First Look: The Myles Debuts Boutique Luxury in Chelsea

The Myles is stepping into Chelsea with a sculpted, material-forward presence at 142 West 21st Street—a boutique condominium by Grid Group with architecture and interiors by BKSK. The 13-story project offers 22 residences that read like custom homes, with soaring ceilings, bespoke millwork in natural wood, metal, and glass, and a façade that layers glazed terracotta, brick, bronze, and stone to bridge Chelsea’s heritage with contemporary craft. It’s positioned right where Chelsea meets Flatiron, minutes from Madison Square Park, the High Line, and Lower Fifth Avenue.

Inside, layouts are intentional and livable—think dedicated home offices, laundry rooms, and butler’s pantries that can open or close with pocket doors. Most homes extend outdoors via private balconies or terraces, while the Penthouse Collection leans into full-floor indoor-outdoor living, including expansive private terraces and, in one case, a heated spa pool. Many residences feature bioethanol fireplaces (with gas in the penthouses), and every home comes with private storage—small touches that add up to “quiet luxury” with real functionality.

Amenities keep the scale intimate but complete: a 24-hour attended lobby, a skylit fitness and wellness center with yoga room, infrared sauna, and a Pilates reformer, plus a landscaped rooftop terrace with lounge, dining, and BBQ. Practical perks include 16 private, for-sale parking spaces in a resident-only garage and one-to-one private storage across the 22 residences. Sales and marketing are led by Corcoran New Development (Nicole Hechter and Masayo Hashimoto), rounding out a team with a Chelsea pedigree—Grid Group also delivered the swiftly sold 124 West 16th Street.

The building comprises mostly four and five-bedroom residences, with four-bedrooms (plus home office) from $5.975 million, and full-floor five-bedroom penthouses from $12.5 million. Two-bedrooms (plus home office) are from $2.995 million.
