One of the most popular themes in real estate reality television series is house flipping. Flipping a house is the act of buying a rundown property and renovating it to the look of a new home. It is also commonly referred to as rehabbing. The depiction on TV shows rehabbing as a fulfilling and lucrative career.
Rightfully so, the power to change a home from disastrous to liveable and beautiful is a skill that deserves a payday. You are adding value and equity to an existing asset. If you have wondered how can I sell my house for the most profit possible, completing high-quality renovations can help you do that. Whether you do all of the work yourself, or hire a portion out, it should add value to your property.
Behind the scenes, house renovations are one of the most costly activities that go into managing and maintaining a property. Large renovations can cost well over 6 figures. As such, it is best to go through the process of house rehabbing thoroughly. Here are some classic mistakes made when rehabbing a house.
The process that leads you towards ultimately investing in a property and rehabbing it is the most vital activity. Do it well, and you will erase any potential risk and ensure you look towards profits. Once you have a property insight, do the tedious work of knowing and understanding the property. Don't just settle on the current price or potential value given by the seller. They, too, have to make a profit.
Only you can actively determine the value of the property to your standards. Therefore, diligently inspect the property's qualities and give your value and purchase price. Some of the factors to consider as you evaluate its value include:
The value you can add to the home
What type of market will the property attract
Renovation time and cost
Property's location
Rehabbing appears dreamy and romantic on television, though those aspects require you to strengthen your grip on reality. Especially when it comes to knowing your limits and how much you can do. Put into consideration your time commitments, skills, finances available, and experience. You don't want to pick a property that will strain your ability to manage it.
Due diligence helps you estimate the right cost bracket that flipping the house will cost you. First, do the background check of material needed and any options they might have. Do this, and you'll probably have the correct price amount and accumulate costs more accurately. Then, as you make the budget, consider more funds to factor in any cost rises and errors.
Overspending on the Wrong Areas
Renovations cater to our expectations of a property. In the spirit of staying grounded, it's important to gauge our desires and compliment them with our goals. A common rehabbing mistake is over-rehabbing in efforts to make the property more attractive. Always make your rehab plans in expectation of costs incurred to expected profit on the sale. To stay on course, compare properties around yours and look at new home trends within your budget.
Over-spending could occur when you also wrongly spend on areas that won't increase your home's value. Remember, the main point of rehabbing a home is to increase and maximize the value of the house. The more the value on areas that buyers seek value, the higher the profits you stand to make. Here are some key spaces around your house that carry the most value:
Kitchens
Bathrooms
Landscaping
Gardens
Doors
Flooring
Bedroom count
Garages and Basements
The three mistakes are commonly experienced by many people who try to renovate a home. It is recommended that you seek professional help in areas that you need when flipping houses. However, due diligence will help you go through a more accurate process alone.

Starting today award-winning architect and gourmand Stephanie Goto and Nicholas Morgenstern, founder and owner of NYC’s Morgenstern’s Ice Cream are debuting their collaborative elevated ice cream-infused omakase menu called Elevated Expansion, inspired by the latest release from Dom Pérignon champagne.
The omakase menu will be available once a week, by reservation only, at the Morgenstern’s Sundae Bar on 88 Houston via RESY. The à la carte pairings will be available each Tuesday from 12 PM-10 PM by reservation.
Celebrating the release of Dom Pérignon Vintage 2003 Plénitude 2 and National Ice Cream Day on July 18, the limited-run tasting menu is a storytelling journey, presented in three acts and titled Elevated Expansion. Presented through Goto’s distinctly Japanese lens, the progression highlights the unexpected and shared linearities between champagne and ice cream. Centered around energy, space and time the menu curates and reimagines ingredients from Stephanie’s heritage, elevating traditional dishes to their second Plénitude.
The seven-course menu pairing concept was imagined by award-winning architect, gourmand and Dom Pérignon collector Goto through her longtime friendship with chef-turned-ice-cream innovator Morgenstern, and her friendship and love of the legendary champagne house Dom Pérignon. Goto collaborated with Morgenstern to incorporate their favorite and nostalgic ingredients – tamago, soy sauce, sushi rice, and dashi – to narrate a one of a kind journey connecting America and France, East and West, high and low in an revelatory way.
“Creating this experience utilized a parallel process to how I approach architecture and the sensorial. My vision is inspired by materials, textures, forms and presenting them in a familiar yet transformed way. The story is focused on something quintessentially American - ice cream - meeting something quintessentially French - champagne – and knitted together through my lens of Japan,” said Goto.
The menu will also feature à la carte offerings of a caviar trompe l’oeil ice cream cone featuring Russian River Imperial Caviar paired with a glass Dom Pérignon Vintage 2010, a delightful ‘toro burger’ paired with a glass of Dom Pérignon Rosé Vintage 2006, and a prismatic matcha and red bean sundae cube paired with Dom Pérignon Plénitude 2 Vintage 2003.

The NYC apartment, located within the Zaha Hadid-designed building in NYC’s West Chelsea neighborhood at 520 West 28th Street, was once home to Ariana Grande (and her ex Pete Davidson) has sold to a new buyer and was last listed at $16M. The agent who brought in this buyer is Phillip Salem, one of the most unique and statement making star brokers with brokerage Compass.
The total sale price of this apartment Ariana Grande was residing in was just about $13.5M. The unit will close at $12.069M and the buyers also purchased 2 parking spots for $700,000 each. The buyers prefer to remain anonymous.
The building is one of the last designed by the legendary Iraqi-British architect Zaha Hadid. In addition to Ariana, the property has attracted other celeb residents including Sting and his wife Trudie Styler who were renting at one point (not sure if they still are). Also Wesley Edens, chairman of private equity firm Fortress Investment Group/co-owner of the Milwaukee Bucks purchased a $20M penthouse there in 2020.

These upgrades can be done at any time, although everything is easier to reach in an empty room. Consider adding extra electrical outlets or renovating existing ones if you're moving into an older home, especially one built before the mid-1990s. Many older homes lack the electrical capacity to accommodate a large number of electronics. An electrical repair in Orlando, FL takes care of outlet repair and replacement. Additional outlets in your rooms can help you arrange furnishings, such as computers, speakers, and gaming systems, as well as provide space for everyone to charge their phones. Consider adding programmable thermostats and light fixtures to your electrical renovations. So you've discovered the perfect home or apartment, and it's understandable that you'd like to move in as soon as possible. However, before calling the moving company, let your imagination run wild and consider making the following home improvements.
Your home may feature textured walls and ceilings if it was built before the 1990s. Although the popcorn style was once very fashionable, it has since become obsolete. These walls and ceilings may contain asbestos, in addition to being an eyesore. Removing the texturing is a simple yet messy procedure. So, save yourself the trouble and take care of this before you move in. Popcorn ceilings are fairly easy to take down. Spraying water over the texture to soften it makes scraping it off with a putty knife much easier. Even though it is a technological operation, it is best done when no humans or furniture are present.
Any large leak might cause significant harm to your house over time. To minimize mold, mildew, and rotting wood, you should repair any gaps in your roof as soon as possible or consider installing a new one. About 75% of all houses in North America are outfitted with roof shingles. In order to prevent damage to the existing building structure, the roof structure or roof insulation must be rebuilt immediately. This can be especially important if the damage has occurred due to a storm or natural disaster. Heavy damages due to storms can pose a significant threat to the residents of the home, which is why it is crucial to look for a storm damage roof repair company if this is the case for you.
Even while you can do it after you move in, it is far quicker to refinish floors, pull up and replace existing flooring, or install carpet before the furniture is put in. While your property is still empty, you can have the flooring contractors repair any additional damaged subflooring areas or replace the baseboard trim.
It's important to think about the impact landscaping can have when moving into your new home. While most basic landscaping work may be done after you've moved in, home renovations like tree removal and tree planting are better to start and accomplish before you've moved in completely. Since 90% of Americans desire to live in homes surrounded by grass lawns, you may like to consider installing a lawn, or just make sure the one already there is well taken care of.
Selecting the perfect grass is the most important part, and drought-resistant TifTuf Bermuda grass stands out as an ideal option for every homeowner. It flourishes in hot, dry summers and is extremely cold-hardy, ensuring your lawn stays lush and green with minimal upkeep.
Never put off taking the essential precautions to protect your children from household risks until after you've moved in. Before the little ones arrive through the door, make whatever childproofing improvements you need to make, such as covering outlets, locking cabinets, or putting corner and edge bumpers. If the previous owners installed childproofing, make careful to double-check each safety fixture to ensure it is in good working order.
Consider the hassle of removing all of the furniture from a room before painting it. Thankfully, you can prevent a potential problem, since it's easier to paint an empty room than it is to paint a full space, whether you're doing it yourself or hiring a professional. There will be no need to safeguard or be concerned about damage to your furniture, drapery, clothing, mirrors, or other prized possessions. If you're having trouble deciding on a color scheme for your new house, start with a neutral and clean white, pastel, or beige and build from there as you gain a sense of the space.
You can't put your family's safety at risk just because the prior homeowner appeared trustworthy or polite. Furthermore, you have no idea how many other people have a copy of this key. Before you move in, have a locksmith replace all of the locks to eliminate any security issues. The only way to restrict who has access to your home is to do so. Remember to secure the back door and garage door, as well as any sheds or other structures on your property, when installing the locks.
These upgrades can be done at any time, although everything is easier to reach in an empty room. Consider adding extra electrical outlets or renovating existing ones if you're moving into an older home, especially one built before the mid-1990s. Many older homes lack the electrical capacity to accommodate a large number of electronics. Additional outlets in your rooms can help you arrange furnishings, such as computers, speakers, and gaming systems, as well as provide space for everyone to charge their phones. Consider adding programmable thermostats and light fixtures to your electrical renovations.
One of the most inconvenient aspects of a renovation is the lack of a bathroom. It isn't a big deal if you have a second bathroom that has already been updated. However, if there is just one bathroom in the house or both bathrooms are in need of a makeover, it is preferable to do these tasks before everyone moves in. Bathrooms, like kitchens, are a popular remodeling project for homes. To extend your bathroom, you may choose to replace a bathtub with a walk-in shower, incorporate some current bathroom design trends, or even borrow space from another room or closet. If you want to make changes to the bathrooms in your new house, you should get them done before you move in. This way, you can start using your lovely new bathroom right away.
Your closets would most likely be the first thing to become messy in your new home. Closets tend to become cluttered before the move is complete. It's more difficult to see how to maximize storage after it's completely full. Install extra shelving and other closet fixtures before these spaces are filled to make the room more functional and appealing.
Moving is difficult, especially if there is work to be done before you can settle in completely. Each year, falling trees inflict over $1 billion in property damage, according to the National Storm Damage Center. Prioritizing these home improvements, like landscaping, can help you settle safely without unnecessary costs in the future after moving into your new home.

Framed by the Midtown Manhattan skyline, the outdoor pool at Manhattan Park has transformed into a whimsical Technicolor oasis. For the 7th consecutive year, Manhattan Park has joined forces with Corcoran New Development and designers K&Co and Pliskin Architecture to create the whimsical ‘Pop-Up Pool Party’ art installation at this 8.5-acre, 880-residence luxury waterfront rental community.
Located at 36 River Road on Roosevelt Island, Manhattan Park is distinguished by its oversized floorplans, many with terraces boasting panoramic views. Through their ongoing commission of this project, Manhattan Park has been supporting and promoting local artists for the better part of a decade, while enhancing the appearance of the pool for all users to enjoy.
“The Pop-Up Pool Party has become a beloved Manhattan Park tradition,” explained Danielle Higgins, leasing director at Manhattan Park. “The big reveal of each year’s design is highly-anticipated, and without fail brings a sense of fun and wonder. It’s an initiative for which the complex has become known, and is simply a memorable experience for residents and guests.”
Brooklyn-based artist Melissa Dadourian was tapped to create this year’s mural. Dadourian is noted for her work in textile media, painting, and sculpture. Over four-and-a-half days and using 36 gallons of paint, Dadourian created a vibrant geometric pattern to transform the pool deck at the complex into a wonderland of color.
“We first conceptualized this seasonal experience in 2015, when our office was less than a year old. It has grown with us for seven summers now, each year getting a new perspective thanks to an amazing fine artist,” said Krista Ninivaggi, Founder of K&Co.. “Melissa works in sculpture and spatial installations, so when we asked her to design a two-dimensional mural - albeit a very large one - her experience dovetailed well with our goal of celebrating the space and setting.”
In addition to her work at Manhattan Park, Dadourian has recently presented work at the Albany Airport, the University of Buffalo, as well as Transmitter Gallery and the Textile Arts Center in Brooklyn. Residencies include Vermont Studio Center, MASS MoCA, the American Academy in Rome, and the Citè Internationale des Artes in Paris. She received a BFA from Pratt Institute and an MFA in Combined Media and Painting from Hunter College.
“For the Manhattan Park pool mural I focused on creating areas of play - and game spaces with overlapping shapes,” she explains. I began by moving around forms I use in my work, while experimenting with color combinations within a specific palette. This type of collage process is reminiscent of a fitting together a puzzle. Every piece has a purpose.”
Revealed on Memorial Day weekend, the Pop-Up Pool Party will last throughout the summer 2021 season. The freshly painted deck also features loungers, hammocks, beach-style lifeguard chairs, and other outdoor furniture - all with an iconic, pop-art feel.
While the space is designed primarily for the use of Manhattan Park residents, a limited number of seasonal memberships and day passes are available. For more information on how to spend the day – or the summer – at New York City’s most memorable pool experience, click here.
