Spanning 6,207 square feet over three stories, the penthouse features 4 bedrooms, 4 full bathrooms, 3 half bathrooms and four private terraces totaling 1,875 square feet. A 36-foot living room features a fireplace and expansive views of the Hudson River.

Now, the Romanesque revival landmark is being restored and converted into 13 loft homes designed by Gachot, the award-winning design studio known for their work on the Glossier flagship in NYC and the Shinola Hotel in Detroit. Gachot was also responsible for all of the interiors/public spaces at 67 Vestry and they bring a luxurious and upscale aesthetic to the project. Amenities at the building include a lap pool, fitness center, game room, full locker rooms, and a doorman staffed lobby off of historic cobblestone Vestry Street.

The NYC apartment, located within the Zaha Hadid-designed building in NYC’s West Chelsea neighborhood at 520 West 28th Street, was once home to Ariana Grande (and her ex Pete Davidson) has sold to a new buyer and was last listed at $16M. The agent who brought in this buyer is Phillip Salem, one of the most unique and statement making star brokers with brokerage Compass.
The total sale price of this apartment Ariana Grande was residing in was just about $13.5M. The unit will close at $12.069M and the buyers also purchased 2 parking spots for $700,000 each. The buyers prefer to remain anonymous.
The building is one of the last designed by the legendary Iraqi-British architect Zaha Hadid. In addition to Ariana, the property has attracted other celeb residents including Sting and his wife Trudie Styler who were renting at one point (not sure if they still are). Also Wesley Edens, chairman of private equity firm Fortress Investment Group/co-owner of the Milwaukee Bucks purchased a $20M penthouse there in 2020.

These upgrades can be done at any time, although everything is easier to reach in an empty room. Consider adding extra electrical outlets or renovating existing ones if you're moving into an older home, especially one built before the mid-1990s. Many older homes lack the electrical capacity to accommodate a large number of electronics. An electrical repair in Orlando, FL takes care of outlet repair and replacement. Additional outlets in your rooms can help you arrange furnishings, such as computers, speakers, and gaming systems, as well as provide space for everyone to charge their phones. Consider adding programmable thermostats and light fixtures to your electrical renovations. So you've discovered the perfect home or apartment, and it's understandable that you'd like to move in as soon as possible. However, before calling the moving company, let your imagination run wild and consider making the following home improvements.
Your home may feature textured walls and ceilings if it was built before the 1990s. Although the popcorn style was once very fashionable, it has since become obsolete. These walls and ceilings may contain asbestos, in addition to being an eyesore. Removing the texturing is a simple yet messy procedure. So, save yourself the trouble and take care of this before you move in. Popcorn ceilings are fairly easy to take down. Spraying water over the texture to soften it makes scraping it off with a putty knife much easier. Even though it is a technological operation, it is best done when no humans or furniture are present.
Any large leak might cause significant harm to your house over time. To minimize mold, mildew, and rotting wood, you should repair any gaps in your roof as soon as possible or consider installing a new one. About 75% of all houses in North America are outfitted with roof shingles. In order to prevent damage to the existing building structure, the roof structure or roof insulation must be rebuilt immediately. This can be especially important if the damage has occurred due to a storm or natural disaster. Heavy damages due to storms can pose a significant threat to the residents of the home, which is why it is crucial to look for a storm damage roof repair company if this is the case for you.
Even while you can do it after you move in, it is far quicker to refinish floors, pull up and replace existing flooring, or install carpet before the furniture is put in. While your property is still empty, you can have the flooring contractors repair any additional damaged subflooring areas or replace the baseboard trim.
It's important to think about the impact landscaping can have when moving into your new home. While most basic landscaping work may be done after you've moved in, home renovations like tree removal and tree planting are better to start and accomplish before you've moved in completely. Since 90% of Americans desire to live in homes surrounded by grass lawns, you may like to consider installing a lawn, or just make sure the one already there is well taken care of.
Selecting the perfect grass is the most important part, and drought-resistant TifTuf Bermuda grass stands out as an ideal option for every homeowner. It flourishes in hot, dry summers and is extremely cold-hardy, ensuring your lawn stays lush and green with minimal upkeep.
Never put off taking the essential precautions to protect your children from household risks until after you've moved in. Before the little ones arrive through the door, make whatever childproofing improvements you need to make, such as covering outlets, locking cabinets, or putting corner and edge bumpers. If the previous owners installed childproofing, make careful to double-check each safety fixture to ensure it is in good working order.
Consider the hassle of removing all of the furniture from a room before painting it. Thankfully, you can prevent a potential problem, since it's easier to paint an empty room than it is to paint a full space, whether you're doing it yourself or hiring a professional. There will be no need to safeguard or be concerned about damage to your furniture, drapery, clothing, mirrors, or other prized possessions. If you're having trouble deciding on a color scheme for your new house, start with a neutral and clean white, pastel, or beige and build from there as you gain a sense of the space.
You can't put your family's safety at risk just because the prior homeowner appeared trustworthy or polite. Furthermore, you have no idea how many other people have a copy of this key. Before you move in, have a locksmith replace all of the locks to eliminate any security issues. The only way to restrict who has access to your home is to do so. Remember to secure the back door and garage door, as well as any sheds or other structures on your property, when installing the locks.
These upgrades can be done at any time, although everything is easier to reach in an empty room. Consider adding extra electrical outlets or renovating existing ones if you're moving into an older home, especially one built before the mid-1990s. Many older homes lack the electrical capacity to accommodate a large number of electronics. Additional outlets in your rooms can help you arrange furnishings, such as computers, speakers, and gaming systems, as well as provide space for everyone to charge their phones. Consider adding programmable thermostats and light fixtures to your electrical renovations.
One of the most inconvenient aspects of a renovation is the lack of a bathroom. It isn't a big deal if you have a second bathroom that has already been updated. However, if there is just one bathroom in the house or both bathrooms are in need of a makeover, it is preferable to do these tasks before everyone moves in. Bathrooms, like kitchens, are a popular remodeling project for homes. To extend your bathroom, you may choose to replace a bathtub with a walk-in shower, incorporate some current bathroom design trends, or even borrow space from another room or closet. If you want to make changes to the bathrooms in your new house, you should get them done before you move in. This way, you can start using your lovely new bathroom right away.
Your closets would most likely be the first thing to become messy in your new home. Closets tend to become cluttered before the move is complete. It's more difficult to see how to maximize storage after it's completely full. Install extra shelving and other closet fixtures before these spaces are filled to make the room more functional and appealing.
Moving is difficult, especially if there is work to be done before you can settle in completely. Each year, falling trees inflict over $1 billion in property damage, according to the National Storm Damage Center. Prioritizing these home improvements, like landscaping, can help you settle safely without unnecessary costs in the future after moving into your new home.
Framed by the Midtown Manhattan skyline, the outdoor pool at Manhattan Park has transformed into a whimsical Technicolor oasis. For the 7th consecutive year, Manhattan Park has joined forces with Corcoran New Development and designers K&Co and Pliskin Architecture to create the whimsical ‘Pop-Up Pool Party’ art installation at this 8.5-acre, 880-residence luxury waterfront rental community.
Located at 36 River Road on Roosevelt Island, Manhattan Park is distinguished by its oversized floorplans, many with terraces boasting panoramic views. Through their ongoing commission of this project, Manhattan Park has been supporting and promoting local artists for the better part of a decade, while enhancing the appearance of the pool for all users to enjoy.
“The Pop-Up Pool Party has become a beloved Manhattan Park tradition,” explained Danielle Higgins, leasing director at Manhattan Park. “The big reveal of each year’s design is highly-anticipated, and without fail brings a sense of fun and wonder. It’s an initiative for which the complex has become known, and is simply a memorable experience for residents and guests.”
Brooklyn-based artist Melissa Dadourian was tapped to create this year’s mural. Dadourian is noted for her work in textile media, painting, and sculpture. Over four-and-a-half days and using 36 gallons of paint, Dadourian created a vibrant geometric pattern to transform the pool deck at the complex into a wonderland of color.
“We first conceptualized this seasonal experience in 2015, when our office was less than a year old. It has grown with us for seven summers now, each year getting a new perspective thanks to an amazing fine artist,” said Krista Ninivaggi, Founder of K&Co.. “Melissa works in sculpture and spatial installations, so when we asked her to design a two-dimensional mural - albeit a very large one - her experience dovetailed well with our goal of celebrating the space and setting.”
In addition to her work at Manhattan Park, Dadourian has recently presented work at the Albany Airport, the University of Buffalo, as well as Transmitter Gallery and the Textile Arts Center in Brooklyn. Residencies include Vermont Studio Center, MASS MoCA, the American Academy in Rome, and the Citè Internationale des Artes in Paris. She received a BFA from Pratt Institute and an MFA in Combined Media and Painting from Hunter College.
“For the Manhattan Park pool mural I focused on creating areas of play - and game spaces with overlapping shapes,” she explains. I began by moving around forms I use in my work, while experimenting with color combinations within a specific palette. This type of collage process is reminiscent of a fitting together a puzzle. Every piece has a purpose.”
Revealed on Memorial Day weekend, the Pop-Up Pool Party will last throughout the summer 2021 season. The freshly painted deck also features loungers, hammocks, beach-style lifeguard chairs, and other outdoor furniture - all with an iconic, pop-art feel.
While the space is designed primarily for the use of Manhattan Park residents, a limited number of seasonal memberships and day passes are available. For more information on how to spend the day – or the summer – at New York City’s most memorable pool experience, click here.

With over 15 years of development experience, Hudson Yards’ former Senior Sales Director tapped for coveted new role.
Read MoreIt’s no secret that having access to outdoor space is a luxury for many New Yorkers. After all, if you look at most of the city’s residential buildings, the most spacious private spaces are typically reserved for sprawling penthouses or other high-floor homes, leaving the remaining inventory with smaller balconies at best.
But that’s starting to change. As homebuyers continue to prioritize outdoor space, especially in the wake of the pandemic, developers are responding by creating more units with bigger and better outdoor spaces—regardless of the size of the apartment or its location within the building. In fact, some of these terraces are larger than the average Manhattan studio apartment, which clock in around 450 to 500 square feet!
The developers of 212 West 93rd Street—a 14-story condominium building with just 20 residences on the Upper West Side—realized the need for more homes with more outdoor space long ago. In fact, 70% of the residences in the ODA-designed building offer outdoor space. Residence 11 (images here and here) has four bedrooms, 3.5 baths and a 489-square-foot terrace with multiple exposures, which is accessible from both the living room and the kitchen—the home’s prime entertaining areas. It’s on the market for $6.59 million (listing here).
Waterline Square's residence 24F offers a private terrace spanning more than 2,300 square feet, providing plenty of room to relax, dine and entertain outside. The sweeping terrace accommodates multiple seating areas, including a full dining area and lounge chairs, and showcases endless views of the city skyline. It's available for $6.6 million.
FÖRENA, the new Scandinavia-inspired condominium development designed by Morris Adjmi Architects and located at the intersection of 14th Street and Sixth Avenue, offers residence 8B which boasts 513 square feet of exterior space. The L-shaped terrace wraps around the corner of the unit, creating separate areas for lounging, dining and sunbathing, and is accessible from the home's main living and dining areas via two separate entrances. It's priced at $5.75 million.

200 East 59th Street embodies the quintessential Miami condo tower with its 35 floors of wraparound terraces and white exterior columns that are uplit at night, but the only catch is, this stunning building is located in the middle of Manhattan. All 67 homes are corner units that take advantage of continuous terraces, including residence 19E, a two-bedroom, 2.5-bath residence with a 571-square-foot wrap-around terrace with North and West facing views. It's on the market for $4.729 million.

At Dumbo’s Front & York, residence 8X features an 845-square-foot rooftop terrace with a grill, which lends itself to extraordinary outdoor entertaining. The space can accommodate a large dining table and a row of daybeds for catching some rays, along with a separate lounge area. There’s also an additional 216 square feet of outdoor space off the home's main living area. It's priced at $3.65 million.

Are you worried that tenants could damage and destroy your new investment property? Tenant proofing ensures that you protect your property from damage.
Not all tenants are bad. However, over time, damage can naturally occur. It is not always intentional or the tenants’ fault. If your tenant has children, household items can get damaged while they play in the house. Or maybe you own student housing rentals, which are known to have high maintenance costs from college students.
Either way, you can use these actionable tips to tenant-proof your next investment property and save yourself money down the road. If you decide to sell your house in the future, these upgrades will even increase its value. Invest in your asset today, to give it a brighter future tomorrow.
The best way to protect your walls from dirt build-up is to use glossy paint or finish. It is a better alternative to water paints because it allows wiping without coming off which is the opposite of the former. It will initially cost you more compared to other painting alternatives, but in the end, it saves you money because you will not have to repaint every time a new tenant wants to move in.
Aside from painting, you can install door stoppers behind every door to prevent damage to specific points on your property walls resulting from the doors swinging open.
Lastly, let’s focus on the wall itself. If you are renovating this house before renting it out, consider putting it thinker drywall throughout the property. This will help prevent large dings and holes from occurring as easily. For student housing rentals, this is extremely helpful when tenant-proofing a home.
When installing flooring, have in mind that spills from all kinds of liquids are unpreventable. Carpets typically don’t age well after multiple rounds of tenants. Aside from spills, scratches are hard to avoid as well.
To prevent scratches and dings throughout your property, include in the rental agreement that all tenants should have felt pads on all furniture. If you include furniture as part of the rental deal with your tenants, this will help protect your items. You can note in the lease that tenants are responsible for any scratches and that repair costs will come from their deposit. You can direct them to shops that sell felt pads.
Replacing windows can go a long way with tenants. Windows are used often, and can easily get damaged over time through active use. It will save you tons of time and money by not needing to repair windows often. Similarly, installing reliable blinds can help avoid damages made by tenants. Cheap blinds can get messy fast. Don’t skimp out when investing in these household items.
As much as wear and tear is inevitable with time, you can prolong the wellness of your property by implementing the above measures. Make it a habit to check your property every six months to ensure tenants are abiding by the lease agreement. Accountability and trust are two of the most difficult things to instill within a landlord-tenant relationship. By providing a quality place to live, you start things off on the right foot.
