And, if you’re aware of bigger maintenance issues, weigh the cost of frequent ‘patch’ fixes vs spending more upfront for a full repair, which may save you money in the long run.

4. Find the right property manager

A commercial loan is a type of financing that can be used for business, real estate ventures, and many other things. All the insurance in the world won't give you quality time back with your family. Set business hours for yourself and make sure anyone who may need to contact you knows they can do so within those hours only (barring emergencies). The world won't collapse if you’re not notified about that dripping tap until morning. Setting boundaries with your occupants or property manager will create the work-life balance you’ve been striving for!

6. Get your filing right

You’re already aware of the importance of protecting yourself with iron-clad lease agreements and various insurance, but all the documentation in the world won't help you if you can’t actually locate it! 

A common error made by inexperienced landlords is failing to create and maintain a no-fuss, intuitive filing system that allows you to find what you need, fast. Electronic filing systems are, undoubtedly, the best option as physical filing systems are prone to being lost, or fire or water damage. However, a mix of electronic and physical is advisable as the possibility of cloud-based storage systems failing is also something to be wary of. 

Keep your documents clearly labelled, in appropriate folders. You may have one folder for each property, for each tenant, or even for each property manager. Whatever you choose, make sure it works for you.

Last week at perhaps the best sporting event of 2021, The Puppy Bowl, had Martha Stewart and Snoop Dogg, drinking one back with Martha’s own signature cocktail, the Martha’s Salty Dog Cocktail.

The Salty Dog is a twist on the classic Greyhound cocktail, and I’ve included Martha’s recipe from the segment below, in case you’re looking for a mid-week treat to share with your readers. She’s a brand fan so it is not a surprise that her Salty Dog honors Belvedere’s all-natural philosophy and our ‘simple, best, fresh’ approach to cocktails. Want one to make for yourself?   • Rim your glass with a wedge of lime for a fresh shot of juice

  • Dip the wet rim into a plate of coarse salt

  • Pour 3 ounces of freshly squeezed grapefruit juice into a shaker with ice

  • Follow the freshly squeezed grapefruit juice with 1 ½ oz. of Belvedere Pure

  • Shake the juice, vodka & ice and pour it all right into your salt rimmed glass

  • Garnish with a wedge of lime, add a paper straw and enjoy

The Japanese-inspired designs revealed at 561 Pacific a ground-up Brooklyn condo development envisioned by ODA New York to transport residents out of the bustle of the city, and into the warmth of a calm, welcoming home. Rising 12 stories along the tranquil, tree-lined Pacific Street, 561 Pacific is an ode to Japan’s wabi-sabi design aesthetic. The project's architect, Japan-born Ryoko Okada, describes the concept as the celebration of the nature’s impermanence, finding beauty in the changing of the seasons. Her goal was to create an indoor-outdoor experience, from the common spaces to the private residences, that give inhabitants a front-row view to the life that takes place outside.
