When buying a new home, it is essential to look out for those things that may seriously impact its value. These problems can often be relatively small but could also be very large and may affect home quality and safety. If you notice any of the following five issues when buying a house, it is probably best to just walk away.

No Garage or Poor Vehicle Storage

Most homes should have garages, and those that don't are typically worth a lot less than those that do. That's because garages help provide a high level of vehicle protection and extra storage for a house. After all, a vehicle in the US spends about 95% of its time parked and out of action.

When evaluating potential deal-breakers in the home-buying process, it's crucial to consider practical aspects like propane usage. For a comprehensive understanding, read about propane tank sizes and their common uses in 2023. This knowledge will aid you in making informed decisions for your home.

Do you want your car sitting out in the rain and snow or getting contaminated with bird feces? Nobody does, so make sure that you find a house with a garage. If there isn't even a simple carport to park the vehicle, it is probably best to just walk away or hold out for a lower price.

Weak Utilities

Inspect the home's utilities to ensure that things like the natural gas piping are safe. For example, you need to ensure that the psi is under 0.25 in your house. This level is standard in homes because reducers help take it from its 1,500 psi level in transmission lines to a safer level.

If your gas is at a lower or higher level, something wrong may need repairs. The same is true of water lines, electrical wiring, and HVAC needs. If you spot anything that will cost thousands of dollars to repair, either demand a lower price or skip out on this purchase.

Damaged Foundations

A house's foundation is critical for its overall structural health. Without a strong foundation, your walls may crack, your window and doors may refuse to close, and you may end up with a heavily damaged house that you won't be safe moving into or trying to sell later.

Foundation repair is expensive and time-consuming, which is why so many sellers try to ignore it or just pass over it in inspections. Instead, if you notice any foundation troubles with a house, demand that the seller fix it, cut the price for the value of the foundation damage, or just buy another house.

Serious Pest Damage

Go through the house with an inspector and look for signs of common pest damage, such as mice or ant holes and even termite-related damage. This process is essential because the previous seller may mention these pests but not discuss their damage to a house and leave you stuck.

Termites are particularly an issue because they can affect a house's foundation and cause other types of long-term damage that may affect your property value and safety. Talk to the inspector about these issues and learn more about how to manage them for yourself properly.

Pollution in the Property

Lastly, it is best to avoid buying a house if there's any pollution on the property. Pollution can include things like leaky gas tanks and other expensive problems to repair and which can be dangerous to your house. You might find yourself suddenly discovering this pollution after the previous owner didn't tell you about it.

That act is naturally illegal, and you have an outstanding lawsuit if the seller does take that approach. However, it is still frustrating to have to go to court to get compensated and pay for repairs and pollution removal. All that time and energy is usually just not worth it when buying a house.

As you can see, several things may make a new house just not worth buying. There wasn't enough room to include everything here, but these are the main concerns you're most likely to experience. Talk to your real estate agent about each of these concerns.

3 Things Everyone Should Know Before Buying a NYC Timeshare

A timeshare is a major investment and one you need to think about carefully. While it will guarantee you holiday time in a prime location of your choice, it will have an impact on the way you file your taxes. Read on to see a few of the things you need to know before you purchase a New York City timeshare.

Consider Special Assessment Fees

The very first thing you need to do is to find out any additional fees you may have to pay. The homeowners association to which your timeshare belongs will be the best place to find out these details. Apart from regular maintenance fees, you may also end up having to pay special assessment fees, which are charged if your resort home has expenses that are out of the ordinary. These include major renovations or damage from extreme weather events, and they might leave you with higher expenses than you had planned for. These expenses, like maintenance fees, are rarely tax-deductible. With the average price of a new timeshare standing at $20,040, it's important to have a good idea of how much your expenses will add up to so you can stay prepared.

Property Taxes on Timeshares

The property taxes for your timeshare will depend on the state where your timeshare is located, in this case, New York City. The property tax payable for your timeshare will be similar to the tax you need to pay for your primary home. Each timeshare management company functions a bit differently, and so some bundle the property taxes in with your maintenance fees while others bill them separately.

If you make improvements on the timeshare resort, this will raise its value, which will consequently increase the taxes you have to pay for it. You can get exempted from this if your timeshare contract has a guaranteed fee, which is not included in all timeshare contracts. If you fill out forms online, you may be required to have a Personal Identification Number or a PIN. This is a five-digit number that can act as a digital signature while you're filing tax forms online.

Know Exactly What You're Buying

In order to gain a competitive edge over other timeshare sellers, some companies will often offer incentives and perks to inspire you to buy from them. It's important to look beyond these perks to make sure you're getting the best deal you possibly can, and you're not paying more than you need. Most timeshares on sale will also come with a deed for the property, which you can hold in perpetuity as long as you pay the maintenance fees associated with it.

Find out if the timeshare you want to buy offers one of these, as they can enable you to rent your timeshare out, sell it, or exchange it for another property. Knowing these details will make it possible for you to plan your estate. There are three parts of an estate plan, they are a last will and testament, general power of attorney, and health care power of attorney.

Knowing these details will enable you to make the right decision for your timeshare. Make sure to read the contract thoroughly, seeking clarification about anything that's unclear to you. For instance, find out whether the timeshare you want can be exchanged or traded in at times when you're unable to use it. When you know this, you will be better able to plan your vacations and in the end, get the most out of your timeshare, making the best use of your investment.

Douglas Elliman Hits Highest Closed Sales and Transactions Volume in a Decade

 Douglas Elliman Realty, one of the largest residential brokerage companies in the New York metropolitan area and the sixth largest in the U.S., announces today that the firm had a record-breaking 2021. Nationwide sales totaled approximately $51.2 billion, the highest sales volume in ten years with a total of approximately 32,400 sales transactions, also the highest in a decade.

 “We are enormously proud of our unflagging agents, managers and staff across the country who all contributed to the enormous success we achieved in 2021,” said Howard M. Lorber, Douglas Elliman Inc.’s CEO. “2021 proved to be a banner year, culminating with our greatest listing yet: DOUG trading on the New York Stock Exchange.”

Accolades for Douglas Elliman include being number one in New York City in listing volume, number one in Long Island in sold units, sales volume and agent count, and number one in Miami Dade County in sold units. With so much going on all the time, it can be hard to find relief from stress. When the chaos of life gets to be too much, it's important to find your Zen; that inner peace that helps you refocus and calm yourself so you can take on all of life's challenges. Take a Deep Breath

This is a great go-to strategy for many people because it allows them to relax whether they're at home, work, or somewhere public. All you need to do is stop where you are and take several deep breaths in and out. Try and relax by moving your arms and legs to release the tension in your body too.

Play Some Music

Close Your Eyes
