Gwen Verdon's Former Home, A Lifesaving Station in Quogue

Caroline Fiske

The final home of Broadway and dance legend Gwen Verdon is on the market for $8.95 million in Quogue. The 1.1-acre former U.S. Lifesaving Station, located at 84 Dune Road and listed with Enzo Morabito of Douglas Elliman, comes with 150 feet of oceanfront, a detached bungalow, a heated Gunite pool, a catwalk to the sandy beach, an outdoor shower, wrap-around mahogany porch, and lots of history.

Gwen Verdon's former home

It was originally built in 1870 and it was used as the Quogue Lifesaving Station until 1915, the five-bedroom, three-bath property was owned by Ms. Verdon until 2000. Updated and renovated with careful attention, details that have been saved and incorporated include the original "U.S. Life Saving Station" sign, a boat room, original flooring, and other woodwork, and memorabilia including surfboat designs and antique uniform buttons.

Ms. Verdon's life story was recently made into the miniseries "Fosse/Verdon" starring Michelle Williams and Sam Rockwell. It was credited as "the best dancer to ever brighten Broadway," the four-time Tony Award-winner memorably portrayed Lola in "Damn Yankees," Roxie Hart in "Chicago" and the title role in "Sweet Charity."

A Green Experience for New York City

Caroline Fiske

The Global design firm WATG has an urban planning solution that helps New York City “go green.” This plan emphasizes the unforeseen positives during the pandemic. Even though this hasn’t been announced yet, the concept was recognized by Urban Design Forum as a light at the end of the tunnel for their "City Life After Coronavirus" series. This series focuses on the organizations and communities in the city that have been most impacted by the coronavirus.

Flatiron_Animated_10_FPS.gif

Another example on how the city is aiming to improve itself for the future is the "Green Block," It is a project on how leading urban planners, landscape architects, and designers could use their skills, and lessons learned from the pandemic, to help transform urban spaces into an even better living space post-pandemic.

The multidisciplinary global design firm WATG rolled out the Green Block idea inspired by John Goldwyn. He is WATG’s London-based master planner and landscape architect. He was also a part of the “Green Block” project. This concept allows for a green, carless, alfresco-hopping, and streetscape vision for New York City. According to Goldwyn, “Our cities have long been overdue for transformation and, as some people flee for greener landscapes in the wake of COVID-19, Green Block proves that you don’t need to sacrifice one for the other – we actually can, have both the urban and the green lifestyle.”

“Green Block” focuses on the intersection of Manhattan’s Flatiron Building, which is an iconic symbol for the city itself. “Green Block” reclaims the city we love for the people and the environment.

“Green Block” was built using a modular program that transforms city streets into green spaces made from 100% recyclable materials. “Green Block” not only adds greenery to existing cafes and shop fronts but it creates untapped revenue opportunities for retail, commerce, and restaurants, it also helps clean the city’s air while beautifying streetscapes.

“Green Block” brings many values to cities. It serves as a breathable solution to air filtration by decreasing car noise, decreasing air pollution, providing homes for the decreasing bee population, and increasing the amount of space for people to exercise and leisure. This solution provides more opportunities for cyclists and walkers, it replaces paved footpaths with lush plants, and it increases outdoor spaces for restaurants and retail stores. Restaurant operators can also use their new outdoor space to grow vegetables, herbs, or fruits to serve on their menus.

Goldwyn says, “People who are all too often disconnected from nature should be allowed respite on their streets. The pandemic tapped into an underrepresented desire in urban dwellers to connect with nature. That desire is a human right, and the city needs to address it. Green Block is in the best interest of New Yorkers and New York City’s standing in the world.”

WATG is currently working with confidential landowners in the United Kingdom to deploy “Green Block” on various streets in London. It was founded in 1945 and they are currently celebrating its 75th anniversary. WATG one of the world’s leading design firms specializing in hospitality, entertainment, gaming, and commercial residential design. Its interior design firm Wimberly Interiors is ranked in the Top 20 by Interior Design Magazine.

Why The Value of Outdoor Spaces Has Increased by 20%

Caroline Fiske

According to Barbara Fox who is the President and founder of the “Fox Residential Group,” outdoor spaces have become more and more desirable since the coronavirus pandemic. Fox also said that “Manhattan residents have appreciated the freedom that private outdoor spaces have provided during the lockdown, and the increased valuation is reflective of that. It has been historically priced at about 25-30 percent of the interior square footage, but we are now seeing valuations of approximately 40-50 percent.”

According to StreetEasy, searches for New York City rentals with outdoor space are up 270% since before the pandemic started. Additionally, apartments with terraces in Manhattan are selling for 5.4% more per square foot than those sold this year before the pandemic lockdown, according to data from appraiser Miller Samuel Inc.

Residents in Manhattan have appreciated the freedom that private outdoor spaces have provided during the quarantine. They give the ability to just take a breath of fresh air, as an auxiliary workspace, al fresco dining, exercise or just to relax outside of the confines of their apartment. For example, in the past thirty days prices have dropped on at least five hundred and eighty-five properties that include outdoor spaces, they represent 20% of the total.

The Surprising Cost of Buying an Apartment in New York City

Caroline Fiske

According to Sarah Funky, “New Yorkers throw away an average of $38,000 a year on rent alone.” Most New Yorkers do not own a home in the city because it is “way too expensive.” And honestly, I do not blame them in the slightest! Yet at the same time, 1 in 21 New Yorkers are millionaires hence why they can afford the beautiful apartments while the others can’t. This is mainly why 67% of New Yorkers rent their apartments while 36% of non-New-Yorkers rent properties. The average rent for a one-bedroom apartment is $3,200 which is 82% of the median American salary. Sarah met with various real estate agents to answer the question of why more and more New Yorkers do not own apartments.

Why do 68% of New Yorkers rent their apartments? In this video, I'll discuss the true cost of buying an apartment in NYC and you'll learn from real estate ag...

Sarah Funky met with real estate agent Phillip Salem about the reality of buying an apartment in the city. The average cost of a one-bedroom condo (a property that is solely owned by you) costs 1 million dollars and this makes up 20% of the city’s real estate market while 80% are co-ops (owning shares of the building). The average cost of a one-bedroom co-op is $5,000. Condos require a 10% down payment while co-ops require a 20% down payment. Co-ops also require post-closing liquidity (a hypothetical statistic to that would be $5,500 monthly mortgage x 24 months = $132,000). There is also a flip tax which is 1-3% (about $10,000). For properties that are over $1 million in the city, there is a required mansion tax, which is also 1-3% (about $10,000). Then there is a transfer tax which is 1.875-2.025% (about $18,750). For Co-ops, there is a co-op application fee which can be anywhere between $2,000 and $5,000. The average total amount of all of these down payments, taxes, and fees, is $377,250. I don’t know about you but all of these statistics are making my head spin! At the end of the day, the little things make an apartment cost more or less and all of these extra taxes and fees will depend on the apartment that you are interested in. Before all of the apartment hunting madness commences, it is highly recommended to get a buyer's agent. It is free and they save you from a lot of stress. The more uptown you go, the higher the prices go. Once everything is cleared with your buyer’s agent you are ready to move into your dream apartment!

Sarah navigated through Compass.com which is a website where you can look at the area and cost of various New York City apartments. Phillip also works at Compass and he highly encouraged her to look on that website to see what she could find. What I liked that Sarah did too was that as she was looking at apartments online, she made a spreadsheet in Microsoft Excel about the apartment fees, price, and monthly mortgage for her to know how much she needs in total to get that apartment. She can now see how much she would be spending on the fees alone depending upon the apartment that she likes. Even though New York City is one of the most expensive places in the world, Sarah cannot imagine living anywhere else and I couldn't agree more. “Its energy, glamour, and the people draw me back.” From the moment I saw the Radio City Rockettes, I fell in love with this city. As a little girl, I knew that I wanted to live in the Big Apple. Overall, Sarah’s positive yet honest personality helped me prepare for the unexpected when it comes to apartment buying in New York City.

Top Five Best New York City Coffee Shops

Caroline Fiske

Ahhh coffee… Where do I even begin with describing my all-time favorite beverage? Well, first of all, it wakes me up in the morning, and second of all, an iced caramel latte tastes incredible. So why not combine my favorite drink and my favorite place into one fabulous article? Everyone, I am proud to present the top five coffee shops where New Yorkers can get your “Central Perk” on!

Grounded

Tucked in a very homey and cozy spot in the West Village, “Grounded” is the coffee place that will make you feel welcome. It is a relaxing place for you to get your work done, catch up with your loved ones, read a book, or just simply get a cup of coffee. If you are in the lighter food or drink mood, they also have smoothies and sandwiches. So the next time you are in the West Village, be sure to stop by “Grounded.”

Third Rail Coffee

This rustic coffee shop is an NYU student go-to spot for studying, chatting, dates, a hangout spot before catching a movie at the IFC Center, and of course, for coffee. From their classic coffee drinks like cappuccinos, lattes, and macchiatos, to their scrumptious baked goods like scones, “Third Rail Coffee” has everything that your cafe heart desires! Their coffee drinks are made with sweet Battenkill Dairy Farm milk so you know you are getting the best local ingredients served into your cup of coffee.

Coffee Project NY

This project started in none other than the East Village. They also have locations in both Queens and Brooklyn. If coffee is streaming in your blood veins like it is in mine, then this is the perfect place for you! From their nitro flights to their “deconstructed latte” (an espresso shot with a cup of milk served with a latte and a waffle cookie), “Coffee Project NY” is every coffee lover’s dream in one store.

Everyman Espresso

Located at Park Slope and 5th Avenue, “Everyman Espresso” has high-quality coffee that will wake you right up. Yes, they have your typical Starbucks and Dunkin coffee drink options, but they also have their very own unique options as well. One of their most well-known drinks is their “Panacea” which is espresso with lemon and honey ginger bitters.

Sawada Coffee

This place is very popular for their latte art. This example above is just one of the many incredible designs that you can get on your drink. The vibe in this coffee shop has a “skater aesthetic” serving artistic homemade drinks founded by owner Hiroshi Sawada. They also serve matcha based drinks so if you’re not a huge fan of coffee don’t worry!

Words cannot espresso how much coffee means to me. So get ready to have a Brew-tiful day by going to these New York City coffee shops!

Ample Hills Creamery

best ice cream new york city.jpg

Founded in 2011, this ice cream shop is very well known in New York City. That’s because of what goes inside this magical ice cream. Grass-fed cows provide the hormone-free milk while the sop provides the organic cane sugar, together they make the starring debut. Rich, indulgent, and of course flavorful, there is every flavor for every person imaginable such as “Ooey Gooey Butter Cake” and “Chocolate Trip.” Best of all, you can get these flavors in pint form which is perfect for a Netflix and Chill night, a boy problem night, or just any time of day where you’re really craving some good old ice cream.

Big Gay Ice Cream

Located at 61 Grove Street and 125 E 7th Street, this ice cream shop was founded by Doug Quint and Bryan Petroff in order to create happiness for the LGBTQ+ Community. It started off as an average ice cream truck then it evolved into a full-on store with lines out the door of customers waiting in the scorching heat. The ice cream flavors are not your typical ice cream flavor names, for example, one of their most popular flavors is the “Salty Pimp” which is soft serve vanilla ice cream with dark chocolate sea salt chunks and dulce de leche swirls. There are also new weekly flavors to try such as the “Marcia Marcia Marshmallow” which is marshmallow ice cream with pretzel bites, hot fudge, and strawberry whipped cream. When you go to “Big Gay Ice Cream,” you will be eating outrageous ice cream flavors while supporting the LGBTQ+ Community.

Il Gelato at Eataly

Just like “Big Gay Ice Cream,” this line is also out the door because it is worth the wait. This gelato is churned in the house daily from only local pasteurized whole milk using ingredients directly from Italy. This gelato is the very definition of smooth and creamy and every flavor from chocolate hazelnut to mango will just melt right in your mouth.

Taiyaki

Waffle cones are a typical way to have ice cream, but at this Japanese ice cream shop ordinary shaped waffle cones just won’t do. These waffle cones are meticulously shaped like Japanese fish. Craft cocktail specialist Shigefumi Kabashima has reopened both of his Japanese cocktail bars and full-service restaurants, ROKC (Ramen + Oyster + Kitchen + Cocktails) in West Harlem and NR in the Upper East Side. NR’s latest brunch menu is now available on Saturdays and Sundays from noon to 5 pm and it features a wide range of contemporary Japanese dishes and your favorite brunch classics such as Chef Takashi’s handmade Soba Noodles and Truffle Egg Sandwiches. These restaurants were closed during the hype of the pandemic, ROKC and NR are now in their newest chapter. Their dining is complete with outdoor tables and chairs as well as a new chef and menu for their food, this was all planned out while executing the creative and delicious cocktails Shige is known for.

The rain has become every restaurant’s worst nightmare. Fortunately, a Mediterranean restaurant located in the West Village called “Extra Virgin” has got our back! This restaurant offers its guests both umbrellas and an awning for their outdoor seating options. Michele Gaton is the owner and she is also the General Manager of Union Square’s Coffee Shop. Her Partner in Crime and Executive Chef Joey Fortunato is also known for his work at Manhattan Ocean Club, Layla, Picholine, and Tribeca Grill. The menu also allows guests to use their phones to scan a QR code for ordering food and drinks. Some of “Extra Virgin” most well-known dishes include:

  • Chopped Summer Salad with Watermelon and Feta with crisp romaine lettuce, baby arugula, sweet corn, grape tomato, red onion, radish, cucumber, and roasted chickpeas, dressed with a honey-lime vinaigrette.

  • The Truffled Mushroom Asparagus Turkey Burger, which is dressed with a porcini aioli and served with fries or a salad.

  • Spicy Shrimp Tacos with a chile-lime aioli, pineapple salsa, avocado, jicama slaw, pico de gallo, and pickled jalapeño.

  • The Mushroom Crusted Virgin Chicken, which has been on the menu since the restaurant's inception and made with a juicy chicken breast coated in a mixture of different mushrooms, served with sweet pea risotto, cipollini onions, and truffle broth.

  • The 40 Ounce Froze and the Hampton’s Favorite Bailey’s Banana Colada are just some of the many extravagant cocktail options that “Extra Virgin” has to offer. You can go to this restaurant today at  259 West 4th Street and you can also visit their website at https://extravirginrestaurant.com/

The restaurants that I have talked about are just some of the many options that are available in New York City for your entertainment. Whether that includes music while eating, takeout, outdoor dining, indoor dining, or a picnic by Central Park with loved ones. Food brings people together, and right now especially we need to be united instead of divided.

Do you miss eating dinner while watching a show? Well, you’re just in luck because The Ragtrader located at 70 W 36th Street and its subterranean piano bar Bo Peep, are bringing live entertainment and good food to New York City.

Starting this week, Bo Peep’s revered pianist Skip Brevis will be bringing his musical songs to The Ragtrader’s 36th Street sidewalk every Tuesday through Friday starting at 6 pm. The Ragtrader’s outdoor diners as well as people who are walking by can request any songs that they’d like from nostalgic favorites to modern classics. This astounding event will also feature some surprise guest pianists and vocalists with a variety of Crudo, apps, authentic pizzas, and large + small plates such as Salmon Poke, Artichoke & Olive pizza, Cauliflower Steak, and Mushroom Bolognese for you to enjoy. This will all highlight the restaurant's strong relationship with local farmers. Reservations are not required for you to attend.

The Hidden Spots in Central Park

Caroline Fiske

Central Park is one of the most well-known places in New York City. Tons of people visit this iconic park to walk, relax, catch up with friends, play with their dogs, do some work on their laptops, etc. But beyond the giant field of grass where people would typically have a picnic or read their favorite book are some secret spots that are hidden within the park. Here are just a few of the many secret spots that you can visit the next time you wander through Central Park!

The Shakespeare Garden

Parks Department Entomologist Dr. Edmond Bronk Southwick decided to combine his passions for both nature and Shakespeare to build The Shakespeare Garden in 1913. This breathtaking garden was originally preserved by Dr. Edmond Bronk Southwick and the Shakespeare Society. Nowadays the Central Park Conservatory and volunteers preserve the natural beauty of this garden. This is just no ordinary garden, it has various plants that Shakespeare admired such as primrose and wormwood. And as you walk around the garden, you can read popular Shakespeare quotes. Some of these quotes are quoted from himself and some are quoted from his many plays and sonnets. You can visit The Shakespeare Garden today between 79th and 80th Streets on the West Side.

The Belvedere Castle

This castle dates all the way back to 1869 and it has the most incredible view in Central Park. It was built by Law Olmsted and Calvert Vaux. They came up with the name “Belvedere” because it means “beautiful view” in Italian. You can see this belvedere from the castle’s two balconies. Since 1919, the Central Park weather station has been located here. New Yorkers can listen to Central Park weather updates from the castle on TV or radio with their signature slogan, “Right now, the temperature in Central Park is…” Anybody can visit this castle anytime for sightseeing or even weddings. What is a more romantic New York City wedding spot than a Gothic and Romanesque castle? You can visit Belvedere Castle today in the middle of Central Park at 79th Street.

The Ladies Pavilion

This spot was originally a train stop for passengers back in the 1800s. Then the Pavilion was moved to a private section of Central Park’s Lake. Once it was moved, it was a women’s only ice skating rink and hangout spot. This spot became more popular in the 1920s where women would invite men, and they would go ice skating together and show PDA. More women began to do that and then it ultimately got shut down since the Central Park Management team was not happy about what the Pavilion was being used for. Only the gray roof and the blue iron bottom remain as shown in the photo above. Anybody, not just women can visit this historical site whether it is to just sit down and relax or admire the design of the pavilion itself. You can visit Ladies Pavilion today between 75th and 76th Streets on the West Side.

The Ramble Cave

The 36 acre Ramble Cave was one of Central Park’s first-ever projects. This place is known for its curvy walking paths, babbling brook, and over 230 bird species that can be seen here every year. Early in the 20th century, Ramble Cave was a well-known hangout spot for criminals. Because of what this place was known for, Central Park Management closed Ramble Cave off to the rest of cave, butthe public for the time being. To this day, the public still cannot access the entire cave but they can however see the stone steps as shown in the photo above. You can visit Ramble Cave today from 73rd to 79th Streets in the middle of Central Park.

The Memorial Christmas Tree for Lost Pets

Did you know that there is a Christmas Tree in Central Park that is dedicated to Lost Pets? Well if you didn’t before, now you do! This tree is surrounded by photos of pets, toys that these pets have owned, ornaments, and other accessories of these pets. Whether you lost your dog, cat, hamster, or fish, you can honor the love that you had for your pet with this tree. This tree is a Christmas tradition in Central Park as people gather around to sing songs, recite poems, talk about the happy times that they have shared with their lost pet, or just to admire the tree itself. Then at the end of the Christmas season, this tree is taken down until the next Christmas season is upon us. Volunteers put away and take out the gifts around the tree each year. You can visit The Memorial Christmas Tree for Lost Pets today deep inside the Ramble Cave.

The next time you visit Central Park will not be like the previous time that you have visited. Now that you know about some of the many hidden spots in your favorite New York City park, it is time to go exploring!

Rockland County: An Alternative to New York City

Caroline Fiske

As New York City is slowly starting to come back to life during the various reopening phases, people have been looking to live in other places besides New York City. Mainly because of wanting a bigger house to be quarantined in rather than a claustrophobic apartment. Listed below is a house that is on the market located in Rockland County. This is just one of the many options for being a New York resident somewhere other than New York City.

 Maksim Akelin Photography

It has hit the market for $1.85 million in Upper Nyack, NY. Dorit and Stan have raised five kids and nowadays they are downsizing and staying locally. Below is a link to the video of the Kramer’s magnificent Hudson Riverfront home.

Besides the private beach and the beautiful exterior surroundings of nature, this house also contains .63 acres of the former Rose family estate. The Best Airbnbs in Greenwich, Connecticut

Caroline Fiske

Connecticut is overall a very underrated state. Just because it is not as well known as New York does not mean that it is a bad state overall. The history, the beautiful views, the food, the architecture, the shopping, are just some of the many things that make Connecticut so unique. One town in Connecticut in particular is extremely popular when it comes to vacationing in Connecticut, that town is Greenwich. If you are a New Yorker who is just looking to get out of the state, Greenwich, Connecticut may be the place for you! Here are some of the best AirBnbs you can stay in if you decide to visit Greenwich.

Since you will only have the basement studio to yourself, this Airbnb is perfect for a not so silent vacation.

“Overlook Cabin in downtown Greenwich CT”

The Best Airbnbs in Greenwich, Connecticut.png

Just like the previous Airbnb, this one is also a close walk to the train station. This Airbnb also comes with nearby access to the Greenwich ferry boats and beaches. Because this location is at one of the highest points of the Greenwich Coastline, there are very strict noise regulations in place. These regulations include, no partying, no smoking, and no pets are allowed. The interior of this Airbnb has a private entrance with an outside staircase, a TV, a bed, a coffee maker, and other essential items. This Airbnb is known as your “temporary home away from home” according to the owner. It is also located in the middle of the beautiful views of Greenwich’s wildlife and tidal estuary. You will get the entire home to yourself with a few ground rules in place such as, no smoking inside the home and you can only park your car on the street.

Connecticut may not be as well known as New York, but that does not mean that you cannot have a good time in this state. Whether in Greenwich or my hometown of Fairfield, Connecticut does have some very picturesque towns in it. The Class of 2020: Entering Into a Job World of Uncertainty

Caroline’s chocoloate strawberry “Class of 2020” cake

Caroline’s chocoloate strawberry “Class of 2020” cake

Caroline Fiske

A typical college graduating class would have a proper ending to their final semester, a Senior Week with raging parties, a huge graduation ceremony with friends and family, and a grand send-off as they entered into their next chapter in life whether it is graduate school or a full-time job or wherever life takes them. But none of those things have happened for the class of 2020. Instead, we get an abrupt end to our final semester in college as if the coronavirus has pushed us all off a cliff. We did not get that well-deserved goodbye to our best friends, late-night study sessions in the library, late-night partying, dining hall talks with friends, and the feelings of freedom and independence that we cannot get from being home with our families. We have been working so hard for these past four years just like every other college graduating class did and in the blink of an eye, the coronavirus sent us all home instead of letting us cross that finish line. Everything changed. Classes moved online, video chats, calls, and texts became the new way of seeing our friends, wearing masks is added to the list of things you cannot leave the house without, and everyone was constantly reminded to stay at home to save lives. What this pandemic has taught me is to not take life for granted, specifically not to take my incredible friends for granted. So the next time I see my college friends who I have seen in four months, I am going to hug them so tight and I am going to tell them how much I love them.

Caroline Fiske posing with a “Class of 2020” sign in front of her house

Caroline Fiske posing with a “Class of 2020” sign in front of her house

All of this being said, these past few months have been filled with anger, stress, and confusion for the class of 2020. Between the coronavirus pandemic, the BLM movement, and every other curveball that the year 2020 has thrown at us, the class of 2020 has worked harder than any other graduating class to get their diplomas and graduate on time. Right now, I feel so lost because I have been applying to hundreds and hundreds of jobs and most of them don’t even get back to me. I know that I am not the only one who feels this way, because we are currently in a job market where hundreds of people are unemployed. In-person jobs and internships are now being canceled until further notice and the rest of us are just left in the dust. Students in the class of 2020 are not the only ones who are suffering job-wise right now, but instead of no reply at all, we need some certainty in our lives because there is too much uncertainty. By simply telling us that we didn’t get the job, we can move on with our lives onto the next application and not sit around and wait for you to reply back to us.

The class of 2020 is simply asking for employers to reconsider their hiring process for future jobs. Because finding a job is a job in itself. You have to constantly be applying and updating your resume and cover letters depending upon the job description. Looking for a job is hard enough as it is and employers should simply look at a class of 2020 resume into much more depth instead of just tossing it off to the side. The class of 2020 students may not have the specific qualifications that you are looking for as an employer, but what they do have unlike any other class is lots of persistence and dedication. They got all of their college work done in the middle of a worldwide pandemic. They attended countless Zoom meetings, had virtual office hours with their professors if needed, submitted all of their work on time, and they did everything that they would normally do for in-person classes online. They could have easily given up but they didn’t, they kept moving forward until they achieved their goals.

So to all of the employers who just so happened to stumble upon this article cut the class of 2020 some slack and give them a chance. Even though they may not fit your company’s mold and be the exact type of employer that you are looking for, if they can get the work done in the middle of a worldwide pandemic, then they can do anything. In the words of Tom Hanks, the class of 2020 are “the chosen ones.” They started school during 9/11 and they ended school during the coronavirus. They have been through hell and back. They will bend over backward to help your company and make it a better place. They will not let you down. Help make the job market for the class of 2020 and anyone who is unemployed during this difficult time from uncertain to certain.
