walls in neutral colors;

Tip No. 2: Compare the property with similar offers

To get a preliminary idea of how much the property is worth, it is recommended to look at similar options on real estate portals and subtract from the average price of about 5% (given that many properties are sold at a discount). Thus, the owner may learn an approximate price and decide for himself whether he is willing to sell on such terms. Next, a real estate agency or appraisal company will give a more accurate estimate of the property.

Tip No. 3: Plan for related expenses

The property seller pays capital gains tax and may also incur expenses for realtor, attorney, and notary fees. If the seller plans to buy another property right away, it's worth calculating the amount of expenses in advance to see if there's enough money for the new purchase.

Tip No. 4: Get professional photos

Before you advertise the property, the owner should make sure that the agency will take pictures. In most cases, the realtor himself will not take high-quality photos. Typically, large agencies work with professional photographers.

Photos are a must. According to a study by Paul Ernesto Carrillo, an economist at George Washington University, the lack of photos reduces the property's price and delays the sale. Conversely, adding 10 photos can increase the sale price by 1.7%.

Tip No. 5: Serve ads for sale

According to the National Association of Realtors, three-quarters of buyers start their home search online. So, in most cases, it's worth advertising a property online unless you're talking about an ultra-expensive, exclusive property that's being sold off-market.
