The Myles Debuts 22 Custom-Scale Condominiums in Chelsea

Grid Group has officially launched sales at The Myles, a new 22-residence condominium at 142 West 21st Street, bringing an intimate, custom-home sensibility to the crossroads of Chelsea and Flatiron. Designed by Grid Group in collaboration with BKSK Architects, the 14-story building is weighted toward larger homes, with 18 of its 22 residences offering four or five bedrooms. Following a quiet preview period, multiple residences are already in contract at full asking price, with sales led by Nicole Hechter and Masayo Hashimoto of Corcoran New Development. Pricing ranges from $2.695 million to $19 million, with two-bedroom residences starting at $2.995 million, four-bedroom homes with dedicated offices beginning at $5.975 million, and the full-floor Penthouse Collection starting at $12.5 million, topped by a $19 million crowning residence with a heated spa pool.

The launch arrives at a notably tight moment for downtown Manhattan’s luxury market. According to Corcoran, active Manhattan listings fell 15 percent year over year, pushing August inventory to its lowest level since 2015, while new development launches dropped 37 percent year over year to just 160 units. In Chelsea specifically, there were zero four-bedroom resale condos priced between $5 million and $7 million as of the second quarter, with little new construction to fill the gap. Demand has not slowed to match: August saw 52 contracts signed above $5 million, a 13 percent increase from the prior year. The Myles enters that shortage as one of the few large, new-construction homes currently available in the neighborhood.

The building’s sculpted facade combines glazed terracotta, brick, bronze, metal and natural stone, drawing on Chelsea’s historic masonry architecture. Inside, residences feature soaring ceilings, bespoke millwork, dedicated home offices, fireplaces, butler’s pantries and, in many cases, private outdoor space. Amenities lean residential rather than flashy, including a 24-hour attended lobby, a skylit fitness and wellness center with an infrared sauna and Pilates reformer, and a landscaped rooftop terrace with an outdoor kitchen. Sixteen private parking spaces are available for purchase, rare for this part of Chelsea, along with private storage for every residence. “The market is especially limited for buyers looking for a true four-bedroom home,” said Nicole Hechter, Sales Director of The Myles at Corcoran New Development. Steps from Madison Square Park and the High Line, The Myles places residents at the center of two of Manhattan’s most storied neighborhoods.
