From Lobby to Living Room: NYC Luxury Buildings With Next-Level Elevator Access

Is privacy the ultimate luxury?

For New York City’s most discerning homebuyers, the answer is often yes—especially now, when sharing a crowded elevator with strangers may be even less appealing than before.

The latest crop of new Manhattan residential developments, however, offers unique variations on private elevator entry, allowing buyers to ascend directly to their front door, foyer or living room, oftentimes without crossing paths with anyone else along the way.

“As Lower Manhattan has transformed into New York City's most dynamic neighborhood and place to live and work, we always knew that Jolie’s location at the center of it all, in addition to its standout design and collection of thoughtful amenities, would appeal to professionals and families alike,” said Matthew Messinger, President and CEO of Trinity Place Holdings. “As we open Jolie to its first residents, we're so thrilled this has proven true, and that this beautiful building is contributing to the mix in the most exciting location in Manhattan.”

Designed by FXCollaborative, the celebrated architectural firm behind acclaimed New York City residential developments including The Greenwich Lane and Circa Central Park, as well as the new Statue of Liberty Museum, Jolie is a sculptural tower of reflective glass rising from a cast stone base. Topping out at 500 feet, the 42-story building features a pleated glass curtain wall façade that provides sprawling water views from each of the homes—which begin on the 15th floor located nearly 150 feet above street level—and offers a graceful juxtaposition to the heavy masonry of its historic neighbors.

The building’s warm interiors, emphasizing expert craftsmanship and natural materials, are designed by the renowned Deborah Berke Partners—led by Deborah Berke, Dean of the Yale School of Architecture—representing the firm’s unique vision for Lower Manhattan.

At the entrance to the grand double height lobby, a granite and blackened steel concierge desk anchors the space, while warm, sculptural oak paneling creates a rich and inviting atmosphere. From here, an elevator ascends to the residential floors, which include natural light-filled corridors and residences ranging from one to four bedrooms that combine natural beauty with the comforts of an exceptionally appointed home. With white oak flooring throughout and ceiling heights in excess of 10 feet, the residences boast floor-to-ceiling windows that provide unobstructed water and skyline views from the expanse of pleated crystalline glass.

Secondary bathrooms are outfitted with honed Venice terrazzo tile floors and quarter sawn oak millwork cabinets, while the powder rooms found in every home include custom-carved and polished Calacatta Lincoln sink bowls and backsplash panels enhanced by sandblasted and brushed Bianco Mist quartzite floors. Designed to exacting LEED standards, the homes at Jolie are both environmentally sustainable and luxurious.

A suite of amenities, expected to be completed in the coming months, designed by Deborah Berke Partners emphasizes entertaining, wellness and play. Headlined by a penthouse-level club known as Cloud Club 77, every resident is afforded a penthouse view via spaces including an art-filled lounge with a fireplace, a private dining room with catering kitchen, a children’s playroom, and a double-height fitness center programmed by The Wright Fit. There is also a multi-purpose game room and training studio with terrace access..

Jolie is in close proximity to Battery Park and Battery Park City, the Hudson River Waterfront, One World Trade Center, major transit hubs and all of the exciting retail, culinary and vibrant nightlife options available in Lower Manhattan, including Brookfield Place and the shops at Westfield. Just across the street from the building is the new Elizabeth H. Berger Park, a 20,000-square-foot park located at the convergence of Greenwich Street, Trinity Place and Edgar Street. The dynamic urban atmosphere is complete with waterfront parks, which offer biking and jogging paths, along with cobblestone streets and a rich architectural history.

The Must-Have Amenity in New York City is Art

There's always been a connection between art and real estate, particularly when it comes to luxury residential developments. As developers increasingly incorporate fine art into high-end residential buildings, gallery-worthy art collections have become the must-have amenity for lobbies and other shared spaces at developments across the country - whether the work is a sculpture, painting, or a piece solely commissioned for the project itself. Below are some of our favorite museum like buildings in New York CIty,

17 Jane Street

17 Jane Street is a newly built yet timeless boutique condominium designed by architect Sir David Chipperfield and developed by Edward J. Minskoff. Located in the heart of the historic West Village, this rare ground-up building features Corks (Couple), a monumental 10-foot bronze sculpture by American artist Jeff Koons. While 17 Jane Street is a private residential building, Chipperfield designed the jewel-box lobby to be an illuminated presence on Jane Street, making it the perfect showcase for contemporary art — and a striking visual from the sidewalk and street.

The Smile, a one-of-a-kind new rental building from the internationally known Danish architecture firm BIG-Bjarke Ingels Group, features an 24-hour, attended lobby boasting rainbow colors and Harlem-inspired murals - not to mention an expansive work by KAWS, an American graffiti artist and designer. Prominently featured behind the lobby's desk, the 10 silkscreen prints are part of a series of 100 titled No Reply.

5 Important Green Flags to Look for in a New Home

When looking for a new home, it's important to make sure it ticks all your boxes, leaving you no room for regret when you move in with your family. While these priorities may be different for different people, some cut across a large group. People selling their homes know this and so they make the necessary effort to get a buyer soon, and the following are five important things you need to look for.

The Bathrooms

The number of bathrooms and their condition, in general, is something you need to be comfortable with before you get a new home. Depending on the size of your family, you need enough bathrooms to comfortably serve everyone in the house. You should also find out if there are mold problems, broken systems that need to be fixed, and whether there's water damage anywhere. With over 21 million households in America using septic systems rather than a public sewer to filter their toilet waste, it's also good to make sure you're comfortable with the water disposal system and this can be costly to change or fix after you buy the house.

The Condition and Type of Appliances

Appliances are another thing that can be expensive to replace, which is why you should make sure that you're comfortable with the ones in the house you want to buy. First find out which appliances will come with the house and which ones will not and for those that come with the house, make sure that they're in good condition. Things like humidifiers, air conditioners, furnaces, washers, and water heaters all need to be in good condition, something you can check for yourself or find out from your home inspector. Selling a house usually motivates the seller to fix any problematic things, so make sure you get one that's had all the necessary fixes made and won't cost you a lot of extra money once you buy.

Heating and Cooling

The heating and cooling systems should be in good condition in the house you buy. This is because people spend an average of almost 90% of their time indoors. A functional HVAC system, therefore, will enable you to keep your family comfortable, especially if you move during extreme weather. Either make sure that you're happy with the type of heating and cooling system or know what it will take to change it should you buy the house.

The Number of Bedrooms

Depending on the size of your family and whether you want to have more children in the future, you should get a house that will comfortably host everyone. Extra bedrooms should be the right size and be functional so everyone is at ease and enjoys being at home. On the other hand, don't get an overly big house if you don't need the extra space.

The Location

Finally, your new home's location is an important thing to consider before you settle in. In 2019, 16% of people who owned a home for the first time were trying to find new houses in urban areas. This may be because of their jobs, businesses, children's schools, and more. Carefully consider the location of your new home, therefore, to make sure that you don't get a hard time commuting and getting your children to the schools you prefer. Unless you will change your lifestyle, don't buy a home that's not in a location that makes things easier for everyone in the family.

Buying a home is a major purchase, which is why you need to take the time to test things and make sure you're comfortable with the state everything is in. People selling homes will often want to put their best foot forward, and so they will generally be willing to make changes you request for as long as they're not extreme.
