East Coast Trends in Waterfront Properties

Waterfront properties have always been at the forefront of high-end East Coast real estate. In Manhattan, most of the city’s prime residential neighborhoods are located in close proximity to the water, such as Chelsea or the Lower East Side. For luxury property enthusiasts, beachfront residences retain their value as a financial investment while offering an opportunity for a vacation getaway comfortably within the Atlantic Seaboard. When purchasing or building a new waterfront property, there are several planning aspects to keep in mind that can help ensure your property retains its value for the long haul. 

Tenets To Coastal Building

Whether you’re aiming for the Hamptons or the Outer Banks, there are several hard-and-fast rules when it comes to building a beachfront residential property. First, all interiors are materials should be chosen to center the unit on any views of the coastal scenery. 57 Ocean recommend fitting units with floor-to-ceiling windows to maximize your property’s view of the seascape. For penthouse or top-floor properties, skylights are also ideal to let more sun and sea-salt air into the unit. Secondly, most roofing in coastal properties are fitted with steel planks, which resist impact from the elements while reflecting the sun’s heat away from the indoors.

Creating a Comprehensive Moving Checklist

Once you've found contentment with the climate and landscape living conditions by the coast, it's time to create a comprehensive moving checklist. This list should include several key tasks.

To begin with, it is advisable to engage the services of a reliable car shipping company to transport your vehicle to the new location. This is where door-to-door car transport proves highly convenient, providing a hassle-free option to ship your car to another state. It's important to note that certain waterfront properties, particularly those situated in more remote areas, may necessitate specific transportation methods such as boat or ferry.

Secondly, follow all local zoning laws about coastal properties and be proactive in incorporating flood safeguards during construction.

Next, consider your home's interior and exterior materials, prioritizing those that resist moisture and protect against floods, like concrete tile or non-porous stone.

Lastly, pay special attention to your new home's views of the coastal scenery and plan the property layout accordingly. Floor-to-ceiling windows and skylights can enhance your living experience by maximizing your property's view of the seascape.

Remember, this checklist aims to facilitate a smooth transition to your new waterfront property, ensuring your home is not only luxurious but also resilient and compliant with local regulations.

Ready for High Tides

Depending on the area, it’s often necessary to instill safeguards in waterfront properties that prevent flooding and minimize the impact of the elements on your home. Many homes are designed with elevated construction, for instance, foundations that are built on stilts or placing wash zones under the home. Occasionally, residents are obligated by zoning laws to use elevated construction, but others choose to do so to create a buffer zone in periods of high rain. You can also select building materials that resist moisture and protect against floods, such as concrete tile or non-porous stone. Floodwalls or motes are another popular construction technique for water-resistance: often, these structures can be made with attractive red brick or stone paneling that matches the décor of your outside garden. 

Waterfront Real Estate Market

Waterfront properties are prone to high rates of fluctuating in terms of their value in the real estate market. As a general rule, beachfront properties retain the highest value over time, even in instances of flooding or shifts in the vacation home market. Other waterfront properties guaranteed to accrue value include apartment units in DUMBO or Lower Manhattan, where the price of rent is increasing steadily. In NYC, there is also now a growing opportunity for luxury real estate in Long Island City, thanks to Amazon’s recent decision to cancel HQ plans, leaving the area open for development. 

The future is scenic: which is why emerging trends in the real estate market prize waterfront destinations for second homes and luxury getaways. Through choosing smart materials and a strong foundation, you can make your beachfront property an ideal place to unwind after a day in the sun.
