Secrets for Selling a Home Faster

Secrets for Selling a Home Faster

September 22, 2020 by Jeremy Lindy

Selling a home is difficult, especially during a global pandemic. If you’re considering listing your home and you need it to get off the market quickly, then it’s important to learn some of the secrets for selling a home faster.

Improve your curb appeal

Curb appeal is one of the most important factors in a home. It’s what attracts people to your home initially. A home with attractive curb appeal will typically have more showings and more successful open houses. Making sure the exterior is enticing is the initial way you can attract people to your property. Perhaps consider the benefits of adding a patio to your home. Investing in your front yard’s landscaping and lighting can also be beneficial.

Select the ideal strategy

Before you place a ‘for sale’ signboard in front of your home, it’s essential to choose the most ideal marketing strategy for your specific situation. Some homeowners prefer the for-sale-by-owner route when they’re optimistic they can negotiate and sell their home on their own. However, note that this strategy may not give you the quick sale and desirable price you prefer.

If you feel you need to focus on matters other than the sale of your home, you may consult real estate companies to clarify the best strategy you can implement. Or, if you’re really looking for a fast transaction, you may explore professional services from Element Homebuyers and other relevant websites.

Keep in mind to stick with the marketing strategy you select and refrain from constantly changing your approach while your home is still on the market. Potential buyers may get confused by this and eventually not push through with the sale.

Price it to sell quickly

When you really need to sell in a hurry, it’s best to price your property to reflect that. Asking for too much may incite negotiations, which take time and patience. If you’re looking to sell fast, you should aim to list it for a price that is clearly meant to encourage a quick closing but that doesn’t undersell the value. Discuss with your real estate professional about what a fair yet fast-sell price would look like for your home.

Upgrade the foyer

While your home is on the real estate market, remember to scrub, clean, and keep your entryway clutter-free. Your foyer must look as inviting and open as possible. If you can, apply a fresh coat of paint to the area or refinish the floors if needed.

Stage the home

Staging the home is a great way to get it to sell more quickly. Selling a home is all about getting potential buyers to picture themselves living there. Once they can see themselves living in the house, they’re much more likely to make an offer that matters. Staging the property gives it style without cluttering it with furniture or family effects that could damage the potential buyers’ picture of their own families residing there.

Sell it as-is for cash

Selling a home as-is for cash means you’re selling it in its current condition and that no repairs will be done, so the buyer gets the house with its issues and flaws. If you can’t afford to spend on repairs before selling your house, this is a good option. The home-buying company will fix all the issues themselves before they resell it for a higher price.

This is also helpful if you’re selling your house for emergency reasons and need the cash in the soonest time possible. After a thorough inspection of the property, most home-buying companies are able to provide an offer in just 24 hours.

However, selling your house as-is will give you a lower price than when you put it in the market and sell the traditional way. But when you think about it, you don’t need to hire real estate agents or spend on advertisements to put your property on the market. You also don’t have to do staging or viewings for interested buyers. In short, you’ll be selling cheaper but a lot faster without much effort, and without paying any fees.

As-is home buyers like Four 19 Properties offer a convenient option for homeowners who are facing challenging circumstances such as foreclosures, divorce settlements, probates, or an urgent relocation.

There’s a lot of secrets for selling a home faster, but all of these depend on your need to sell quickly and what you’re willing to compromise on. Selling a home is all about compromise and goal-setting.
