A vegetarian menu will also be offered for $75 a person with Caramelized Tofu, Roasted Cauliflower Soup, grilled and roasted vegetables enveloped in rainbow chard with romesco sauce and a Stuffed Baby Pumpkin with coconut curry, mixed roots, squash and crispy chickpeas. Assorted sweet endings will be served with both options.

Chef Gemma Kamin-Korn of Bar Beau was inspired by THE infamous bella notte scene from Lady and the Tramp. Understanding Your Role and Responsibilities as a Landlord

When you make the decision to welcome tenants into one of your properties, you immediately transform into a landlord. Unfortunately, this role revolves around more than simply collecting rent each month. 

There are various landlord duties and responsibilities that you need to be aware of. 

Here are some of the main ones with which to familiarize yourself as a matter of urgency. 

Adhering to various safety codes

It is up to the landlord to ensure that the property is safe for the tenant. Ultimately, this means knowing and keeping up with various safety codes. For example, it is important to keep the property free from mold and other harmful substances. 

If the tenant notices the growth of mold anywhere in the home, it will be up to the landlord to have it cleaned and removed at their own cost. Furthermore, the landlord will be responsible for ensuring that each room within the property has been properly fitted with smoke and carbon monoxide detectors as per the law. 

Remember – these laws may vary from state to state and from country to country. 

Property maintenance 

While the tenants will be required to conduct small maintenance jobs, such as changing light bulbs, it’s the landlord’s duty to conduct the bigger, more important jobs. This includes unclogging gutters and drains, dealing with peeling paint, and repairing any faulty appliances in a timely manner. It is the responsibility of the tenant to notify the landlord when property maintenance is required. Alternatively, you can hire a property manager to deal with these issues on your behalf. This is useful if you own a large portfolio of properties that would be impossible to manage by yourself. A property management company Montreal (or similar company in your area) can be used as the first point of contact for tenants, allowing you to get on with other jobs. The tenant should never allow an issue to stand and worsen to the point of being costly or difficult to fix. 

Paying the mortgage and monitoring utilities 

Obviously, it will still be up to you to continue paying your lender your mortgage every month. Whether you use the rent from your tenants to do this will be your choice. It is also important that you refer to the rental agreement to check who is responsible for paying the various utilities owed. 

Some rental agreements state that water is included in the rental fee, for example, while others will require that the tenant settles all of their own utility bills. In order to avoid any issues in the future, it can be wise to follow up with the various authorities from time to time to ascertain whether or not your tenants are, in fact, keeping up to date with their payments. Remember – it is imperative to look into a tenant's financial history before handing over the keys. This is usually the best indicator in terms of whether or not they are going to be reliable tenants who pay their dues on time and in full each month. 

By keeping up with your own responsibilities as a landlord, your tenants are likely to do the same, leading to mutual happiness and a long, beneficial relationship for both parties. Be sure to contact a property management company if ever you have doubts in terms of landlord duties and liabilities.

Launch of Lantern House, Thomas Heatherwick's First Building in North America

Last week, the who's who of the real estate community gathered to celebrate the highly anticipated launch of Lantern House, Thomas Heatherwick's first residential project in North America currently rising in West Chelsea on both sides of the High Line.

Top executives from Related, Corcoran Sunshine and Heatherwick Studio came together to toast acclaimed architect Thomas Heatherwick, who traveled from London for the special occasion. James White, co-founder of distinguished interior design firm March & White, also traveled from London to attend the launch celebration.

Stephen Ross, Jeff Blau, and Bruce Beal joined Kelly Kennedy Mack, President of Corcoran Sunshine, to celebrate this important milestone for Lantern House, Related Companies one-of-a-kind condominium project. The Heatherwick-designed building, known for its unique interpretation of the modern bay window, features 181 one-of-a-kind residences, impressive amenities and breathtaking views of the Hudson River, the Midtown skyline, the High Line, and Chelsea's historic district. 

Related executives Jordan Sasson, Ethan Wolens and Chad Jones were also in attendance, all of whom work closely on the condominium project. This well-attended event also marked the unveiling of Lantern House's sales center, custom designed by March & White, which features a number of interactive displays and a custom 6-foot project model.

Following remarks from Dan August Cordeiro, Senior Managing Director at Corcoran Sunshine, Jeff Blau, CEO of Related Companies, and Bruce Beal, President of Related Companies, Thomas Heatherwick and James White spoke about their inspiration for the project. Guests toured the Lantern House sales gallery and throughout the celebration, enjoyed a raw bar, hors d'oeuvres and drinks. Music was provided by high-profile, New York City-based DJ Elle Dee.

Museum of Arts and Design launches young patrons community, MAD Luminaries

MAD Luminaries kicked-off on Wednesday, January 29, with its inaugural Artists Salon. The evening invited interested young patrons to learn about MAD Luminaries and to welcome the incoming class of artists-in-residence. Guests, including MAD Luminaries Co-Chairs Alexander Hankin, Christina Senia, and Timo Weiland, were treated to a lively discussion between current Artist Fellow Anthony Akinbola, incoming Artist Fellow Mia Wright-Ross, and Artist Fellowship alumna Tamara Santibañez, moderated by Marissa Passi, Director of the Artist Studios.

The Museum of Arts and Design (MAD) launched its new young patrons community, MAD Luminaries. Comprising thought leaders under the age of forty-five, the group will serve as a peer-to-peer community of young arts advocates supporting emerging artists through MAD’s Artist Studios program, a highly competitive professional development program for contemporary artists and designers, and the only artist residency of its kind. MAD Luminaries will offer members direct artist interactions and the chance to encourage the artists-in-residence as they expand their creative practice while working on site at the Museum. Seven artists and designers, including one recipient of the MAD Artist Fellowship, are selected for the biannual six-month residency.

“I can’t say enough how important it is for artists to connect directly with art patrons and collectors,” said Hankin. “Making these interactions possible is what MAD Luminaries is all about, and I encourage any young arts advocates to get involved so we can shine a light on even more emerging artists and designers.”

Akinbola said, “The six months I have spent at this museum, working with children, families, all types of visitors, and the MAD curators and leadership, have changed my life. I have gained a community and support network that I know will be with me every step of the way as I move on as an artist.”

Of her upcoming residency, Wright-Ross said, “I have followed the careers of many artists who have had the amazing opportunity to be MAD Fellows, and I am both excited to undertake this journey and delighted to follow in their footsteps.”

Also in attendance were Luminaries Committee members Jeremy Banon, Zachary Beloff, Vincent de Sarthe, Justin Garzone, Casey Kohlberg, and Jaime Weinberg, who are engaged in building the program and supporting young artists.
