43 Bleecker Brings Wellness-Focused Loft Living to a Landmarked 1896 NoHo Building

Douglas Elliman’s Erin Boisson Aries Team and luxury property developer Caedes Group have introduced 43 Bleecker, an intimate collection of just 11 condominium residences inside a landmarked 1896 building in NoHo. The conversion blends the original character of a historic downtown loft building with contemporary interiors by Rigby & Rigby, the multi-award-winning London design studio known for its research-driven approach to ultra-prime residences around the world.

Tom Slaughter of Caedes Group says the goal was to give the building a new life while honoring the history that makes it special, and that keeping the count to 11 homes allowed for an unusually high level of design, wellness, and service. Erin Boisson Aries, whose team is exclusively leading sales and marketing, sums up the project as “old New York meeting the way people want to live now.”

Wellness is the headline here. A dedicated floor functions as a state-of-the-art training and recovery destination, gathering technologies and treatments rarely found together in a New York City residential building. A Technogym full-body gym suite and a Pilates and yoga room anchor the space, joined by a sauna and steam room, ice baths, hydromassage, and red light and Somadome rooms. That focus carries into the homes themselves, with air and water filtration throughout the building and private saunas in the primary bathrooms of select residences. According to Boisson Aries, buyers are thinking more carefully about how their homes support the way they live, and at 43 Bleecker wellness runs through the entire experience of the building rather than living in a single amenity room.

The residences retain many of the building’s original loft details, including restored cast-iron columns and barrel-vaulted ceilings reaching up to 13 feet, paired with wide-plank white oak floors and custom Italian warm oak millwork by ROA and TABU. Kitchens will showcase hand-selected Calacatta Monet stone, custom cabinetry, and Gaggenau appliances, while primary bathrooms will incorporate travertine, radiant heated floors, and freestanding stone bathtubs. Select homes will also offer gas fireplaces. Residents will enjoy a 24-hour doorman, a private residential lobby and lounge, bike storage, and a landscaped roof terrace for stepping away from the pace of downtown Manhattan. Set on Bleecker Street among NoHo’s restaurants, galleries, boutiques, and historic architecture, the building is expected to begin closings in June 2027.
