The Successful Homeowner’s Guide to Selling a Luxury Home

Luxury homes can be hard to sell. Not for any reason pertaining to the home itself, but because of the hefty price tag they carry. Luxury buyers have a vision in mind, and they won’t make any exceptions when it comes to matching their expectations. When you sell your home, you want it to stand out among the other options and convince buyers it’s worth the investment. To help you get the most out of your selling experience, we’ve made a list of tips for selling a luxury home.

1.  Hire a Luxury Realtor

Not just any realtor will do when it comes to marketing your home. You want to hire someone who specializes in the high-end market. There are many realtors who focus their efforts on luxury homes and show expertise in selling places with large price tags.

2. Take Good Pictures

When it comes to your home, visuals are everything. You’re not only showing off a building, but a lifestyle. Take multiple quality photos from as many angles as possible, and you might want to include videos as well. You can even use a drone to capture a bird’s eye view of the building and the grounds. You want to show of every angle possible.

3. Use Color Carefully

When selling a home, you will likely do a lot of repainting. Take special care to choose colors that evoke a positive emotion in buyers. The colors in your home can affect the mood you have while inside it. This is a detail you want to keep in mind as you set the stage for buyers.

4. Thoughtfully Stage the Home

If you hire the right realtor, this will likely be one of their main focuses. They’ll give you advice on how to arrange the furniture, hang artwork, and enhance different areas of the home. You want to set up the rooms in a way that compliments the architecture and gives buyers an idea of how the home can look when given a professional touch.

5. Don’t Hold Open Houses

When you market a luxury home, it’s recommended to avoid open houses. These may not attract the buyers you want to target. Open houses for expensive houses often attract people who aren’t serious buyers—they just want to see what opulent homes look like. In cases that involve homes like these, it’s best to choose alternative marketing methods.

6. Know Your Demographic

It’s vital that you know who you’re selling to and what they’re looking for in a home. Decide who your buyer is and put yourself in their shoes. What’s the likely age group of buyers? What amenities are important to them? You don’t need to attract a large number of people, but you do want to home in on the specific buyers you want.
