Together with an adjacent seven-story building, the two new towers will bring a total of 745 units of housing – 30 percent of which will be income-targeted through the Affordable New York program – and public open space to the neighborhood, expanding the existing esplanade and unlocking this section of Greenpoint waterfront for the first time in generations.

Brookfield and Park Tower Group also announced today that Two Blue Slip, the second residential tower at Greenpoint Landing designed by Handel Architects, will begin leasing in spring of 2020.
“Together with Park Tower Group, we are revitalizing an underutilized and neglected waterfront into a thriving section of the neighborhood through much-needed housing and public greenspace along Greenpoint’s breathtaking shoreline. We’re thrilled to break ground on our two new towers and bring new ground-floor retail and waterfront access to the community,” said Maria Masi, Senior Vice President, Multifamily Development at Brookfield Property Partners.
“This groundbreaking represents a major step forward towards realizing our vision for Greenpoint Landing. Between our new developments with Brookfield and extending our esplanade with world-class landscape design by James Corner Field Operations, Greenpoint Landing will provide the community with significant waterfront access and redefine the Brooklyn skyline,” said Marian Klein, President of Park Tower Group.
This next phase of development at Greenpoint Landing will add more than 40,000 square feet of new public greenspace to the existing public waterfront esplanade, creating a total of 2.5 acres of continuous public open space along the shoreline. The new open space will focus on natural landscaping and expansive green spaces, creating a variety of experiences along the shore, including a lawn, picnic area, garden walk, and some salvaged maritime pieces found at the site.
The esplanade’s expansion will make Greenpoint’s waterfront more publicly accessible through a new pedestrian connection on Dupont Street and the extension of Eagle Street to the waterfront, completing the public esplanade from Eagle Street to Box Street Park.
The esplanade will be constructed by Brookfield Properties and Park Tower Group and donated back to the City so it can function as a public park in perpetuity. The esplanade is also adjacent to the newly reconstructed Newtown Barge Park newly built and operated by the City.
In fall 2017, the Waterfront Alliance announced it certified this first phase of Greenpoint Landing into its award-winning Waterfront Edge Design Guidelines (WEDG) program for excellence in waterfront design and resiliency.
In addition to mixed-income housing, the new towers will add 8,600 square feet of ground-floor retail to the neighborhood along Dupont Street and West Street. Brookfield is completing the last segment of West Street roadway and bike path in Greenpoint which will finally connect key existing commercial and residential corridors and activate the edge of the neighborhood.
“We’re excited to begin construction on what will be a new hinge point between Greenpoint and the waterfront. The two towers are flanked by smaller buildings – 7 stories at the corner and 3 stories at the water – to create a continuous yet shifting perimeter around the block. This variegated edge will extend Dupont and Eagle streets to bring activity and access to the East River,” said Jason Long, OMA Partner-in-Charge.
The towers’ facades feature precast concrete panels surrounding large, eight foot by eight foot windows. Like the buildings’ forms, the precast panels are carved by a series of angled planes. Oriented differently for each block – vertical, horizontal or diagonal – the carved faces react dynamically to the movement of the sun throughout the day. Marmol Radziner is the interior designer and landscape designer for the buildings and Beyer Blinder Belle is the executive architect and unit interior designer.
In a joint venture with master developer Park Tower Group, Brookfield is developing a total of 2,000 units across four development sites at Greenpoint Landing. The first building, One Blue Slip, opened in August 2018, along with 1.5 acres of public waterfront open space. One Blue Slip features 359 units, 90% of which have views of the East River and Manhattan skyline. The building includes top-tier amenities designed by Gachot Studios, providing residents with curated, thoughtfully designed indoor and outdoor spaces to relax, socialize, share meals, work, exercise, and more with views of the Manhattan skyline. A second building, Two Blue Slip, will open in January 2020.
Greenpoint Landing is a 22-acre site situated along a half-mile of East River waterfront, being developed by Park Tower Group. In 2005, the City of New York designated the site for residential use under the Greenpoint-Williamsburg rezoning. In its entirety, Greenpoint Landing will include an estimated 5,500 residential units – 1,400 of which are affordable housing – as well as a new pre-k through 8th grade public school and four acres of public open space.
In addition to the four sites currently being developed in a joint venture between Brookfield and Park Tower Group, an additional 300 units of affordable housing have already been completed in a joint venture between Park Tower Group and L&M Development Partners.

Ingredients:
2 oz- D’USSE VSOP Cognac
1.5 oz-Chilled Café Bustelo Espresso Shot
.5 oz- Simple Syrup
1 oz- Half & Half (or Almond Milk)
Glassware: Martini
Garnish: Shaved Chocolate Ribbons
Method: Add D’USSE VSOP Cognac, Espresso, Simple Syrup and Half & Half into a shaker with ice. Shake and strain into a chilled Martini glass. Garnish with chocolate shavings.
50ml (2 parts) Bombay Sapphire
15ml (½ part) MARTINI Bianco
50ml (2 parts) good quality cloudy apple juice – ‘eager’ brand recommended
20ml (¾ part) freshly squeezed lemon juice
125ml (5 parts) water
1 bar spoon orange blossom honey
3 thin slices of green apple (eg: Granny Smith)
1 cinnamon stick; 3 cloves; 1 cardamom pod – broken open
1 black tea bag (eg: Twining’s Assam)
1 orange peel twist – gently spritzed
Method: Toast the dry spices & spritzed orange peel in the bottom of a dry pan for a few seconds then add the water, honey, apple juice & apple slices. Allow to warm up to a simmer then add the Assam tea bag. Infuse for 4 minutes then gently squeeze & take the tea bag out. Add the Bombay Sapphire, MARTINI Bianco & fresh lemon juice, carefully swirl the pan to mix all the ingredients together then strain off the liquid into pre-warmed cups. Take the cinnamon stick & the 3 apple slices from the infusion & add to the cup. Finally, grate some fresh nutmeg over the drink. Enjoy!

1.5oz Hot Water
1oz French Fortified Wine
1oz Fresh Lemon Juice
.5oz Honey
Cinnamon Stick, Orange Wedge, Clove, Nutmeg
Method: Stir all ingredients over cubed ice in mixing glass and strain into a chilled rocks glass over a large ice cube.

1 Martini Sweet Vermouth
2 dashes of orange bitters
Method: Stir and strain into a coupe garnish with an orange peel and brandied cherry.

0.5 parts Disaronno liqueur
1.5 parts Sparkling Apple Cider
+ pinch of Pumpkin Pie Spice
Method: Add all ingredients to a cocktail shaker filled with ice. Shake vigorously and strain into a martini cocktail glass.

Method: Combine Ardbeg, lemon, and rosemary honey syrup in a shaker and add ice. Shake and strain into a coupe. Top with 3 oz. Chandon Brut. Garnish with rosemary & lemon peel.
Rosemary Honey Syrup Recipe
Ingredients:
1/2 cup Fresh Rosemary Leaves, roughly chopped
2 cups Honey, clover or other mildly flavored
1 cup Water
Method: Pour honey and water into a saucepan and place over very low heat. Add rosemary leaves and simmer, stirring occasionally for about 10 minutes, until mixture is fragrant. Remove pan from heat and let cool for 5 minutes. Using a fine mesh strainer, carefully pour the honey through a sieve. Discard the rosemary leaves. Let mixture cool to room temperature, about 30 minutes. Transfer rosemary honey to an airtight container. Add a sprig of fresh rosemary to the honey. Store at room temperature for 24 hours, then place in the refrigerator.

8 oz St-Germain French Elderflower Liqueur
1 cup cranberry-apple juice
1 cup soda water

Mint sprigs
Method: Add all ingredients in a shaker without ice. Dry shake then add ice and shake again. Strain into a coupe and garnish with cinnamon with mint.

The balance of power has shifted to buyers in New York City as both sales and prices of condos fell sharply in the third quarter of 2019. The median sales price has dropped 8.2% in the last year. As properties sit on the market for longer stretches of time, sellers lower their prices in hopes of selling.
This doesn’t mean the city is necessarily any cheaper for residents — New York is still home to 28 of the top 50 most expensive ZIP codes in the U.S. With no shortage of buyers in Manhattan, however, deals will continue to close as sellers become more willing to lower prices.

A depreciating market won't impact all properties the same, however. Prices of mid-range homes are on the rise, while softening is more obvious at the luxury end of the market. That being said, the market's future is uncertain. While massive foreclosures are unlikely, property appreciation may come to a halt and selling could become increasingly difficult.
Investors and buyers in the Phoenix area are competing for limited inventory. The city's housing market proves to be one of the tightest in the nation since population growth has prompted an increasingly high demand for homes. New residents have moved to the area in hopes of escaping more expensive markets. But, there's simply not enough supply in the face of this demand.
Many investors are worried about a housing market crash, but these concerns are currently unwarranted. Home prices in the Phoenix area are likely to increase into 2020 and then rise more slowly throughout the year. Then, affordability issues will begin to creep in, which could decrease demand. That being said, it's still very much a seller's market in Phoenix.
In some parts of Philadelphia, the housing market is as fruitful and busy as ever. Housing prices are still growing, having risen nearly 46% in the past seven years. The population has increased and thousands of vacant units have disappeared.
This unprecedented growth has become an essential part of Philly's economy and urged many to move to Philly before prices increase even further. The economy is supported by opportunities in government, health, construction, and a dozen Fortune 500 companies. There’s a great balance between job growth and real estate prices for new residents.
The rapid increase in prices may be, in part, due to a decreasing supply of housing, just like in L.A. However, were a recession to come, experts say Philly is in a strong position to weather it. The city and its suburbs' markets tend to be dependable, meaning prices don't rise as high as other metro areas during boom times. Likewise, prices wouldn't drop as low during a recession.
A well-informed property owner is better able to set themselves up for success. So, whether you're buying or selling, it's important to know what you're getting yourself into first.
Research trends in your city of interest and stay up-to-date on changes in the housing market and economy. Doing so will ensure you make a wise investment at the most opportune time.

This perfect rich red wine is hand-harvested between March and April, Terrazas’ signature Reserva Malbec is synonymous with very intense colors, aromas of fresh fruit, flowers, and spices. This vintage is kind, aromatic and fresh. Its precise tannins provide great softness and presence in the mouth.
2018 BruceWayne’s Pinot Noir jumps off the glass with aromas of berry bramble, mulberry with hints of lilac and violet. The palate is round and generous with layers of mouth-enveloping ripe berries, rhubarb, dried cherries and equally imposing tannins.
Campo Viejo Tempranillo is fermented in stainless steel vats at a controlled temperature and maceration with skins for approximately 12 days. The wine spends 4 months in American oak casks before rounding off its aging in the bottle. The result is a cherry red color, suggestive of a vibrant Tempranillo wine. It’s rich aromas have a pronounced intensity with an initial scent of ripe fruit followed by gentled sweet notes of vanilla and spices. It is perfumed, soft and fresh with a long finish with notes of suits, vanilla and cocoa.
100% Rkatsiteli, literally "red stem" is made using Georgian traditional wine making method. Using a qvevri, a clay, egg shaped vessel buried under ground. This “orange wine” (referring to its amber color as a result of prolonged skin contact) acquires a full body texture and drinks more like a red. Bouquet of dried healing herbs and honey on the nose walnut notes on the finish. Food pairing: mediterranean style chicken or pork.
Subtle nose of red fruits, a hint of milk chocolate and a touch of parsley. On the palate intense plums, strawberries and briar rush across the palate. As the wine opens up, blueberry notes become evident. The tight acidity helps maintain the structure of the wines which balanced against moderate tannins drive the finish. Pure, well rounded and delicious.
Crushed gently and dropped into 1.5 ton bins, cold soaked 24 to 48 hours, then inoculated with a variety of yeasts, handpunched and pressed directly to barrel, where the wine finishes both primary and secondary fermentation. Only after one year in barrel do the individual lots of wine that compose the Firehouse Red get blended.
Aromas of dried cherry and graham cracker pie crust that waft from the glass. On the palate, flavors of blueberry, cranberry and dried oregano are followed by nicely integrated oak and mellow tannins.
A blend of two Chardonnay blocks from our Pastorale Vineyard with a focus on heritage clone Maro, clone 76, Old Calera, New Calera, Montra and Mt. Eden. Grapes were whole cluster pressed cold and barrel fermented slowly over several months, followed by malolactic fermentation. Barrels were stirred as needed, resulting in a focused, concentrated, richly textured wine.
The 2017 Pastorale Vineyard Chardonnay boasts delicate aromas of citrus blossom and gardenias met by Meyer lemon and tangy spices, making for a richly round and vibrant wine with touches of vanilla and toasted brioche in the lingering finish.
A singular Pinot Noir expression from our Pastorale Vineyard highlights select blocks planted to clone 777, Calera and Swan. Clusters were hand-sorted in order to separate the best for whole cluster fermentation. The 2016 vintage was 24% whole cluster fermented, adding spice, texture and structure, and 25% of the grapes were then selected for fermentation in oak-top fermenters, lending a rich, round mouth feel to the finished blend. Gentle punch downs were performed during fermentation until a desired taste and texture was achieved in each tank.
This latest release highlights juicy raspberry and savory spices with well-integrated tannin structure and inviting cranberry, clove and candied orange peel notes. Fresh and focused with a lingering red fruit and dried sage finish.

Before reaching for another bottle of pinot grigio, try serving a better version of the same grape from Oregon. Pinot Gris is a descendant of pinot noir and is a perfect white wine to balance your Thanksgiving meal – no matter how many helpings of mac and cheese or spinach mornay you put on your plate.
Notes: Fragrant white flowers, nectarine, melons with a hint of Key lime lay the aromatic path to this wine. Pleasing plushness bolstered by engaging natural acidity combine to support lush flavors of banana, melon and apricot finishing on a long, clean and clear high note.

The Clicquot Chalet at Mr. Purple is back for the winter season! Launching November 22nd, Mr. Purple atop Hotel Indigo Lower East Side will be transformed into a funky après-ski lodge in the sky. Step outside onto the terrace and guests will find a larger-than-life snow globe dome decked-out in Veuve Clicquot themed ski lodge decor, complete with its very own champagne bar. Once inside, visitors can enjoy a warm retreat from the elements while indulging in a number of festive cocktails on the specialty pop-up menu, including seasonal hot sips and exclusive Veuve Clicquot champagne cocktails, plus plenty of chocolate and cheese fondue to warm your soul - all while taking in the rooftop’s stunning views of NYC.
The Clicquot Chalet holds approximately 25-50 people so reservations (with a table minimum) are highly encouraged via Mr. Purple’s website. Walk-ins will be accepted based on availability.
On Sundays between November 24th and December 22nd, Grand Holiday Bazaar will host nearly 200 independent vendors selling goods and giftables that can't be found elsewhere, making it the perfect spot to find the otherwise unfindable. All of the vendors are small independent business owners and artisans, making each item one-of-a-kind or limited edition. and Sat and Sun: Noon-2am. This pop up lounge is sure to get you in the holiday spirit with colorful decorations, cozy fireplaces, and festive cocktails + slushies. The outdoor area will be a Santa Land with a magical sled available every day for free photos and Instagram pics! Santa is visiting on December 5th from 5pm-8pm, so bring the entire family! Of course, Greg Walsh will also bring his complete line of holiday products including the largest variety of Christmas trees in NYC with Fraser Fir, Noble Fir, Nordmann Fir, Balsam Fir and the exquisite new Silver Fir.
During the holidays Haven Rooftop above The Sanctuary Hotel transforms into Haven Ski Chalet, a winter utopia.
