Miami's 2027 Class: Three Luxury Towers Actually Close to Delivery
Miami is very good at selling the future. Buyers at the top of this market are not hesitating, either: Miami-Dade logged 194 sales above $10 million through August, already 14 percent more than all of 2025, on pace for a record year. The catch is how little of that trophy inventory you can actually move into. Most headline projects are still renderings and patience, which is why the small class of luxury buildings delivering in 2027 matters more than the next shiny announcement. These are the addresses where the cranes come down, the comps get real, and a decade of Miami ambition finally has to work as homes.

The flagship is The Perigon at 5333 Collins Avenue, set to be the first new oceanfront condominium of this cycle to deliver in Mid-Beach. Just 72 residences, plus eight guest suites reserved for residents, designed by OMA with interiors by Tara Bernerd, and with its food and drink run by Michelin-starred chef Shaun Hergatt, including a private restaurant, Nota, and a residents-only speakeasy called FiftyThree.

Then there is the opposite theory of luxury: The Residences at Shell Bay, a 108-residence tower inside a 150-acre private club community in South Florida, developed by Witkoff and PPG Development with service by Auberge Collection. There the amenities are the address: a Greg Norman championship golf course, a 48-slip marina, a racquet club and a spa, a combination already pulling in athletes and the global elite.

The boutique counterpoint is Tula Residences in North Bay Village, a 21-story waterfront tower of just 54 residences, including six penthouses, and set to be the first newly completed condominium in its neighborhood in more than a decade when it opens in 2027. Big terraces, bay views and 18,000 square feet of wellness space, minutes from the Design District and Surfside, but deliberately quiet about it. Three projects, three different bets on what Miami luxury becomes after the rendering era: the beach flagship, the private club and the island hideaway. Watch this class closely. What delivers, and how it trades once real people live in it, will tell you more about Miami's next cycle than any launch party.
