Paragon LIC Debuts as First For-Sale Waterfront New Development in Long Island City in Over a Decade

Long Island City's waterfront is entering a new era. ZD Jasper has officially unveiled Paragon LIC, a sophisticated condominium rising at 45-40 Vernon Boulevard on the Anable Basin marking the first for-sale high-rise built along the LIC waterfront in over a decade. Designed by architecture firm Archimaera, the contemporary tower is defined by its signature double-height balcony "boxes," a feature that ensures no balcony sits above another, offering unobstructed sweeping views of New York City. The building draws deeply from its surroundings, both historical and contemporary. The project's name pays homage to the original Paragon Paint Factory, the structure of which is integrated into the building's base. Archimaera's staggered box motif with copper-toned projecting frames bridges the neighborhood's industrial heritage with its modern glass tower neighbors. Interiors by MAWD | March and White Design lean into tactile, boutique-hospitality warmth featuring Natural Marble Stone backsplashes, Estremoz Calacatta stone in standard residences, Breccia Capraia in Penthouses, integrated Bosch and Gaggenau appliance suites, and ceilings up to 10 feet with wide-plank oak flooring throughout.

The amenity package is equally ambitious a golf simulator, karaoke room, outdoor pickleball court, landscaped roof terrace with BBQ grills, a Sky Lounge under a solar canopy, and a state-of-the-art fitness center. Notably, Paragon includes a dedicated public waterfront park and walkway connecting the neighborhood to the East River, adding a civic dimension to the development. The launch also comes as the New York City Council unanimously approved the OneLIC Neighborhood Plan to rezone 54 blocks in the area the city's largest rezoning in 25 years with Paragon positioned adjacent to this new frontier.
