Inside Ryan Korban's First-Ever Residential Project At 40 Bleecker

NoHo’s 40 Bleecker is nearing completion, and the first residential building designed by fashion darling and celeb-go-to interior designer Ryan Korban is giving a first peek inside in a unique way befitting this celebrated and rare new Downtown building.

For the first two completed residences in the 12-story building, Korban - who already designed and selected every detail, finish and fixture in the building - has furnished both with pieces exclusively from his debut furniture collection with EJ Victor, KORBAN.

Present within a Korban building, these residences also act as Korban's exclusive New York showroom, creating a total design experience from the designer who has famously worked with Kanye West, James Franco, model Jessica Stam, and fashion houses like Balenciaga, Five Story and Alexander Wang + many more.

The custom homes by Korban boast high ceilings with crown molding, enormous banks of windows that allow in plenty of natural light, and a richly layered palette of materials. Each kitchen has culptural, cantilevered and waterfall-style islands in honed statuary marble along with book-matched marble hoods, complemented by elegant Italian cerused oak cabinetry with fluted bronze-colored glass and SA Baxter burnished nickel hardware. The flooring that is sourced from recycled wine barrels from northern Italy is Listone Giordano French Oak chevron flooring. In the master baths, the marble vanities and the floors consist of Grigio dove and Calcutta moon light marble layered in a chevron pattern, and the powder rooms have hand-selected statuary marble with lighting design by Bill Schwinghammer.

Demanding premium prices and now more than 50 percent sold with only one remaining Penthouse left of six, 40 Bleecker is the biggest building to come to NoHo in years with record-setting neighborhood pricing topping $3,000 per square foot and un-NoHo amenities such as an indoor swimming pool, private underground parking and landscaped private courtyard with waterfalls.

With architecture by Rawlings Architects and developed by Broad Street Development, closings are set to begin this spring for the 61 one-to-five bed homes being sold by Douglas Elliman's Fredrik Eklund, John Gomes and Sarah Burke.

New York City Homes With Privacy In Mind

With all the new condos and apartment buildings being built all throughout NYC, we have seen everything when it comes to amenities – from Vitamin C showers to lavish doggy spas and beyond. However, many buyers constantly find themselves looking for a home where they can have the ultimate privacy.

The demand for these types of features for privacy has risen and new developments are adding  amenities such as secured entrances, private elevator banks, luxury porte-cocheres, and additional levels of staff and security so that individuals will never have to step onto the sidewalk outside their apartment, or even have to go through the main lobby. If you are one of those individuals that are looking for this “must-have” luxury amenity, here’s a list of some buildings that offer next-level privacy.

108 Leonard

Screenshot of RE_ New Decade, New Amenities - jeremy@offthemrkt.com - Tani USA Mail.jpg

The Developers at 108 Leonard went to extensive lengths to include an impressive private, heated, covered motor reception with private parking, allowing residents to drive straight into the enclosed vestibule and enter the building without ever stepping outside. The developers have expected, and have had confirming feedback from potential buyers, that affluent residents and high profile individuals specifically appreciate this feature. 108 Leonard also features three lobby entrances – on Leonard Street, Broadway and Lafayette Street – in addition to a separate private entrance on Catherine Lane.

The Centrale

The Centrale

Ceruzzi Properties’ The Centrale also features a private porte-cochere spanning from 49th Street to 50th Street with a private covered entrance that leads directly to the elevators. This allows residents to drive in and immediately hop into the elevator, while also avoiding the hassle of having to come in contact with other residents or outside guests.

One United Nations Park

Located in the Midtown East corridor, just south of the storied United Nations headquarters, One United Nations Park was designed with the highest level of privacy in mind. A private porte cochere and indoor motor court welcomes residents home, and they are whisked up to sun-drenched apartments clad in the finest finishes, such as Calacatta Lincoln marble countertops and custom oak flooring. The limited collection of expansive duplex residences in the building has double height ceilings with floor-to-ceiling windows that are layered black glass on the exterior, but remain completely translucent from inside the building. This reaffirms that residents won't be distrubed once inside their home.

Jardim

Tucked away in Manhattan’s West Chelsea neighborhood, Jardim is the first U.S. residential development by Isay Weinfeld, the world-renowned Brazilian architect and interior designer known for his hotels and high-end homes, including the ultra-chic Fasano Hotels around the world. The Portuguese word for garden—Jardim—is a fitting name for this plant-filled property, which boasts an ultra-private urban park that envelops the two 11-story towers that comprise the development. In addition to the 36 residences and gardens, amenities include a skylit swimming pool, fitness center, spa facilities and a brick-vaulted private tunnel that connects West 27th and 28th Streets, leading to views of the garden’s dense greenery through a lattice wall in the lobby—serving as the ultimate paparazzi-proof porte cochere. Jardim is developed by Centaur Properties and Greyscale Development Group.

Greenwich West

Hudson Square’s newest residential tower, Greenwich West, offers a modern downtown lifestyle in one of New York City’s most vibrant and exciting neighborhoods. Located at 110 Charlton Street, the 30-story building is being designed by a team of acclaimed design world visionaries led by French female architect Francoise Raynaud, founder of the Parisian architecture and design firm Loci-Anima. One of the tallest buildings in the area, the residential tower provides unprecedented views of the Hudson River, New York Harbor and the Statue of Liberty, and a robust amenities offering including private parking. A rarity in new developments, Greenwich West will boast an automated parking garage that lets those who use it go directly into the building hassle-free. To retrieve your car, you can request your car by the app and have it waiting for you when you get downstairs, or have the doorman call it or call it from the automated screen. Never having to leave the building when entering or exiting, it's a safe haven for all.

First Look Inside the Homes at Lantern House by March & White

Related Companies unveiled a first look at the interiors of Lantern House Heatherwick Studio’s first residential project in North America, designed by  March & White. Founded in 2010 by Elliot March and James White, March & White is an international design studio known for their sophisticated, inviting interiors, as well as expertise in modern luxury and experience-centric design.

1.png

March & White worked closely with Thomas Heatherwick and Heatherwick Studio to create a seamless vision of residential interiors at Lantern House that work within the vocabulary of Heatherwick Studio’s distinctive architecture. They blurred the lines between residential and hospitality design sensibilities to create highly social and immersive environments that feel homely, inviting and warm. Architecturally inspired, the interiors display an appreciation for symmetry, space, light and materiality and are rich and textured while still luxurious and timeless.

2.png

"It all started with the architecture as we worked closely with Thomas and Heatherwick Studio to define the story of Lantern House. It was important for the interiors and architecture to be having a conversation that incorporated the history and energy of the location and neighborhood,” says James White. Elliot March continues, “We collaborated with Heatherwick Studio closely and held numerous workshops with them throughout the process to share ideas throughout design and development. The holistic design connects a distinctive façade with a heritage interior. In all ways, Lantern House is a building filled with character.”

unnamed.png

Designed from the inside out, each of the 181 elegantly appointed homes at Lantern House feature carefully considered layouts designed to complement Heatherwick Studio’s oversized bay windows. Each home is anchored by a custom-designed kitchen by March & White, and features a beautiful mix of warm, natural materials and elegant custom finishes.

Our Favorite Listing: Ranan Lurie Manhattan Condo

Our favorite listing this week is the home of Ranan Lurie, which he used as his art studio and office at Time Warner Center. Located at 25 Columbus Circle, Unit 63E, in the Upper West Side offering 2 bedrooms, 2.5 bathrooms.

The property is being listed for $4,995,000 with Danielle Lurie, Allison Sprouse, Lindsay Proud, Molly Gyllenhaal, and Zsuzsanna Bircsak of Compass as the listing agents.

We have the intention to sell this at a realistic price, given the state of the high-end market today,” Ms. Lurie said. “We wanted to make it something that was approachable to buyers and wouldn't let this apartment sit on the market for longer than it was meant to.” - Danielle Lurie

_MG_4705.jpg

Lurie is in the Guinness World Record Book as the most syndicated political cartoonist and has a famed career, and famously created the "Uniting Painting" at the United Nations HQ, the largest ever contemporary painting ever exhibited at the UN. The listing also features a wall of cartoons and photos of many world leaders who have visited the apartment to have their portraits painted in it.

At the time of purchase, there was a line around the block to get in to see this unit because it was a corner unit with amazing Hudson River views. We had actually gone into contract on another condo in the same building with lesser views - and we chose to give up our deposit and get out of that deal so we could buy this apartment with some of the best views in Manhattan." - Ranan Lurie

The views will not be the only thing to make you smile in this apartment. This home comes with great artistic inspiration as it is currently being used as the art studio of the political cartoonist, humorist, journalist, and artist, Ranan Lurie (pictured here throughout with his daughter). Mr. Lurie has been the world’s most widely syndicated political cartoonist, having his cartoons published in over 1000 international publications weekly for over 3 decades.

His latest fine art piece, the Uniting Painting, is the expandable painting that originated at the United Nations headquarters and has spanned the globe in a mission to unite the world in goodwill. An important portion of this painting can be seen on display in this apartment today (though, sorry to say, it is not included in the sale). Come enjoy a wall of cartoons as you tour this magnificent apartment, as well as see photos of some of the world leaders interviewed and painted by Mr. Lurie.

Enter this home through the spacious foyer into a sublime Great Room that can serve as a living, dining, and entertaining room, conveniently located off a high-end galley kitchen with top-of-the-line finishes. Both the master and secondary bedrooms come with en-suite bathrooms and are abundantly spacious and sunny with exquisite views. This home also presents a generous amount of closet space throughout and comes with the convenience of a washer/dryer hook up along with a separate powder room for guests.
