The Smile, a one-of-a-kind new rental building from the internationally known Danish architecture firm BIG-Bjarke Ingels Group, features an 24-hour, attended lobby boasting rainbow colors and Harlem-inspired murals - not to mention an expansive work by KAWS, an American graffiti artist and designer. Prominently featured behind the lobby's desk, the 10 silkscreen prints are part of a series of 100 titled No Reply.

5 Important Green Flags to Look for in a New Home

When looking for a new home, it's important to make sure it ticks all your boxes, leaving you no room for regret when you move in with your family. The Bathrooms

The number of bathrooms and their condition, in general, is something you need to be comfortable with before you get a new home. Depending on the size of your family, you need enough bathrooms to comfortably serve everyone in the house. You should also find out if there are mold problems, broken systems that need to be fixed, and whether there's water damage anywhere. With over 21 million households in America using septic systems rather than a public sewer to filter their toilet waste, it's also good to make sure you're comfortable with the water disposal system and this can be costly to change or fix after you buy the house.

The Condition and Type of Appliances

Appliances are another thing that can be expensive to replace, which is why you should make sure that you're comfortable with the ones in the house you want to buy. First find out which appliances will come with the house and which ones will not and for those that come with the house, make sure that they're in good condition. Things like humidifiers, air conditioners, furnaces, washers, and water heaters all need to be in good condition, something you can check for yourself or find out from your home inspector. Selling a house usually motivates the seller to fix any problematic things, so make sure you get one that's had all the necessary fixes made and won't cost you a lot of extra money once you buy.

Heating and Cooling

The heating and cooling systems should be in good condition in the house you buy. This is because people spend an average of almost 90% of their time indoors. A functional HVAC system, therefore, will enable you to keep your family comfortable, especially if you move during extreme weather. Either make sure that you're happy with the type of heating and cooling system or know what it will take to change it should you buy the house.

The Number of Bedrooms

Depending on the size of your family and whether you want to have more children in the future, you should get a house that will comfortably host everyone. Extra bedrooms should be the right size and be functional so everyone is at ease and enjoys being at home. On the other hand, don't get an overly big house if you don't need the extra space.

The Location

Finally, your new home's location is an important thing to consider before you settle in. In 2019, 16% of people who owned a home for the first time were trying to find new houses in urban areas. This may be because of their jobs, businesses, children's schools, and more. Carefully consider the location of your new home, therefore, to make sure that you don't get a hard time commuting and getting your children to the schools you prefer. Unless you will change your lifestyle, don't buy a home that's not in a location that makes things easier for everyone in the family.

The $90 million development, purchased with Opportunity Zone equity, will be an eight-story multi-family rental complex comprised of 200 units, with 30 percent designated affordable, ranging from one- to two-bedroom homes, and also include retail space and parking.  Residences will feature modern design and premium finishes, as well as a robust amenity package which will include a sun deck, touchless elevators, fitness center, yoga room, grilling stations, screening room, party room, and bike storage.  

580 Gerard is ideally situated between the South Bronx waterfront and the express 2, 4, and 5 subway lines -- near local attractions such as the Universal Hip Hop Museum, Food Bazaar (the borough's largest grocery store) and the new soccer stadium megaproject -- all within a five-minute subway ride to Manhattan, 10 minutes to midtown.  Demolition plans have been filed and construction is expected to soon begin.
