Sales launch at conversion project The Library at 61 Rivington

SERHANT.,recently announced that it's New Development division, in partnership with developer The Horizon Group, has launched sales at The Library, a residential conversion with a contemporary glass addition located at 61 Rivington Street in Manhattan's Lower East Side.

Originally built in 1905 by architects McKim, Mead & White, who also designed the original Pennsylvania Station, the Brooklyn Museum, the Washington Square Arch, and the campus of Columbia University, the building served as the downtown branch of the New York Public Library until 1950 when it became a dance hall and restaurant, and later the Church of Nazarene.  The recent residential conversion of the property was led by Brittany Marom Interior Design and Issac & Stern Architects.

“When planning the transformation of 61 Rivington Street, we wanted to create a one-of-a-kind, timeless residential building in the heart of the Lower East Side. The former New York Public Library’s rich history was the inspiration behind our old-meets-new design style reflected throughout the facade and interiors,” said Jillian Forman, director, marketing and operations of The Horizon Group. “The Library offers homeowners the opportunity to live in the crown jewel of the neighborhood and we look forward to launching sales with SERHANT. New Development.”

Standing six stories tall, The Library includes three floors of the original Classical Revival facade and three floors of a contemporary glass addition. Special care was taken to preserve the original terrazzo floors throughout the first floor and lobby, and the exposed bricks in select apartments.  Inspired by the property’s history and initial design, finishes throughout The Library include dark wood paneling details, dark wood cabinetry, shaker style doors, and exposed ceiling beams.  

“Given the opportunity to design the interiors of a historic building in New York City was an exciting and creative challenge for my firm,” said Brittany Marom of Brittany Marom Interior Design. “The design intent was to restore the integrity of the 115-year old building while creating a modern living environment that speaks to today's market and trends.”

The Library is a boutique building boasting 11 residences ranging from one to three bedrooms, including two garden-level duplex units with private outdoor space and two penthouse units.  Each unit features European light oak floors, oversized windows, natural stone waterfall countertop and backsplash in the kitchen with custom walnut lower cabinets and matte lacquered upper cabinets, radiant heated floors and towel warmer in the bathroom, and Bosch washer and dryer.  The building offers a fitness center, virtual doorman, bicycle storage and community Wi-Fi in amenity areas.  Paying homage to the city’s first open-air rooftop reading room that once stood atop this building, residents will also have access to a shared furnished rooftop space with BBQ.

According to data from SERHANT., the number of transactions in the neighborhood are up 117% year-over-year while the average number of days a unit spends on the market is down 22%. In addition, the average and median sales prices have risen 25% and 38% respectively.

Sales of The Library are being led by The McPeak Team at SERHANT.  Current available units range from $1.25 million to just over $2 million.

Manhattan is known for its classic facades such as castIron lofts in SoHo, brick former warehouses in Tribeca, and Limestone of Fifth Avenue. Recently, a number of condominiums are using local Bluestone in order to make their buildings stand out.

Real Estate Development Service company Grid Group, just completed a picturesque customized Bluestone facade on their project at 124 West 16th Street. They are highly involved in every aspect of this development, from the design to the construction and they have been working alongside David Howell of DHD Architects. They designed the Bluestone facade of 124 West 16th Street in-house, which features nearly 1,000 hand-cut slabs in Hancock, New York. The inspiration came from 41 Bond Street in SoHo.

According to what is being reported on about this building, "The development, which looks like it was pulled outright from a rock quarry, stands out for its use of bluestone on the building's facade. The rocks were quarried in the Catskill mountains in upstate New York. While a bluestone facade may seem out of place in the city these days, the Times says it's part of a larger masonry trend that's becoming increasingly visible in luxury buildings, especially those developed by DDG.” You can buy the penthouse for just under $6 million.

Once In A Blue Moon

  • 1.5 Parts Hendrick’s Lunar Gin

  • .5 Parts Blue Curacao

  • .75 Parts Fresh Lemon Juice

  • .5 Part Simple Syrup

  • Garnish with Orange Twist

Combine ingredients in cocktail shaker and shake with ice. Fine strain into a cocktail glass and garnish with an orange twist and edible flowers.


The Glenfiddich Highland Cooler

  • 1 part Glenfiddich 14 Year Old Bourbon Barrel Reserve 

  • 5 parts Watermelon Juice 

  • Garnish: Watermelon & Mint

This might be one of the simplest, and most delicious, drinks you can make on the 4th of July.  Simply cool the juice (pureed fruit) of a ripe, seedless watermelon, and mix it five to one with Glenfiddich 14 Year Bourbon Barrel Reserve.  Pour into a highball or rocks glass and garnish with a small watermelon wedge and some mint.  

For extra credit, stick the 5:1 mixture in the freezer.  Once it’s set, scrape it out with a fork to create a delicious watermelon Glenfiddich snow cone.


Montelobos Padre Lobo

  • 1.5 oz Mezcal Montelobos Tobalá

  • 0.75 oz Ancho Reyes

  • 0.75 oz Cynar Liquor

  • 1.5 oz Velvet Soda Royal Tonic

Mix all ingredients with ice and serve it on a glass. Garnish with green lime

  • 2 oz Hiatus Tequila Blanco 

  • 1 oz Greek Yogurt 

  • 1 oz Honey Syrup 

  • 0.75 oz Lemon Juice 

  • Black Pepper for garnish

Fresh Ground Black Pepper. Add Hiatus Tequila, yogurt, honey syrup, lemon juice to a shaker tin.

  • 1 1/2 oz Don Papa 7

  • 3/4 oz apricot nectar

  • 1/2 oz lemon juice

  • 1/4 blue curacao 

  • 1 bar spoon cherry heering


    Mix the rum, apricot, and lemon together. Pour the curacao on the bottom of the glass, then add ice. Add rum mixture, and dress with cherry Heering.

Lacuna Beach

  • 2 OZ HIATUS AÑEJO

  • 1 OZ COCO LOPEZ

  • 1 OZ PINEAPPLE JUICE

  • 1 OZ ORANGE JUICE

  • 1/2 OZ RHUM CLEMENT CREOLE

  • SHRUBB 2 DASH PEACH BITTERS

Muddle together cantaloupe, rosemary, and agave. Add all ingredients to a shaker. Add ice and shake vigorously. Fine strain into coupe glass. Garnish with rosemary sprig and/or skewered cantaloupe pieces.


The Citrus Breeze

  • 2 oz The Botanist Islay Dry Gin 

  • 1 oz Grapefruit Juice 

  • .5 oz Elderflower Liqueur 

  • 3 oz Premium Tonic 

 Add all ingredients into a highball glass over ice . Stir with mixing spoon. Garnish with grapefruit wheel and fresh seasonal herbs 


BACARDÍ Summer Watermelon Cooler

  • 1.5 oz BACARDÍ Superior

  • 0.75 oz Watermelon juice

  • 2 oz Grapefruit soda

  • Blueberries and lime wheel as a garnish

Fill a tall glass with ice. Add all ingredients. Give a quick stir to combine and garnish with blueberries on a cocktail pick and a lime wheel or wedge.

Inside The Brown Harris Stevens Authors Night at the $35 million Grosvener Atterbury Estate

Brown Harris Stevens, the country’s premier privately held residential brokerage, welcomed a who’s who of authors, celebrities, and architects to a special Authors Night at the $35 million Grosvener Atterbury estate in Southampton.

The event, titled Golden Age: The Genius of Architect Grosvenor Atterbury featured a conversation between Paul Goldberger and Peter Pennoyer, moderated by Martha Stewart. It was presented by the House of SpeakEasy.
