This $75 Million Penthouse at Rivage Bal Harbour Has Its Own Longevity Suite

Rivage Bal Harbour has released its final and most ambitious residence yet, an oceanfront penthouse asking $75 million. The 25-story, 56-residence tower, designed by Skidmore, Owings & Merrill with interiors by Rottet Studio, is capping off its offering with a home built less around square footage and more around the promise of feeling, and looking, decades younger.

The centerpiece is a dedicated Longevity Suite, an in-home wellness wing anchored by an Ammortal Chamber and hyperbaric chamber, alongside a sauna, steam room, circadian lighting and advanced air and water purification systems. The Ammortal Chamber, already used by organizations including the Denver Broncos and hospitality brand Proper Hotels, combines red-light therapy, PEMF, molecular hydrogen and guided meditation into a single recovery session, the kind of setup typically reserved for specialized wellness clinics. Beyond the treatment rooms, the residence spans more than 10,000 air-conditioned square feet with five bedrooms, six bathrooms and three powder rooms, plus terraces overlooking the Atlantic, Biscayne Bay and the Miami skyline. Another 10,000 square feet of private outdoor space includes an oceanfront plunge pool, hot and cold tubs, outdoor kitchens and multiple entertaining areas.

The listing arrives as Miami cements its status as the country’s hottest market for homes priced above $30 million, having overtaken both New York and the Bay Area. Wellness-focused properties are proving to be a meaningful part of that story, commanding a 10 to 25 percent premium over standard luxury listings, according to Sotheby’s International Realty’s latest luxury outlook. At Rivage Bal Harbour, that premium comes with an actual prescription attached, less a finishing touch than the entire point of the home.
