Tips for Selling a Home on a Busy Street

In a world where home buyers prioritize location more than almost anything, selling a house located on a busy street can be a challenge. From excess noise to safety risks for young children, there are many reasons why home buyers tend to avoid purchasing homes next to busy roads. However, there are also many ways that you can make your home more appealing to home buyers despite its unideal location. Here are some effective tips for selling a home on a busy street.

Soundproof Your Home as Much as Possible

One of the main reasons why people choose not to purchase homes next to busy roads is the noise. Frequently used roads are typically accompanied by loud traffic sounds such as honking, revving engines, and squealing brakes. Such noises can make it hard to sleep, focus, and even have conversations. 

To reduce the negative impact that loud traffic noises would have on a homeowner’s life, consider making an effort to soundproof the house. Examples of effective ways to soundproof a house include installing acoustic panels, sealing any cracks, installing thicker doors and windows, adding a layer of drywall, or installing mineral wool or spray foam insulation. By reducing the amount of noise that enters the home, you can make the house vastly more appealing to home buyers.

Use Landscaping to Your Advantage

In addition to being noisy, homes on busy roads also have the disadvantage of offering far less privacy. Many homeowners don’t like the idea of their actions being put on display for the hundreds of people who drive by every day.

To create a more private and secluded environment despite the home’s location, consider using landscaping to your advantage. Planting shrubs or trees around the home’s property line can help create a natural privacy wall so that homeowners can spend time outside without feeling like they are being watched. Plus, the natural barrier between the road and the property will help prevent little kids from wandering out into the road, which will put their parents’ minds at ease.

Set a Realistic Price

Another tip for selling a home on a busy street is to set a realistic price. A home’s location generally has a large impact on its value. As such, just because a house looks similar to another house in a more favorable location doesn’t mean they should have a similar selling price.

Because homes located next to busy roads are generally less appealing to home buyers than houses nestled in quiet neighborhoods, they should generally be priced lower to account for market value. Setting a realistic price that reflects the inconveniences that potential homeowners must accommodate when purchasing a house on a busy road will help increase your home’s chances of selling.
