6 great ideas for a luxury open house

sidekix-media-xroM8RaMnSI-unsplash.jpg

There’s an art to holding a successful open house. When it is a luxury property that’s involved, the expectations can be even higher. Those who take the time and money to get it right can fill their contacts up with many promising leads.

Partner with influencers

Luxury real estate agents are like catnip to influencers. There are huge numbers of social media accounts and YouTube videos dedicated to how to build a custom home of luxury listings. Their reach is probably much greater than yours, so utilize it. Get them on board at a specialist ‘influencer open house’ prior to the main event. Wine and dine them and let them have full run of the place. They’ll create priceless content and promote it all over the internet.

Try and find a ‘hook’ to entice them, such as live music or a mini-fashion show.

Staging the Property

Staging is crucial for luxury homes. Use professional staging services to highlight the property's best features. Consider incorporating office cubicle designs that appeal to a home office setup, making it easier for buyers to envision themselves in the space.

Use virtual staging techniques

If the house you’re showing is empty or has unusual decor, it might be difficult for people to imagine their own furniture in it. Find someone with graphics experience and create a series of images that show the property with different styles of decor and furniture. You can even hire a company that specializes in real estate virtual staging to get the best results. You can use these on the property website listing and email them to people who have shown an interest. What’s more, you can also get some professional help from someone from a real estate agent directory to help you stage the house in the most appealing way possible.

Create a walkthrough video

A simple walkthrough video can do what a thousand photos can’t. Not only is video content becoming much more popular, but it will give a much better feel for the property than a plain image. You can create something simple like mutli family inspections to go all out with production values and drone footage.

Create an online sign-in sheet

Rather than have a guest book at the door, create an online sign-in sheet that people use instead. This can be done on a laptop or tablet. This will let you collect accurate contact details for follow-up after the open house.

Invite the neighbors

It’s always a good idea to get on the best side of the neighbors. By inviting them in for a private viewing before the open house, they can invite any friends or family that might want to move into the area.

Also, they’ll probably want to move home in the future and need someone to sell their homes too. This will put you at the front of their minds.

Get up to speed with social media promotion

Luxury home listings are a huge pull on social media. So either get to know how to use it to the best advantage or hire someone who does. Using Instagram, YouTube, TikTok, and Facebook to promote images and video content. Tag and engage influencers who can help you push your content out further.

Key takeaways

The open house isn’t dead, it just needs a bit of creativity. Rather than sticking to all of the traditional promos you’ve always done, expand your skillset into video, social, and influencer marketing. If you haven’t the time or skills to do it yourself, then there are many freelancers or agencies that can help you.

389 12th Street, Park Slope

Bathed in natural light throughout, discover in this dreamy residence a myriad of unique details: at the entryway find the colorful stained-glass front door, a gorgeously restored telephone-pole column from Staten Island and a handmade steel railing inspired by the Brooklyn Bridge. Enjoy the subtle angularity of the herringbone patterned living room floor, that bridges the gap between older and contemporary design: from the black and white cookie-inspired fireplace and the decorative pillar from a factory in Detroit, to the modern designer chandelier and the Gucci cranes wallpaper. Nothing is predictable and yet the artisan's vision flows smoothly into the massive chef's delight of a kitchen. Here the professional Viking stove perfectly blends with the restored 1940's Bronx Bakery cabinetry and everything is glued together by the huge kitchen island made of four pieces of thick Carrara marble, arranged in a mirrored design. Enjoy the serene views of the backyard, paved with rare original NYC Chelsea Piers cobblestones.

The owner's eclectic vision and wanderlust sensibility are greatly portrayed on the top floor of this intriguing home. The American flag room, with its classic notes and outstanding Caribou elk head over the fireplace, calls to mind Theodore Roosevelt's historic Sagamore Hill. Mahogany ceilings over 10 feet high, two skylights and the evocative decorative wall painting, lend this fascinating space a modern bohemian spirit. The adjacent full bathroom, which hosts a hand-crafted collage of vintage pictures on the walls and a glorious stained-glass installation, creates a color fantasy. The top floor landing's industrial yet elegant feel, with concrete floors, iron and glass railing and a precious designer chandelier, allows a smooth transition to the other bedroom, characterized by its minimalist, Scandinavian look, warmed by a floating fireplace and a section of exposed original brick wall.

A Look At The LongHouse Reserve Winter Benefit

The evening began with a heartfelt rendition of It Had To Be You from JoyJanJones. “Jack would have loved that” said Matko Tomicic, LongHouse Reserve Executive Director, “he was mesmerized with voice and the sounds of piano. Tonight, we have guests from all over the United States and even some tuning in from Europe, South America, and Japan. Just the way Jack would have liked it.”

Festivities included an exclusive tour of Larsen’s residence at LongHouse led by Honoree Architectural Critic, Paul Goldberger. Goldberger received the LongHouse Art Leadership Award. “LongHouse is like no other place I know. I can think of no other place in the world that is part design museum, part botanical garden, part sculpture park, part culture center. Not any one of these things, but all of them, in perfect balance” said Goldberger. LongHouse President, Dianne Benson, noted “we have been giving this award for 20 years. Each one is a little different, depending on who is being honored, but all embrace Jack’s life philosophy”. Visual Artist Shirin Neshat was honored with the LongHouse Award. “It’s very difficult to verbalize the importance of art and culture in the period that we are living in. I am extremely flattered and honored that my art has become a point of recognition in a time of crisis” said Neshat before sharing an inside look at her Brooklyn-based studio and the art she’s working on.

‘Loving Couple’ Honorary Chairs included Bill T. Jones and Bjorn Amelan, Eric Fischl and April Gornik, and Rufus Wainwright and Jörn Weisbrodt. “Our debut was at a LongHouse Winter Benefit. This wonderful place was a big part of the beginning of our love life” said Wainright and Weisbrodt. Love songs were performed throughout the evening by Laurie Anderson, Royal Khaoz, Nico Muhly, G.E. Smith and Taylor Barton-Smith, and Rufus Wainwright.

Eric Fischl and April Gornik shared, “What Jack accomplished was extraordinary. LongHouse is an absolute destination. Rare in this part of the world. It’s a treasure we have to, and will, keep going.”

The Valentine’s Day celebration came to a close with Dianne Benson echoing Eric and April with a heartfelt thank you to Jack. "We promise to love LongHouse, to keep it, and to make it better and better, just as you imagined.”

‘Love Boxes’, all including a Yoko Ono keepsake and others with cocktails, sake, champagne and sweet treats, were packaged glamorously and sent to guests as part of their ticket.

3 Drink Business Ideas For Trendy Millennials

Would you care for a drink?

Today’s Millennials have a vast range of tastes when it comes to drinking. Wild grunge parties of the 1990s where everyone drank to oblivion are a thing of the past. Millennials and Gen Z have a much more appreciative approach to drinks. They instinctively understand the need for expertise when it comes to a good beverage, whether it is served in a cocktail glass or a coffee mug. The passion for knowing and understanding everything about their favorite drinks can inspire the launch of sophisticated businesses that can surf on the drink culture wave.

As it happens, more and more individuals are staying at home in the midst of the pandemic. They are losing their opportunity to socialize with friends at the local bar or coffee shop. It offers a unique opportunity for entrepreneurs to launch a drink business that is dedicated to enhancing your at-home experience.

Romantic night-in delivery

The pandemic is making a strong argument for romantic night-ins. A business model that specializes in offering a range of celebration drinks for each occasion can serve the night-in purpose. It is fair to say that not every household is equipped with the knowledge to pick the right bottle for their home-cooked meal. That’s where a unique differentiating factor can help promote your business. Offering simple recipes along with each bottle of wine can transform the romantic dinner at home. For unique partnerships, the business can also provide direct links to local takeaways with recommendations on the best choices for each wine.

It can also be helpful to join small ingredients to prepare wine or bubbly cocktails, such as letterbox-friendly pouches with small quantities of spirit, fruit juice, or soda with step-by-step instructions.

Coffee-at-home supplier

Some days, you just fancy a smooth and mellow cup of coffee that hits all the right spots inside your mouth. As many employees have embraced home-based work arrangements during the pandemic, many find themselves missing their favorite drinks at the local coffee shop. As the Beverage Industry market reveals, Americans consume a lot of coffee – 400 million cups of coffee every day. But some prefer a frothy cappuccino while others want an oat milk latte with a dash of vanilla syrup. It can be tricky to reproduce barista-quality at home. Yet, a coffee or tea specialist could provide all the tools people need to create the right drink.

Investing in automated espresso or coffee gear such as a superautomatic machine means that you don't even need an expert barista to make high-quality drinks. The machine does all of the work for you without the cost of labor and extra overhead

Alcohol-free cocktails for families

Not every home enjoys drinking alcohol. From pregnant women to fitness enthusiasts, a lot of adults would welcome the services of an alcohol-free specialist. Many households start the day with a homemade smoothie or freshly-pressed juice. But they fail to recognize the potential of a healthy mocktail. Did you know you could use a fun drink to inject more vitamins into your day-to-day lifestyle? A strawberry orange mango kombucha mocktail is packed with vitamins and probiotics goodness. Besides, there’s a grown-up scent to the fermented kombucha that makes this drink the perfect go-to option for a happy hour glass!

Delivering drinks and drink recipes to trendy households who want to rediscover the pleasure of social drinking is a unique business opportunity. Contrary to common belief, the beverage market is vast. Regardless of your offering (alcoholic, alcohol-free, warm, etc.), it’s time to inject a healthy dose of sophistication into at-home drinking.

Buying An NYC Apartment With A Private Pool

with private pools may seem rare, you just need to know where to look. There are a number of newer builds across the city offering this luxury and highly-sought after amenity, and with a bit of research and planning, you might just be able to buy one.

photo-1470376619031-a6791e534bf0.jpg

Private pools in NYC: Where to look

In NYC, you’ll typically only find private pools offered in new development condos and townhouses. Although they’re most common in duplexes and triplexes, single-story buildings also sometimes have them. In particular, look at larger townhouses in places like the Upper East Side and Tribeca. For example, Tribeca’s 11 Beach has three townhouse-style triplexes, each with a private 50-foot pool, spa, steam room, and sauna. In One Riverside Park in Lincoln Square, you’ll find three apartments with private pools (including a 75-foot pool belonging to all the residents). 18 Gramercy Park in Manhattan is a stunning duplex penthouse featuring a heated private infinity pool and hot tub; it’s designed by world-renowned architect Robert A.M. Stern. Additionally, Soori High Line in West Chelsea is a luxury condo development with 31 homes, 16 of which have private pools (including two triplex penthouses with rooftop pools). Price varies depending on a variety of factors, including the size and location of the apartment, however, you should expect to pay a minimum of anywhere between $5 million and $8 million.

Safety and maintenance considerations

Pool safety is an important consideration with a private pool. In fact, drowning is the third main cause of unintentional injury and death worldwide. Prioritizing water safety is essential to protect yourself and your family. For example, formal swimming lessons can strengthen your swimming abilities and help you avoid drowning accidents. Additionally, fencing and a self-closing gate will keep unsupervised children and pets away from the water. Pool maintenance is also crucial; however, it can be expensive and time consuming. Consider investing in pool automation, which largely takes care of maintenance for you. For example, this helpful feature lets you (or the maintenance company) know when there’s a leak or blocked filter, and uses a UV light system to clean and filter the water and keep bacteria and algae at bay.

Moving in Together: How to Make the Most of Your Shared Apartment Space

Moving in together? It’s a big step. Sharing a city apartment, even with a loved one, requires some compromise. If you happen to be getting a place with your significant other, chances are good you may have had to sacrifice on a few things, especially if this is your very first home together.

There’s a lot you can do to make your apartment blossom into a thriving home where you and your sweetheart create memories you’ll both look back on with fondness and joy. It’s all about communication, respect, and responsibility.

Here are a few of the ways couples moving in together can make the most of their shared space.

moving-in-together-tips.jpg

Have a Plan for Apartment Hunting

One of the best signs that you and your honey should get a place together is that you’re honest with one another and you’re on the same page about what you want. The easiest way to know that is by communicating openly and consistently about your preferences and goals.

Apartment hunting in New York City can be stressful. The market moves fast, rent prices are intimidating and you might struggle to find the right lease in your favorite neighborhoods. Make your apartment search easier by setting a clear budget with your partner and outlining the must-haves and the can-live-withouts before meeting with a broker.

When you plan for what you want, together, moving in and sharing your lives will be much easier and happier all around.

Share the Cleaning and Maintenance Workload

Living in harmony means both people take responsibility for the living space. Once you’re actually in the same place together, it will probably become clear quickly that having one person put in all of the elbow grease to keep the place tidy isn’t sustainable.

Even the most compatible of partners are likely to face some different approaches to chores. Even if one of you thrives on cleaning the bathrooms and the other is the vacuum extraordinaire, splitting up the housework makes sure everyone feels included and cared for.

Many couples like to organize responsibilities with a chore chart, which offers a clear-cut way to visualize what each person is responsible for — without requiring any back-and-forth and misunderstandings. Others might be comfortable just knowing their zone — she’ll do the dishes, he’s on bathroom duty. Whatever rhythm works best for your relationship, just make sure the expectations are clearly set.

…As Well as the Financial Load

In addition to sharing the chores, sharing the financial responsibilities of your household should be a priority. That means it’s high time you get honest about money if you haven’t already. While you probably already know what your rent and bill breakdown will be between the two of you, living together will always bring about other expenses you need to keep an eye on.

You need to figure out who will pay for shared groceries, toilet paper, toothpaste, and cleaning supplies. Even things like Netflix or Spotify subscriptions may come into question. Assess how you want to tackle the financial aspect of cohabitation early on.

Some couples split down the middle for a fully equal system. However, if one of you has a substantially higher income, this can create an unfair financial burden. In this case, it might be smarter to split expenses proportionally based on your financial situations. Whatever you choose, approach the conversation with honesty and respect in order to tamp down on negative emotions.

Compromise About Your Stuff

New York apartments are pretty small. When a couple moves in together after residing in different living spaces, that means plenty of clutter will have to go. This can lead to early disagreements if someone is forced to confront attachments to furniture, books and other items that just won’t fit this new stage of life.

Take time to figure out your shared style and envision what you want the apartment to look like.  Take quizzes online, make inspiration boards, and go browsing at thrift stores and home decor stores together. Figure out where you have space to compromise or find new things you both never knew you loved.

After this, you might opt to rent some self-storage space to hold valuable stuff that just doesn’t fit. This can be a smart decision for renters who have plans for their favorite furniture or sentimental belongings, especially if you aim to eventually move into a bigger space. If you go this route, just look into the rental’s reviews and consider add-on tenant insurance to keep your belongings covered over time.

Give Each Other Space (When You Can)

If you’re living somewhere small — or even just cohabitating for the first time in an apartment of any size — the initial shock of being on top of each other constantly can be overwhelming, even if you are absolutely smitten with your significant other.

While giving each other some breathing room might sound like a red flag, relationships actually tend to benefit from space, especially if it involves allowing each of you time with friends or to spend on hobbies and interests. And since you’re already living together, you know you’ll see them again soon enough.

Tips for Moving In Together in New York City

Moving in together can surely bring challenges. But if you’re with the person you love, it’s entirely worth it. Between the laughs, the memories, and the good times, you’ll get through everything you need to make a beautiful home together.

About The Business of Partying:

9781663215642_p0_v1_s600x595.jpg

Written by Alana Udwin, The Business of Partying examines the production, creativity, and strategy behind nightlife hospitality. The nightlife industry encompasses operating a nightclub, bar or other evening destination and marketing the "night out" experience. While not an easy business, it can be a lucrative one with numerous perks if it is done right. The author delves into the minds of nightlife's leading experts and the business models of some of the top nightlife groups and venues in the United States. Tying two main topics together, the book explores how these venues break out of the clutter and how industry-specific marketing tactics have evolved in this digital age. Each generation typically employs some form of the "work hard, play hard" lifestyle, and nightlife brands must fight for their "play hard" attention and money. What makes each individual venue a unique nightlife experience, and what influences partygoers to choose that brand over another? This book is a collection of stories from an array of industry professionals who have created successful nightlife experiences.

About The Author:

Alana Udwin graduated from Cornell University's College of Agriculture and Life Sciences in 2020, majoring in communication with a concentration in hospitality marketing. She was the 2019-2020 executive director of Slope Day, Cornell's annual end-of-the-year music festival with over sixteen thousand attendees, and was an executive board member since her freshman year. Over several summers, Alana interned at different entertainment companies across the country in major cities, including Miami, Los Angeles and New York City. These experiences included a multimedia agency with a prominent nightlife clientele, a creative production studio, and venues as small as local nightclubs to as large as "The World's Most Famous Arena," Madison Square Garden. Through her Cornell curriculum, internship opportunities, and significant personal interest, Alana has developed a strong fascination and deep appreciation for music, entertainment, hospitality, and nightlife. The research Alana has conducted about these fields in her undergraduate courses functioned as a valuable foundation for writing this book. In addition to the breadth of knowledge gained at Cornell, her time spent in Sydney, Australia, helped her gain knowledge on a global level. Alana is the youngest of three siblings and was born and raised in South Florida. She currently resides in New York City and looks forward to making an impact on the nightlife and entertainment industries wherever she goes.

Moet & Chandon x AMBUSH Collaboration

International fashion designer of AMBUSH, Yoon, is releasing an unprecedented and inspirational collaboration with iconic champagne house, Moët & Chandon this February—a first for Yoon in this territory and first artist collaboration for the House’s signature Moët Imperial Champagne in 152 years.

image002.jpg

Known for her pioneering spirit as a “rule-breaker,” Yoon injects her minimalist aesthetics into the redesign by changing the gold neck of the bottle to a deep shade of black, contrasted with a new embossed label in white, to produce an eye-catching design that suggests a blank slate—like a window onto a future filled with possibilities for those who dare step forward.

image003.jpg

While visiting Epernay in Champagne country and home to Moët & Chandon since 1743, Yoon was inspired by the lush nature of the agricultural heartland and impressed by the care that went into preserving the land and it’s age-old traditions. Following the visit, Yoon choose World Land Trust to receive the profits of sale of the limited-edition bottles, with support from the brand. We share additional details on World Land Trust below, for your reference.

This momentous partnership showcases Yoon’s disruptive creative and aims to bring a freshness to the centuries-old heritage of the Moët & Chandon, allowing the brand to connect with the spirit of its time and stand for the values that speak to today’s generations.
