10 Ways To Boost The Value Of Your Property

June 10, 2021 by Jeremy Lindy

When you’re looking to sell your property, you’ll want to get the best ROI that you can. Market prices increase over time, but how can you make an even bigger profit? The key is to make structural adjustments to boost the value of your home. There are so many different ways that you can increase the value of your property. For some of the best ideas, check out these ten areas of focus.

1 . General Redecorating

If you want to boost your property's value, you may need to redecorate your home. Tend to all the smaller maintenance issues, and give every room the lick of paint it needs. To help you during the process pay attention to these key areas:

  • Clean the dirt off your walls, (scrub off any marks or scuffs).

  • Re-paint your walls, fix peeling paint or faded wallpaper.

  • Replace moldy sealant in your bathroom or kitchen.

  • Fix squeaky doors or staircases.

  • Remove limescale from your fixtures and fittings.

  • Adjust flooring that’s poorly fitted.

  • Use caulk to seal doors and windows.

2. A new bathroom

According to experts, a new bathroom can increase the value of a property by around 4-5%. A luxury bathroom is a great way to entice potential buyers. This year, free-standing bathtubs are all the range. If your bathroom is a little on the smaller side, there are many ways that you can maximize space. Consider installing floating sleeves and units, and adding plenty of mirrors. Keep the space clutter-free, and go for a minimal look.

3 . A brand new kitchen

Modern buyers view the kitchen as one of the most important rooms in the house. Kitchens need to be well-lit, stylish, and inviting. If you can afford a full kitchen renovation, go for a glossy white kitchen, complete with a kitchen island. Create a space for entertaining, as well as for cooking.

If you’re on a budget, there are plenty of low-cost ways to improve your kitchen. For example, you could paint your kitchen units, or replace older doors. When you’re showing the home to buyers, ensure that the room is clean and bright. User flowers and ornaments to enhance the space.

4. Add a driveway

If your property doesn’t already have a driveway, consider adding one. A private parking space is another great way to boost the value of your home. When you’re choosing a driveway you’ll need to consider which is the best material. A few potential options are resin, concrete, or gravel. The best choice is probably exposed aggregate concrete. It’s created by first installing concrete, and then taking off the outer skin. The finished result is the coarse aggregate that’s underneath the cement.

5. Garden revamp

Improving your garden is a fantastic way to add value to your home. Start by tidying everything up, from clearing pathways to trimming borders, and cutting back overgrown trees. Plant new flowers to give your garden a zest of color. Consider hiring a landscape gardener to help you create an impressive and unique garden design. To increase the appeal of your garden, choose luxury garden furniture, to create an elegant look.

6 . Build a conservatory

When you build a conservatory, you’ll connect the garden and the inside of your home. There are lots of different types of conservatory including Victoria conservatories, sunrooms, and Edwardian conservatories. Adding a conservatory can increase the value of your home by 5%. If you are considering this addition, consider looking for professionals for building a conservatory leicester, or in a place nearby, as well as find insights into the various styles and designs available. This can ensure that it is not only aesthetically pleasing but also well-integrated into your home design.

7. A solar roof

Modern buyers want a sustainable and eco-friendly home. If you’re looking to add value, consider investing in solar panels for your roof. When you add solar panels, you’ll stand to increase value by around 4%. Solar panels work by using photovoltaic cells. These cells take energy from the sunlight and convert it into electricity. To attract modern buyers, you should create an energy-efficient home.

8. Invest in a loft conversion

Loft conversions can add up to 20% value to a property. Before you start renovating you’ll need to decide which type of loft conversion you would like. One of the most common styles is the ‘dormer conversion’. A dormer loft is made by utilizing the slopes in your current roof. These are often popular because they don’t require any dramatic structural changes. Mansard loft conversions are created by lifting the wall between your property and your neighbor's home. These have walls that slope in, and flat roofs. If you’re not sure which type of conversion will work for your home, it’s best to get expert advice.

9 . A garden office

With more people working from home than ever, garden offices are increasingly popular. If you add a garden office, you could increase value by between 5 and 15%. A garden office is a separate building to your property, that’s built on the grounds of your garden. It resembles a summer house, but it’s used as for office space. Garden offices can be built in many different sizes, depending on how much space you have. There are plenty of companies who can provide you will an accurate quote, depending on the area you have to work with.

10. Triple glazing

Lastly, triple glazed windows middlesbrough (or elsewhere) tend to be an excellent investment for any property owner. With triple glazed windows, you’ll add around 10% value to your home. There are many benefits of triple glazed windows such as:

  • Improve the security of the property.

  • Triple glazed windows create a modern look.

  • These windows have excellent noise reduction.

  • Save energy and go greener.

Investing money in your property can feel a little daunting. You’ll want to ensure that you’re getting back more than you’re putting in. Before you make changes it’s best to conduct research. Figure out exactly how much your renovations will cost, and judge this against the value you’ll add to your home. To boost your ROI, it’s important to get the numbers right.

When you’re preparing your house to show to buyers, don’t forget the little details. Whether it’s decorating your patio, or repainting the fences, think about how you can boost your curb appeal.
