Off The MRKT's Favorite Listings of the Week
Another week, another fresh crop of listings worth a second look. This week's favorites run from a record-setting Cobble Hill penthouse with a terrace the size of most apartments, to a Financial District loft with a past life as an eyeglass factory, to a Bushwick duplex built around its own private patio.
Penthouse 402 at 110 Boerum Place
Priced at $13.5 million, Penthouse 402 at Avdoo's 110 Boerum Place is the largest new-construction condominium ever brought to market in Cobble Hill, and the first completed residence inside the Brent Buck designed building. The five-bedroom home spans 3,981 square feet of interiors, entered by private elevator and staged by Jason Saft with the kind of material palette (white oak, vintage brass, honed marble, limewash) that feels lived-in rather than lacquered.
The real headline is outside: 2,800 square feet of private terrace landscaped by Brook Landscape, bringing the combined indoor and outdoor living space to more than 6,780 square feet. It reads less like a penthouse and more like a brownstone that happens to float above the neighborhood, with over 11,000 square feet of building amenities below, including a great room with a fireplace, a listening lounge, and a full fitness and wellness suite.
138 Fulton Street, 2
Priced at $2.3 million and listed by Kathryn Swift, Allen Wu, and Tedy Ma of Sotheby's International Realty, this full-floor, four-bedroom loft on Fulton Street started life in the early 1900s as an eyeglass factory. The industrial bones remain, but the 2,000-plus square feet are now entirely residential, finished with a private outdoor patio that is a rare find in the Financial District.
The staging tells the better story. The sellers raised their family here and styled the home themselves, drawing on their own home furnishings and design business: artwork painted by the husband hangs throughout, and one bedroom has been recreated as their daughter's childhood room. It is a listing with a biography, and it shows.
46 Kossuth Place, 1A
Priced at $1.095 million and listed by Jessica Chestler of Douglas Elliman, this renovated two-bedroom, two-bathroom duplex in Brooklyn spans roughly 1,533 square feet across two levels. Upstairs, 10.5-foot ceilings, white oak floors, and oversized windows keep the open living and dining space bright, anchored by a contemporary kitchen with quartz countertops and two-tone cabinetry.
The lower level is where the flexibility lives: a spacious recreation and media room, a separate den that works as an office or guest room, a second bathroom, and an in-unit washer and dryer. Step outside and the expansive private patio takes over, room enough for dining, lounging, and a proper garden, the kind of outdoor space Bushwick and Bed-Stuy buyers rarely find without leaving the neighborhood.
