How to Save Money While Living in NYC

Living in New York City is the dream of many people, but it might seem out of reach financially. The Big Apple is costly, and people trying to settle here without a great job may suffer. That said, NYC doesn't have to be a money pit if you understand a few simple facts. The following tips will help make this city a bit more affordable for the average person.

Tips for Transportation and Parking

The average American car or truck spends 95% of its life parked. In New York City, that might be closer to 98-99%. Driving and parking in the Big Apple are not enjoyable and can be extremely expensive. However, there are less expensive ways to get around New York.

For instance, walking and biking are trendy in New York because both are free and work well in such a densely populated city. If you need to get anywhere within about a mile or two, walking and biking are your cheapest options and will save you money in the long term.

You can even pay for an inexpensive CitiBike membership, which includes access to bikes whenever you need them. Note that similar budget transportation options are available for subways, including a yearly pass that works well for people regularly traveling.

Entertainment on a Budget

Having fun in New York can be pricey if you're hitting up all the big Broadway shows and concerts. You can apply for free tickets from the biggest shows in New York. While your chance of winning is low, it's better than no chance.

Remember that New York offers many free entertainment options, such as park concerts and street entertainers. While that's different from seeing Hamilton, these options are inexpensive and can work well if you get bored and need a little fun for the day.

Make the Best of a Modest Living Arrangement

There's a good chance you'll live with others when renting in NYC. Having roommates isn't as bad as it might seem because they can help with groceries and utilities. Just as importantly, they can help you cover repairs, maintenance, and upgrades to your home.

Fixing simple leaks in a home can help you save up to 10% on your water bills. Other similar repairs may help in different ways, and working with your roommates to address these situations can ensure that you live comfortably in New York.

It's also important to understand things like down payments and how your credit score can affect your living situation. All FDIC banking institutions must release quarterly reports about their financial information. These details may affect whether a bank is willing to work with you.

Eating on a Budget in New York

Let's face it: you're probably not going to eat out a lot when you live in New York City. The food is fantastic and unique but way too expensive if you have little cash. Thankfully, there are ways to get around this problem by shopping at discount food stores and cooking at home more often.

For example, there are places like Trader Joe's and small mom-and-pop grocery stores where you can buy inexpensive food and save money. Asian, Indian, and Middle Eastern food shops can also provide great ingredients and recipe books to help you become a master chef and save cash.

Other tips to consider when saving money in NYC are to buy an inexpensive exercise bike to get in your workouts and to avoid high-end coffee shops. Talk with a financial adviser if you need help with these steps. They can help you plan with your money, take the cash you have saved, and invest it to build a better passive income level.

New York’s Waterfront Neighborhoods are Ripe for High-Design

Freemasonry: What Do the Squares and Compasses Mean?

The square and compasses are some of the most iconic symbols in Freemasonry. It is a powerful visual representation of the ethical and moral ideals of the organization, and it has been used for centuries to represent the values and beliefs of the Masonic brotherhood. But what do the symbols of the square and compasses actually represent? What is the deeper meaning behind them? In this article, we will explore the history and symbolism of the Square and compasses, and how it has been used to represent the values of Freemasonry.

The Square

The square is a symbol of morality, honesty, and integrity. It reminds all Masons that they should strive to be honest in all their dealings and to always live up to a higher standard of moral conduct. The square also serves as a reminder that Masons should strive to be good citizens and to help build strong communities.

The Compasses

The compasses represent the balance between physical and spiritual needs. They are a reminder that Masons should strive to find a balance between their physical and spiritual needs and that they should strive to live a life of balance and harmony. The Compasses also remind Masons to be mindful of their actions and to use their abilities to benefit their community and their fellow Masons.

The Letter "G"

The Letter "G" stands for Geometry, which is the basis of Freemasonry. Geometry is the study of shapes, angles, and lines and is used as a way to illustrate many of the moral and spiritual teachings of Freemasonry. The Letter "G" serves as a reminder to Masons to use the principles of geometry to guide their moral and spiritual lives.

The Level

Another important symbol used by Freemasons is the level, which represents equality among all people regardless of rank or station in life. This symbol encourages Masons to treat each other with respect and remember that no matter what differences may exist between individuals, everyone has equal value before God or nature’s laws.

Additionally, it can serve as a reminder for members who hold positions within lodges that they must always act fairly towards others without regard for personal gain or advancement.

The Purpose of Freemasonry

The purpose of Freemasonry is to promote a way of life that encourages high moral standards, personal integrity, and brotherly love among its members.

Through its teachings, members learn to practice charity, tolerance, and respect for each other regardless of differences in background, culture, or beliefs. In addition, Freemasonry allows members to come together in fellowship and develop camaraderie through shared experiences and activities.

To Sum Up

In conclusion, the Square and Compasses have been integral to the Masonic tradition since its founding. They represent the values of Freemasonry, such as morality, honesty, integrity, and brotherhood, and serve as a reminder to all Masons of the importance of these values in their daily lives.

Furthermore, the square and compasses symbolize the search for knowledge, wisdom, and self-improvement. This is why the square and compasses occupy such a prominent place in Masonic symbolism. As Freemasons, we must keep these symbols alive and continue to honor their meanings and the values they represent.

MasterChef Tom Aviv Makes US Debut With Branja, Retro Concept in Miami

Annabella Pardo

Award-winning chef and restaurateur Tom Aviv is bringing his bold style and out-of-the box recipes to the U.S. with the highly anticipated concept, Branja. Officially debuting on February 7, 2023, the restaurant, located in Miami’s Upper Buena Vista, offers elevated dishes reflective of Aviv’s Israeli background.

Photo via @branjamiami

Known internationally for his flavorful and imaginative dishes, Aviv’s Branja offers options for every palate. A cultural expedition, guests entering Branja step back in time to Tel Aviv in the ‘70s. With a distinct retro design and warm pastel colors, every detail is carefully curated. Branja’s interior and exterior design is a cross between Tel Aviv’s iconic indoor-outdoor train station structure and a cathedral structure, and ancient Synagogue seating, while a towering outdoor mural depicts retro art vignettes by Tel Aviv-based artist Paul Curran, representing the city’s neighborhoods and bustling markets.

Photo via @branjamiami

Born and raised in Tel Aviv, the chef became a household name after winning MasterChef Israel in 2016. Although Aviv had no formal culinary training, he quickly gained notoriety for his sensational persona and use of imaginative flavors. Over the past six years, he has launched multiple unique restaurant concepts in Israel and Morocco — all of which quickly became dining hotspots. Starting with the energetic Coco Bambino, located in Tel Aviv’s popular Carmel Market, which was an immediate success thanks to its Israeli dishes with an Italian twist. Following the accolades of his initial concept, Aviv debuted Fat Cow, which earned TimeOut’s “Best Hamburger in Tel Aviv” for three consecutive years. Most recently, thanks to the historic peace agreement between Israel and Morocco, Aviv became the first Israeli chef to open a restaurant in Casablanca with his concept Milk + Honey. Offering modern Halal fare, the casual eatery has become wildly popular. Now, Aviv is making his state-side debut with Branja—an  immersive, high-vibe culinary voyage.

Photo via @branjamiami

“Miami’s melting pot of cultures and cuisines is much like my own culinary inspirations, which combine the vibrant flavors of my upbringing in Israel with my travels across the globe. With Branja being my first restaurant in the United States, I am excited to introduce this unique taste and create a memorable dining experience,” shares Aviv. “The name Branja is Hebrew slang, originating from the word for tree branch, that translates to ‘a circle of friends.’ Branja’s small outdoor terrace and 12-seat Chef’s Table experience offer an exclusive setting to share plates and explore new flavors.”

Photo via @branjamiami

Located in the idyllic Upper Buena Vista retail sanctuary, Branja’s retro, 3,000-square foot space, is as captivating as its menu. The 12-seat Chef’s Table offers two intimate omakase-style seatings for guests each night, and the open-concept kitchen allows guests to watch Aviv and his team construct culinary art. Replete with copper accents throughout, the indoor portion of space also offers a flashback to retro Miami: The iconic bar from the Delano Hotel’s Florida Room, designed by Lenny Kravitz, is repurposed as the Chef’s Table.

Photo via @branjamiami

The idyllic, covered outdoor terrace, seat 150s, and blends the sights and smells of Tel Aviv with the bustling Buena Vista neighborhood. Curran’s 45-foot tall mural, greets guests with retro patterns and colorful vignettes inspired by Tel Aviv. Looking up, a kaleidoscope of yellows, blues and greens created by the restaurant’s colorful stained-glass ceiling sets the vibe for the unique dining experience, with fixtures like hand-crafted terrazzo-top tables and reclaimed synagogue benches, while guests dine with upcycled 1970’s original cutlery and pastel ceramic plates.

Photo via @branjamiami

Branja’s menu pulls inspiration from around the globe, while incorporating the signature spices and flavors of generational Israeli recipes. Dishes will change seasonally, as Branja sources ingredients locally. Intentionally light and designed for sharing, signature dishes include Fish & Bread, a flavorful ceviche style appetizer, and fresh takes on classics like Falafish, a Falafel and juice fish hybrid and Fishwarma, made with a spiced fish mix that includes fatty salmon and grouper to emulate classic shawarma. Other creative dishes include Krouv - “Cabbage” in Hebrew - which, through a four stage preparation, mimics a slow cooked short rib. Guests can also opt for the Mama Ligua,  a fresh corn polenta with caramelized leeks and truffles. Branja is a Kosher-style restaurant, and Kosher meat dishes include Tuktuk Kebab - a Branja favorite that uses Thai-inspired ingredients - tamarind glaze and a herbaceous seasoning - for a perfectly sweet and sour ground meat; Beef Tarpaccio, which elegantly melds classic beef tartare and carpaccio; and  Orthodox steak, a premium quality Glatt Kosher ribeye. To end on a sweet note, Branja showcases a selection of addictive desserts, including Layali Beirout, a modern take on a Lebanese classic, and Halva Crack Pie, which plays on familiar forms and nostalgic flavors distinctive of Israel.

Photo via @branjamiami

Guests can pair their meal with a libation from Branja’s selection of high end and premium signature cocktails, such as the colorful Purple Rain, made with za’atar infused tequila and butterfly pea, and rimmed with salt and dry za’atar as an ode to a classic Margarita; and the Paloma & Yaya, a raisin infused Arak paired ginger and grapefruit to give nostalgic hints of a casual Tel Avivian evening.

Branja is located at 5010 NE 2nd Avenue in Miami and is open for Dinner Tuesday through Saturday from 6 p.m. to 11 p.m. For more information, please call 786.765.5555 or visit branjamiami.com.

Bjarke Ingels in Conversation with Alex Witkoff At One High Line

This past Thursday, some of NYC's most well known real estate executives gathered together to see inside One High Line for the first time. Alex Witkoff, co-CEO of Witkoff the developer of the project, interviewed Bjarke Ingels, the project's architect, inside a beautiful home designed by India Mahdavi overlooking the Hudson River.

As the sun set, Alex and Bjarke discussed BIG's inspiration for the design of One High Line, the project's striking interiors and prime location in West Chelsea, a hotbed for world-famous architecture.

Noteworthy guests included Bjarke Ingels, Alex Witkoff, Steve Gold, and Deborah Kern. Executives from the Witkoff Group and Corcoran Sunshine came together for the special occasion, and guests enjoyed hors d'oeuvres, drinks and music.
