Related, BH Group and Marriott Secure $200M for Ritz-Carlton Residences West Palm Beach

Related Group and BH Group, in collaboration with Marriott International, just locked in $200 million in construction financing from Madison Realty Capital for The Ritz-Carlton Residences, West Palm Beach bringing the city its first Ritz-Carlton branded residences and adding another headline making marker to the North Flagler waterfront buildout. The 27-story tower is planned for 138 residences with Ritz-Carlton–managed amenities, and the developers say construction is underway with an expected 2028 completion.

What’s turning heads is the sales velocity: the project is already over 70% sold, with Related citing more than $150 million in sales in just six months. “In just six months, we have driven over $150 million in sales for this project,” said Nick Pérez, President of Related Group’s Condominium Division. “The pace has truly been remarkable, and it speaks volumes about buyers confidence in the thriving West Palm Beach market.”

The building’s pedigree is designed to match the pricing power: architecture by Arquitectonica, interiors by Rockwell Group, and landscaping by Naturalficial, with east-facing residences aimed at big water views. Floor plans are expected to span two to four bedrooms (roughly 1,500 to 3,000+ square feet) with floor-to-ceiling windows, expansive balconies, and chef-grade kitchens outfitted with Sub-Zero and Wolf, plus spa-style baths with Hansgrohe fixtures and private, keyed elevator access.

Amenities lean into the full “hotel-at-home” formula—bayfront pool terrace with cabanas and dining, a wellness center and spa experience, coworking and entertaining spaces, a children’s playroom and gaming studio with a golf simulator, guest suites, and signature concierge services plus membership to The Cove Club in West Palm Beach, extending the lifestyle beyond the building. For West Palm, the bigger story is what this financing signals: branded residential demand is no longer a Miami-only phenomenon, and the buyer appetite for five-star service, waterfront positioning, and prestige programming is now firmly baked into the market’s next chapter.
