Carroll Gardens' boutique condo market just got another quiet flex. The Brennan Team at Engel & Völkers Brownstone Brooklyn has officially completed the sellout of 16 2nd Place, a four-unit luxury condominium redevelopment that closed out at an impressive $12.6 million. The final residence officially traded on April 28, capping a project that averaged $1,830 per square foot — roughly 15% above initial underwriting — with individual three-bedroom homes closing for $3.25 million and $3.3 million, among the highest prices ever achieved for comparable product in the Carroll Gardens submarket.
Originally acquired for $4.5 million in 2018 — a sharp 20% below the $5.5 million asking price — the property was reimagined as four bespoke residences, each with private outdoor space, through both vertical and horizontal expansions that added approximately 1,000 square feet of sellable space. Architecture came courtesy of The Brooklyn Studio, with interiors by Carolyn Bever of Foundry House, and the finished product reads as a thoughtful blend of historic character and modern craftsmanship: oversized windows, American white oak flooring, custom millwork, and curated lighting throughout. The performance also lands at a strong moment for the Brooklyn market, where limited inventory, double-digit price-per-square-foot gains, and shrinking days on market continue to reward well-priced, high-quality product.

Perhaps the most charming wrinkle is that the project was led by a first-time brother-sister developer team, with The Brennan Team advising on acquisition, development strategy, and sales — a soup-to-nuts engagement that clearly paid off.
