Where to Get $1 Oysters on National Oyster Day in NYC

National Oyster Day is on Wednesday, August 5th so I've included two restaurants that are inviting diners to get slurping with $1 oyster specials to celebrate the holiday.

Nerai.jpeg

Greek hotspot Nerai (55 E. 54th Street) in Midtown East will offer $1 oysters all day long on National Oyster Day, beginning at 11:30am. The restaurant has an expansive, gorgeous garden patio with seating for 50 for lunch and dinner al fresco.

Loulou (176 8th Avenue) in Chelsea will offer $1 oysters and has 15 tables available for dining al fresco from 5pm - 11pm. You can also enjoy their large selection of craft cocktails, wine and beer in addition to classic French dishes.

Sound Investments with Invictus Property Advisors

Jessica N. Todmann

If you’re in the market for commercial property, then Invictus Property Advisors, a broker-owned commercial real estate advisory firm that specializes in investment sales, might be the business you should turn to. Started in 2018 by Andrew Levine and Josh Lipton, both bring nearly 20 years of combined experience to the table, offering a tailor made and data driven approach to each of their listings. They are also a boutique brokerage firm, and remain hands on with every one of their transactions- from beginning to end.

One of the ways they stand out amongst competitors is by staying hyper-focused on their core business strategy- New York City investment sales. While they focus on transactions within the $2 - $50 million dollar range, their customer service is unparalleled; Josh and Andrew treat every client with the same level of commitment and quality no matter where their budget may lie within that spectrum. “Owners are impressed when their $2 or $3 million transaction is treated like a $50 million deal,” Andrew stated.

The paths that led them to become the founders of Invictus Property Advisors can also be a source of value to potential clients. For Andrew, “Growing up in Manhattan, the commercial real estate capital of the world, I was exposed to the industry from a very early age.” As he navigated through undergrad at NYU and various internships, he soon gained an intimate understanding of what it took to succeed in this industry, “I learned quickly how much dedication real estate professionals have to their line of work. No day is a dull day in this market. I enjoy navigating through some of the qualitative and quantitative complexities, and nuances of each submarket and neighborhood.”

Josh comes from a law background and previously worked as a capital markets attorney for a large international firm. For nearly a decade, he assisted companies raise debt and equity through private and public offerings. But Josh wanted a change: “Though I miss being surrounded by some of my previous colleagues, the work itself was not something I loved. When logging 80-100 hours a week, I decided you should love what you do.” Josh made the change by joining Massey Knakal as a sales agent, where Andrew worked as well. “Andrew and I realized, after working at several commercial brokerages that we worked well together and had a shared vision for what we wanted to accomplish.”

Now that we’re all acquainted, let’s take a look at just a few of the listings Invictus Property Advisors has to offer in Upper Manhattan and SoBro:

411 East 141st Street.jpg

411 East 141st Street, Bronx

13 unit multifamily

Ask Price: $900,000

Gross Square Footage: 3,160

411 East 141st Street is actually a SRO property, which is nestled within the Mott Haven section of the Bronx. There are 13 separate units within the property, across four stories and the decor still holds true to some of its original design work from the early 20th century. It is conveniently located near the 2, 4, 5 and 6 train lines, multiple bus routes, and is a few blocks away from the Major Deegan Expressway. Perfect for renters who are constantly on the go, and looking for a well maintained, yet affordable place to call home.

403 East 139th Street, Bronx

10 unit Multifamily

Ask Price: $795,000

NOI: $90,167

CAP Rate: 11%

Gross Square Footage: 3,160

**This building is part of a package deal with the one above, 411 East 141st Street, Bronx.**

403 East 139th Street is an SRO similar to 411 East 141st Street and has 10 units, which also spans across four stories. However, three of the units have a bathroom and kitchen. Aside from being close to public transportation this property is within walking distance to several schools, parks, restaurants, and the United States Post Office.

What makes this package deal an attractive investment? Andrew explains: “The yield or cap rate for these assets are in excess of 10%, which is challenging to find anywhere in NYC. So, for buyers looking for yield, who understand the SRO asset class, these are great cash-on-cash opportunities.”

225 East 110th Street.jpg

225 East 110th Street, Harlem

3 unit Townhouse (with parking)

Ask Price: $2,195,000

NOI: $102,756

CAP Rate: 4.7%

Gross Square Footage: 3,864

225 East 110th Street is a three story townhouse with three residential units and two parking spots in the rear of the lot. The property is within walking distance to the 6 train, Central Park and several eateries. For your shopping needs, simply walk a few blocks north and you’ll find East River Plaza. If you need a break from the city, both the Metro North and FDR Drive are close enough to aid in your escape.

Who’s the perfect buyer for this? For the owners of Invictus Property Advisors, the answer is simple: “Either a family or individual looking for a townhouse living at less than half the cost of a similar property on the Upper East or Upper West Side, without sacrificing on space or living conditions and amenities”

419 West 144th Street.png

419 West 144th Street, Harlem

5 unit Townhouse

Ask Price: $2,895,000

NOI: $97,955 Actual | $132,794 Projected

CAP Rate: 3.4% Actual | 4.6% Projected

Gross Square Footage:5,890

419 West 144th Street is a five story townhouse located within the vibrant Hamilton Heights Historic District, and home to many high-heeled professionals within the political, legal, medical, and artistic fields. The property has been continuously improved upon over the years by the owners and delivers a charmingly authentic look with several modern touches. While the property is gorgeous, there’s so much life going on throughout the neighborhood that prospective tenants would be happy to call this place home- as would you.

Based on Andrew’s feedback regarding the listing, the competition may be fierce: “Since this coveted area is only 4-5 blocks long and three avenues wide, the scarcity of available properties creates significant demand from both users and investors.”

Gross Square Footage: 800sf Above-Grade | 600sf Below-Grade

Aside from the many local and national retailers nearby, this retail condo sits close to two major academic institutions and a Common Coliving location. The rain has become every restaurant’s worst nightmare. Fortunately, a Mediterranean restaurant located in the West Village called “Extra Virgin” has got our back! This restaurant offers its guests both umbrellas and an awning for their outdoor seating options. Michele Gaton is the owner and she is also the General Manager of Union Square’s Coffee Shop. Her Partner in Crime and Executive Chef Joey Fortunato is also known for his work at Manhattan Ocean Club, Layla, Picholine, and Tribeca Grill. • The Truffled Mushroom Asparagus Turkey Burger, which is dressed with a porcini aioli and served with fries or a salad.

  • Spicy Shrimp Tacos with a chile-lime aioli, pineapple salsa, avocado, jicama slaw, pico de gallo, and pickled jalapeño.

  • The Mushroom Crusted Virgin Chicken, which has been on the menu since the restaurant's inception and made with a juicy chicken breast coated in a mixture of different mushrooms, served with sweet pea risotto, cipollini onions, and truffle broth.

  • The 40 Ounce Froze and the Hampton’s Favorite Bailey’s Banana Colada are just some of the many extravagant cocktail options that “Extra Virgin” has to offer. You can go to this restaurant today at  259 West 4th Street and you can also visit their website at https://extravirginrestaurant.com/

Red Wines To Sip On This Summer

We are in a heat wave and it is hott out. While you may be going for your white wine or hard celtzer, the perfect red wine is all you need during these Summer days and nights. Having a bottle chilled goes perfectly by itself or during a late night in the hamptons a red is perfect by the fireplace. Not sure what Red to pick up? We’ve got you covered with our Summer selects below.

“When thinking of reds to enjoy during the summertime, my go-to red is Pinot Noir. Typically Pinot Noir is not as substantial as other red varieties. A good light-bodied Pinot Noir can be very versatile with a numerous amount of summer dishes, such as savory burgers and grilled veggies. I would recommend trying the Landmark Vineyards 2018 Overlook Pinot Noir, as it has a great balance of ripe red fruit on the entry, savory elements on the mid-palate and a clean finish with subtle spice notes. This perfect summer sipper can be enjoyed on it’s own or with dishes such as a Roasted Beet Salad with arugula, goat cheese & pecans or a Filet Mignon with a mushroom cream sauce with friends and family at your table.” Stated by Winemaker Greg Stach Landmark Vineyards

Landmark Vineyards 2018 Overlook Pinot Noir

The 2018 Overlook Pinot Noir represents another splendid blend from some of California’s best cool climate growing regions in Monterey, Santa Barbara and Sonoma Counties. The palate on this red is medium to full bodied with ripe red fruit of strawberry, raspberry and black cherry fruit with balanced spice and earth mixed with leather, dusty tobacco leaf and subtle oak on the mid-palate.

Terrazas de los Andes Reserva Malbec 2018

This seamless rich red wine is hand-harvested between March and April, Terrazas’ signature Reserva Malbec is synonymous with very intense colors, aromas of fresh fruit, flowers, and spices. This vintage is kind, aromatic and fresh. Its precise tannins provide great softness and presence in the mouth.

DiNotte Red Blend

The newest addition to the Mezzacorona portfolio, DiNotte expresses the aromatic richness of two native varieties that thrive on the foothills of the Dolomites mountain range in northern Italy: Teroldego (70%) and Marzemino (15%). A small amount of Merlot (15%) is added. With notes of plum and  blackberry with a hint of cocoa and vanilla, this full-bodied, lushly textured wine makes it the ideal pairing for grilled steak, barbecue ribs and pork chops.

Apothic Red

It is typical for red wines to be served room temperature, however, not many people know that some reds can actually be served chilled, such as Apothic Red . This red is one of the few red wines that actually works great at room temp AND when served chilled, making it the perfect match for an outdoor barbecue to celebrate the holiday! The dark and brooding character pair unexpectedly well with smoky flavors.

Bonterra Organic Vineyards Young Red Canned Wine

After cracking open a can, the nose is met with aromas of red roses, fresh fig, red berries, and orange peel that give way to a refreshing, lively palate of raspberries, watermelon and pomegranate. The higher acidity of the wine light profile of this red wine make it ideally served chilled.

Penfolds Bin 389 Cabernet Shiraz

Bin 389 is often referred to as ‘Baby Grange’, in part because components of the wine are matured in the same barrels that held the previous vintage of Grange. First made in 1960, by the legendary Max Schubert, this was the wine that helped to forge Penfolds solid reputation with red wine drinkers combining the structure of Cabernet Sauvignon with the richness of Shiraz. Bin 389 also exemplifies the judicious balance of fruit and oak.

Snoop Cali Red

Full and dense, with strong black & blue fruit notes up front from the Petite Sirah, complemented by bright red, slightly candied fruit in the background from the Zinfandel. The darkly toasted oak ties it all together along with a slightly sweet finish.

Tips for Buying a Home During the COVID-19 Summer in NYC

Buying a home in the Big Apple is a dream for many people. But as the COVID-19 pandemic rages on, you might be a little lost on where to begin. If you're currently part of the 13% to 20% of the population that moves each year and you're ready to settle in NYC, here are a few tips you'll need on your journey to purchasing your first home.

Work with a Local Real Estate Agent

Your real estate agent is going to be your best friend while you search for houses in NYC this summer. Not only are they up to date on the latest listings, but they can get a feel for your preferences and cater the homes they show you to them. In addition, an agent who lives near the area in which you'd like to buy a home will know all about the local scene and maybe even about some of the demographics and changes going on in that neighborhood. Another excellent reason to work with a local real estate agent is that they'll have a more comprehensive understanding of the market in the area of NYC you're shopping for a home in. Housing market behavior is an extremely localized metric, so the more information you can gather on the market in your chosen area, the better. And beyond that, almost 78% of recent buyers reported that their real estate agent was an incredibly useful source of information during their search for a home.

Get Preapproved for a Mortgage

While a mortgage is one of the basic staples of purchasing a home, it's a good idea to get preapproved if you plan on purchasing a home in NYC this summer. Unfortunately, a number of mortgage lenders have implemented stricter standards in the midst of the COVID-19 virus crisis. Some numbers to keep track of when you're trying to get preapproved for a mortgage include:

  • Your credit score

  • Your debt-to-income ratio

  • Your down payment amount

These three values all play a pivotal role in determining whether you'll get a favorable home loan or not. And since there are plenty of other people who are applying for mortgages under the same strict set of standards, taking the time to get preapproved can help you stand out from the crowd. In addition, making an effort to get preapproved for a home loan allows you the opportunity to compare lender rates and decide which program will work best for you. If you're trying to shop smart when you buy a home in NYC, preapproval for a home loan is a definite must.

Prepare to Be Flexible

When a pandemic is wreaking havoc across the nation, the ability to be flexible in terms of when and how you look at potential candidates for your future home is an absolute must. Depending on where you're looking for a home and how long it's been on the market, you may need to participate in virtual tours of currently occupied homes. In addition, this might mean you won't be present during the home inspection, which can be an issue for a lot of potential buyers. But considering that the average home still takes about 65 days to sell, it's likely that you'll at least be able to tour a few empty homes during your search for a place to settle down. But beyond that, it's possible that there will be additional clauses you must agree to in order to protect your transaction. Local nad state mandates may also mean that looking for a home to purchase will look a bit different than it did at the close of 2019. As long as you're willing to remain flexible during your search for the perfect home in NYC, you should be fine.

Looking for a home can be stressful enough as it is. With new regulations and practices as a result of the pandemic, there's even more information to learn. But with the resources listed here, you should have an easier time finding a home that suits you in NYC.

What To Look For When Searching For A New Office Space

Office space is hard to come by these days. They’re always way too expensive, or somehow part of a strange tech cult-like WeWork was. Good thing we have options this time around. There’s a ton of resources that allow us to choose between office spaces like any other property piece. With fresh eyes and adaptation to new tech, property management companies are chomping at the bit to give people the best options they can at a competitive price.

If you’re in the market to rent out some new space, here are the essential things to look for.

What To Look For When Searching For A New Office Space.jpg

Security Features

Security is the most important thing when it comes to office space. It doesn’t matter what neighborhood you decide to park your business at, as long as the property has enough security around it. If you look at the Chelsea offices, most of them have doormen and passcodes. This is because Chelsea is the premiere spot for new and budding businesses to start in New York. But let's not forget that Chelsea wasn’t always as swanky as it is now. There had to be an adaptation period. Other spots around the city that are growing in popularity. Make sure that they’re up to speed when it comes to their security protocols.

Tech Infrastructure

If you’re running any sort of modern business, you’re going to need a tech infrastructure. This means existing routers, or the ability to install them. Often, this means having an open communication line with property management. This is often overlooked. We look at the exposed brick and the great lighting and immediately get sold. Sometimes we forget that half of an office is computers and screens. Those have to be taken into account. If you can freely set up your tech infrastructure, or can easily adapt to theirs, this a clear win for all parties involved.

Vicinity to Employees and Customers

How far are you from your employees and your customers? Again, the design and the look of an office may be the guiding force to signing the contract, but you really have to take into account the people that are going to be working there. It should be centrally located, or within a train ride away from most of your employees and/or customers. Have your people list out where they’re willing to go, and where they’re not willing to go. From there, triangulate a space where most people can be happy. You won’t be able to please everyone, but getting the majority is what matters. As far as customers go, figure out, either through online analytics or a survey, where the majority of them are coming from Flushing, why would you set up in Flatbush?

Office spaces may be few and far between these days, but there are still wonderful options. All it takes is a keen eye for quality and the right questions for management. Be assertive, but not aggressive. When dealing with said spaces, especially high yield spots, there will be some steep negotiations. Stick to your guns and stick to your standards. Good luck!

Traditionally, the Race of Hope takes place in Southampton every summer and has been one of the charity’s signature events since 2015. This year, the Race will go virtual with an online opening ceremony and countdown on August 2, 2020.

The Drive-By lunch took place on a perfect, sunny day in front of the Southampton Cultural Center on Pond Lane.  HDRF Founder and Chair Audrey Gruss donned a running cap, tee-shirt and face mask in HDRF’s signature sunshine yellow; she waved and thanked guests as they drove by in their cars to receive a delicious picnic lunch to take home. Race of Hope Co-Grand Marshals Jamee Gregory and Arthur Dunnam also joined Gruss to greet guests.

Over 30 top donors attended, lining up by car on Pond Lane, which was decorated with HDRF’s HOPE yellow balloons (recyclable and environmentally friendly). Each guest received a straw basket tied with yellow ribbon and brimming with a lunch of sliced chicken, two side salads, cheese platter, cookies and brownies and fresh cherries and peaches. The baskets were generously provided by Race sponsor Eli Zabar. Other major sponsors are Findlay Galleries and Livingston Builders.

Martin Gruss led the procession of arriving cars in a bright yellow 1972 vintage Ferrari. Giant “Stand with Me” banners of past HDRF celebrity honorees, with quotes about overcoming depression, were lined up to remind guests that depression advocacy is critical for reducing stigma and sparking life-saving conversations.

Audrey Gruss said: “Depression is a grand-challenge public health issue that was critical before COVID-19 and imperative now. Mental health needs to be a top priority for our nation now, and we are so thankful to all our Southampton supporters who are answering the call.”

She added: “Depression is the Number One reason for disability and suicide worldwide, and yet over 35% of people do not respond to conventional medications. That is why HDRF’s advanced research into new and better treatments is so urgent.”

Guests included: Lisa Aery, Steve Bernstein, Janna Bullock, Amanda Gruss Chambers, Eliza Nordeman Davis, Roy Cohen, Max Federbush, Alex Schaffel, Bambi and Roger Felberbaum, Lucia Hwong Gordon, Alan Glatt, Peter Gregory, Kim Heirston, Mariana Kaufman, Anne S. Nordeman, Scott Snyder, Clelia and Tom Zacharias, Richard Ziegelasch, and Silvia Zoullas.

The drive-by lunch kicks off the Hope for Depression Research Foundation’s Virtual 5K Race of Hope, the same race that has been a summer highlight in Southampton since 2015. This year, all registered runners and walkers can choose their own race route wherever they may be in the country.
