Inside The historic Belnord's new model residence by Anna Karlin and amenities by Raphael de Cardenas

The Belnord, one of the grandest turn-of-the-century residential buildings in Manhattan, is revealing the first look at its new model residence, designed by top designer Anna Karlin. The building is a full-block masterpiece originally constructed in 1908 and designed by famed architecture firm Hiss & Weekes, and is now welcoming residents to the renovated condominium residences, with interiors by the preferred architect for billionaires, Robert A.M. Stern.

Anna Karlin’s model residence takes textures and custom furniture to the next level - the four bedroom/4.5 bath, property, sprawling over 3,000 square feet, was just listed for $8,400,000. You can see the direct link to the property here

bwlnord 1.jpg

The building also just offered the first look into the private resident’s lounge and dining amenities spaces, designed by Raphael de Cardenas, which you can see here. I’ve also included images from the newly-restored private courtyard designed by the renowned landscape architect Hollander Design. Interior courtyards are some of most rare amenities within luxury condominiums in the city, and with the new design, entering through The Belnord’s arched, gated entrance on 86th Street into one of the city’s largest private courtyards (22,000 square feet!) is like being transported back to Gilded Age New York City. You can see past and present images of the courtyard linked here.

Closings and move-ins have started at The Belnord, and residences are available from $4M to nearly $12M.

Take A Look At No. 33 Park Row - Sir Richard Rogers First NYC Residential Project

Centurion Real Estate Partners recently unveiled the first look at their landmark project, No. 33 Park Row. The first residential project in New York City designed by acclaimed Pritzker Prize-winning architect Sir Richard Rogers and Graham Stirk of Rogers Stirk Harbour + Partners, No. 33 Park Row is nearing completion across the street from City Hall Park in Downtown Manhattan ahead of an official launch this spring.

No. 33 Park Row builds on Rogers Stirk Harbour + Partners other boundary pushing projects, including One Hyde Park in London, the Centre Pompidou in Paris, and One Monte Carlo in Monaco. While Rogers Stirk Harbour + Partners’ design for No. 33 Park Row is custom crafted for this particular site, one can see in it hints of the firm’s refined sensibility for capturing the unique elegance of park-front living – a sensibility honed at their other projects.

Screenshot of First Look - Press Kit - Dropbox.jpg

No. 33 Park Row features Rogers Stirk Harbour + Partners signature copper screen fins along the building’s exterior that evoke the iconic fins on the exterior of the Pompidou Centre in Paris and One Hyde Park in London. “One Hyde Park and No. 33 Park Row each face a park to the north and exhibit a similarity in terms of aspiration and quality with carefully composed facades that exhibit a richness of depth, shadow, and texture” - Graham Stirk

When Rogers Stirk Harbour + Partners’ was approached to consider designing No. 33 Park Row, Rogers and Stirk agreed that the property’s park-front location had deep appeal and made it the ideal choice for the firm’s first residential property in New York City. Their first design decision for the project was to bring No. 33 Park Row’s residential living spaces and shared amenity spaces to the north side of the building, where they would enjoy beautiful northern light as well as unobstructed views over the lush City Hall Park landscape.

No. 33 Park features just 30 residences; The intimate scale of No. 33 Park Row is juxtaposed with the grand scale of its individual residences, which feature stunning wall-to-wall and floor-to-ceiling windows overlooking City Hall Park.

For the building, Rogers Stirk Harbour + Partners introduced contemporary architectural elements that reference Downtown Manhattan’s industrial- era commercial buildings, including massive windows, decorative copper screen fins around balconies and terraces, and distinctive dark steel framing on the façade.

No. 33 Park Row officially launches this spring and will feature one- to five-bedroom residences and penthouses, many with private outdoor spaces. Compass Development Marketing Group is the exclusive marketing and sales agent for the project.

Inside The Last Wilson Eyre Home In Long Island

Meadowcroft, the last remaining Long Island home by famed architect and House & Garden magazine founder Wilson Eyre, is now on the market for $13 million with Enzo Morabito of Douglas Elliman. Located at 767 Montauk Hwy the 6.91-acre waterfront estate and the 9,000-square-foot home, which features eight bedrooms and seven-and-a-half baths.

The circa-1904 Arts and Crafts-style estate at 767 Montauk Highway in Quiogue was built by Eyre just past the turn of the century for industrialist Theodore Conklin. Conklin's grandson, Ted, a former mayor of Westhampton Beach, was born at the family home. His great grandson, Ted Conklin, owns the famed American Hotel in Sag Harbor. Five generations of the Conklin family gathered, sailed, played and lived at the mansion, sited on Quantuck Bay, before selling it in 1989.

The lighting was all done by Louis Comfort Tiffany, a friend of Conklins, whose business was around the corner from T.E. Conklin Brass & Copper on Lafayette Street in lower Manhattan. Tiffany used Conklin's metal fabrications in brass and bronze for his famed lamps.

In addition to the Tiffany lighting, the home still features the original woodwork, hardware and other touches--including the original 1904-engraved door knocker and the original double-swing carriage doors, a number of custom / bespoke fireplaces and 100-plus-year-old rhododendrons. Notable amenities include a brick-ceilinged basement; a red clay roof, with tiles that were imported from France; oversized swimming pool that overlooks the bay; a dock; wine cellar, movie screening room, billiards room + outdoor billiard table; gym, staff quarters with separate entrance; a small cottage and accessory buildings.

The estate is also the focus of the book "Meadowcroft: A Century of Elegance in the Hamptons'' by Michael McKenzie. I'd be glad to get you a copy. It's also featured in the seminal East End architectural history book, "Houses of the Hamptons: 1880 - 1930" by Gary Lawrance and Anne Surchin.

The 6 Best Home Buying Apps of 2021

Buying a new home is time consuming and a challenging task. From visiting one place to another to see a potential home, looking out for a nearby market, a school and a detailed inspection of the home become another part-time job. It is quite difficult to spare time from the busy schedule of your life for house hunting.

Screenshot of The 6 Best Home Buying Apps of 2020.docx - Google Docs.jpg

To solve the time constraint issues, technology has come up with a solution to this problem through smartphone apps specially designed for buying a home. So the internet is not only for purchasing food and term papers for sale, you can find a home too!  Let’s have a look at some of the best home buying apps that you need to know.

1. Zillow:

It is the overall best smartphone application for buying a property due to its massive scope in services and inventory. This app gives you pre-approval assistance, free foreclosure data, and customizable search filters.

Through this app, users can have access to more than 100 million homes to see. Zillow has houses owned by them and there is no need for an appointment or real estate agent if you want to visit that home as it is unlocked by the Zillow app.

2. Xome Real Estate Auctions:

This app is best for you if want to buy a house at auction. It has a simple and easy user experience interface with the option to bid nationwide listings. Neighborhood statistics, property, financing, and other detailed information are available on this app. This app sends you an alert whenever there is a bid on a property you are watching.

3. Trulia:

This app is declared best because of its searchable functionality. A user can view a property in as many ways as they want. For example, if you want to find a property, you can see the property itself, eateries in nearby areas, crime information, shopping, schools, neighborhood demographics, and commute times. It means you can have detailed information about a property you are interested in through this app.

pexels-kelly-lacy-2949992.jpg

4. Homesnap:

Homesnap is the best app for people that gives you the realtor options you want. This app along with property has detailed information about production metrics, reports, and agent rankings. Due to MLS integration, it provides users with access to highly credible listings. With high definition photos, map overlays, and extensive filters this app is the perfect one to find a home.

5. Realtor.com:

Most reliable buying app for everyone who is looking to purchase property in the United States. The reason for being it most reliable is because it is run by the National Association of Realtors. Realtors have made this app possible because of their close relationship with multiple listings services. It provides the news feed that is used by most home buying apps as data for users.

6. Redfin:

If you are looking for the best value for using a home buying app, you should download Redfin. Its best value comes from the combination of great service and innovative technology. You will have lower commission rates for agents if you’re a Redfin broker. With lower commission fees and a free app for everyone, you can buy a house at a lower cost.

Each 6 apps has its own pros and cons. You may review them all manually and stick with one that you're most comfortable with. However, It is wise to check local realtor's apps and websites as well to get more in-depth information that may not be available on Zillow or Trulia. For example, if you look for Fort Worth real estate listings, Reside Real Estate website provides better local area description than any other apps.

Brown Harris Stevens' Bettina Hegel Leads Sales and Marketing for VUE New Canaan Project

Sales are now underway at VUE NEW CANAAN, Westchester and Fairfield Counties’ newest luxury community. The complex, developed by New Canaan-based M2 PARTNERS, LLC in collaboration with KARP, comprises 40 uniquely appointed condominiums ranging in price from $1 to $3 million and 59 rental units of which 70% have been leased.

“There is nothing else like this on the market in Fairfield County or Lower Westchester, and the response has been phenomenal,” said Brown Harris Stevens agent Bettina Hegel who is leading sales and marketing for the project.  “The VUE offers many of the same luxuries one finds in an upscale  NYC Condo as well as the comforts of small-town living. It’s incredibly unique and I anticipate these units will sell very quickly.”

Located on 3.4 acres in New Canaan, CT,  one of Fairfield county’s top rated communities, The VUE is just moments from the train station, downtown shops, restaurants and parks. VUE NEW CANAAN  is a pedestrian-oriented community offering green space where residents have access to numerous grilling stations, a natural playscape, and Zen garden.  The units consist of one- to four-bedroom homes, each with their own private balconies or roof decks.

“Prospective buyers, renters, and current residents are most impressed with the outdoor space available at the VUE. All our parking is underground, which clears the plaza level of automobiles, and creates a safe and inviting atmosphere for everyone. There is a perfect balance of community and privacy,” said Arnold M Karp, one of the projects developers.

The 40 condominiums and 59 rental apartments offer distinctive floor plans including kitchens and bathrooms with top-of -the-line fixtures and appliances. Many of the condominiums have powder rooms and laundry rooms and all have gas fireplaces. Each unit comes with assigned conditioned storage, parking, and its own washer and dryer.

Renters began moving in December 1st while condo owners can begin move-ins this spring. For more information contact Bettina Hegel at Brown Harris Stevens or visit findyourvue.com

Living at The Pierre — one of the city’s most prestigious and historic buildings — is a dream for many people. The building offers world-class luxury and amenities, in addition to direct access to Lenox Hill, Midtown Manhattan, and Central Park right outside the front door. And now, that’s all within reach for the right buyer, and at a surprising price.

The apartment, located at 795 Fifth Avenue Apartment 812 in The Pierre, has two bedrooms and two bathrooms. An abundance of windows ensures that owners will get plenty of light and views and the large living room also has magnificent views of Central Park.

The master bedroom features an attached office and numerous closets, and the second bedroom is large enough to fit two beds. There’s even a laundry room as well.

The Pierre was designed by esteemed architectural firm Schultze & Weaver and originally opened in the 1930s. It’s now a designated New York City landmark and is a fixture of the Midtown skyline. Owners can soak all of that in, while also taking advantage of the hotel’s full staff (1000+), 24-hour doorman and concierge, valet services, fitness center, and daily housekeeping.

The Pierre is a functioning luxury hotel, but several dozen units were sold to private residents in the 1970s, and former tenants include actress Elizabeth Taylor and designer Yves Saint-Laurent. Needless to say, it’s not often that a unit becomes available at such a reasonable asking price.

This apartment is listed for $2,995,000 by Harriet Kaufman of Warburg Realty.

Congress Hall, located at 177 Main Street in East Hampton is one of the East End’s oldest houses. But that’s not something you might notice upon first glance.

Originally a Colonial saltbox dating back to 1680 (East Hampton was settled in 1648) and owned by the Mulfords, a founding family of the Village, the structure was built using no nails, only joined wood. It was named in the mid-19th century, as proprietor David Mulford, a bachelor, used it as a gathering place for local men to discuss politics.

Today, the $4.495 million home, represented by Enzo Morabito of Douglas Elliman, has been expanded and reimagined as a one-of-a-kind masterpiece. The transformation from old world to new—rebuilt to exacting standards and historic district specifications by East End builder William Hugo—now presents as an art-filled abode with modern touches throughout. Featuring five bedrooms and five-and-a-half marble baths, a Boffi-designed kitchen, three fireplaces, state-of-the-art technology, a lower level with media/rec room and playroom, the luxe 5,500-square-foot shingle-style compound has kept many of its original historic accents and charms. Additional amenities at the half-acre property, which overlooks the East Hampton “Town Green,” include a wrap-around Gunite pool, covered front porch, shed/studio and detached two-car garage/potential recreational space.

This thoughtfully appointed, luxurious space is open concept; offering a seamless flow of comfort and uniquely chic living. State of the art kitchen appliances and an over-abundance of storage anchor this home. The main floor master is designed with privacy in mind. Need to work remotely from home--no problem as there is also a home office area that does the trick. If the ambiance of sleek elegance with modern custom lighting and design touches are not enough, hopefully the glorious private rooftop cabana with elevator access and soaring views of Brooklyn and Manhattan will seal the deal.

The asking price is $1.399M and Kris Sylvester at Brown Harris Stevens is the listing agent.

Properties With Amenities That Won't Leave You Inside

No longer are outdoor amenities such as parks and rooftops being used just for the warmer seasons. Because of COVID and the need for access to fresh air, developers are now turning these coveted spaces into year-round amenities that residents and the surrounding community can use to stay active, safely socially distance and feel connected with friends or neighbors. Fitness classes like yoga and kickboxing, to running clubs and jazz concerts or plant-your-own herb classes (+more) are becoming the norm at today's new residential developments. Below are some properties we plan to check out soon.

Waterline Square

At Waterline Square on Manhattan's Upper West Side, the three-tower starchitect-designed mega-development, residents have access to a variety of outdoor activities that are planned through the in-house lifestyle director. Taking place within the 2.6 acre park that connects all three buildings, premier yoga and HIIT trainers will get your blood flowing in the morning, while Grammy-nominated jazz musicians like Pat Bianchi and Paul Jones' jazz trio will play Bach and more melodic tunes in the evenings. Residents can also learn about gardening and planting and cultivating their own herbs. These new and unique in-person experiences are designed to foster a sense of community and engagement for residents and help them connect while at home, with some even fostering new friendships since moving into the development.
